Why this project is worth a look

A place already in use

The estate can be judged by its actual access, occupied homes and shared spaces rather than promises about future construction. Completed status is still not a substitute for inspecting the precise home being purchased.

Privacy beyond the gate

Mirah describes 44 separate villas, each with a private pool. That suits buyers who want a house rather than an apartment, provided they also budget for the upkeep that private amenities require.

Facilities with a catch

A clubhouse, fitness facilities and children’s spaces can make extended stays easier. Their value depends on continuing access rights, operating standards and the fees attached to them.

Cemagi’s quieter coastline

The village setting is a different proposition from central Canggu’s density and restaurant scene. Daily transport requirements are part of the trade-off, not an inconvenience that a sales brochure can remove.

Individual rental evidence

Listings for two- and three-bedroom villas show the estate has been used for real stays. They are evidence of an active housing product, not independently verified occupancy statistics or net investment returns.

About the project

Ombak Luxury Residence is a completed estate of 44 individual villas in Cemagi, on Bali’s quieter south-western coast. The word “Residence” is misleading if it brings apartments to mind: these are houses with their own living spaces and private swimming pools, alongside shared estate facilities. Mirah Investment & Development lists the project in its operating portfolio and describes the original sales as sold out. For a buyer considering it in 2026, the relevant transaction is therefore more likely to be an existing owner’s resale than a newly released unit from the developer.

The developer publishes a street-level address on Jalan Pratu Rai Madra in Desa Cemagi, Mengwi, Badung Regency. Cemagi belongs to the coastal stretch beyond the busier Pererenan and Canggu neighbourhoods. Rice fields, village lanes and the shoreline shape the setting; a concentration of shops and restaurants immediately outside the gate does not. Someone seeking a calmer base might appreciate that difference, while a household making daily school runs or evening trips to Canggu should test the actual journey rather than rely on a quoted number of minutes.

An important identity point comes before any discussion of layouts. Ombak Luxury Residence is not Ombak Dua. Both appear under the Mirah brand and in the same Cemagi address corridor, but the company markets the former as a 44-villa estate and the latter as a distinct 10-villa development. The second is described as the next phase of the wider story. This does not justify merging their floor plans, inventories, legal paperwork or facilities. At least one holiday-rental page uses “Ombak Luxury Residence” in its headline while identifying an Ombak Dua villa in its address; marketing search results can therefore mislead even when the place names look familiar.

The original presentation focuses on contemporary interiors, generous openings to the outside, Balinese design details and private pools. It also describes views over rice fields from some of the homes. These are helpful clues about the project’s intention, not a technical specification that can be assigned to every villa. A house on an interior plot may have different privacy, noise exposure and outlook from a home near an outer boundary. Subsequent renovations, equipment replacement and changes to neighbouring land matter far more in a finished estate than a decade-old design render would suggest.

Shared features are a meaningful part of this particular property. Mirah advertises a controlled entrance, round-the-clock security, a clubhouse, restaurant, fitness facilities, coworking areas and spaces for children. Individual accommodation listings also describe access to a communal swimming pool, a games room and other recreation areas. That makes the estate more than a row of detached houses, but use rights still need to be understood. The estate’s rules determine whether tenants and visitors may use the facilities, who pays for maintenance and whether the original operating arrangements remain in force.

There is independent evidence of real occupation rather than just a completed-looking website. A three-bedroom house identified as villa B3 is marketed through Marriott Homes & Villas, with a private pool, a kitchen and access to communal recreation. A separately advertised two-bedroom property in the estate has also appeared on the long-stay rental market and is now marked rented. The listing for B3 also carried a caution about nearby construction noise, a property-specific warning whose present relevance needs on-site confirmation. Neither listing provides estate-wide occupancy, verified owner income or an audit of local short-stay operating permissions. The presence of a global accommodation brand in a listing does not mean that brand built the property or guarantees the owner’s commercial performance.

Open listings show more than one way to use the space. One specific villa has two bedrooms and three bathrooms. Villa B3 is described as a three-bedroom, four-bathroom home. An older, now inactive 2022 sale-and-rental advertisement describes a three-bedroom house on a 430-square-metre plot, with around 375 square metres of building area. Those measurements belong to that advertised property only. They cannot be turned into a standard floor plan for a 44-home development. A current developer schedule showing every plot, house size and original room configuration was not available in the sources reviewed.

Asking prices need even more discipline. Mirah no longer posts an entry price because the original project is sold out. A Rumah123 advertisement updated on 13 June 2026 was associated with the estate and asked IDR 25 billion for a six-bedroom villa. The agent described a 775-square-metre plot, a large three-storey building and an SHM land certificate. The precise villa identifier and its inclusion among the original 44 homes have not been established from title or site-plan documents. It is useful as a lead for further investigation, not proof of a live resale or a defensible project-wide starting price.

Rental advertisements are likewise evidence of an asking proposition, not a yield calculation. One two-bedroom long-stay advert quoted IDR 250 million per year, while a separate three-bedroom home was advertised at IDR 370 million per year; both listings were subsequently marked rented. Actual income depends on when rent begins, how long a tenant stays and which expenses fall on the owner. Pool servicing, utilities, estate charges, replacement furnishings and repairs can be material. Short-term letting introduces housekeeping, distribution fees, guest turnover and licensing considerations. None of those costs can be reliably assumed away by an attractive gross rent figure.

Foreign-buyer ownership cannot be answered by the property name or an agent’s use of the word “freehold.” Indonesian law distinguishes Hak Milik, the underlying land ownership right, from Hak Pakai and other rights that may be available under specific conditions. SHM on an agent’s listing does not mean a foreign individual can register that title in their own name. The appropriate structure depends on the exact parcel, buyer eligibility and current regulations. No villa-specific title, seller identity documents or complete registered chain of ownership were independently inspected for this dossier, so no ownership form is presented as established for the whole estate.

There is also a historical matter that deserves proportionate attention. The public Denpasar court decision numbered 841/Pid.B/2021/PN Dps refers expressly to the Ombak Luxury Residence development, an agreement concerning the project’s land, and disputed statements about the areas of underlying certificates. Reporting in March 2022 describes a subsequent Supreme Court cassation decision in that criminal case. The proceedings do not, by themselves, establish that all 44 villas have defective titles, that an individual buyer will inherit a claim or that an unresolved charge is registered against any particular property. They do make a parcel-by-parcel land-register and boundary review especially relevant.

The corporate identities deserve similar precision. Ombak Luxury Residence is in Mirah Investment & Development’s own portfolio; the group website also bears the name PT Mirah Global Investment. Historical court materials refer to PT Mirah Bali Konstruksi in the development and sales context. Public-facing branding is not enough to prove the corporate relationships, present titleholding entity or contracting party for a resale. A purchaser’s funds should follow a clearly evidenced transaction path between the named legal owner, authorised signatories, purchase agreement and receiving bank account, not simply a familiar company logo.

Operational status is not a replacement for building documentation. The public project pages did not provide a villa-specific construction-permit file, an inspected fitness-for-use document or a technical survey. Older Indonesian buildings may reference an IMB, whereas the current framework refers to PBG approvals and SLF certificates; the correct questions depend on the building’s chronology and permits. Rights over shared roads, access, club premises and pooled facilities also deserve documentary confirmation. A house can look attractive on a viewing while leaving those underlying arrangements unresolved.

For the right household, Ombak Luxury Residence offers a distinctly established product: separate houses, private pools, gated security and amenities that make family stays more convenient. It should not be evaluated as a standard new-build launch, however. The building is there, but the available ownership interest, present-day management costs, legal status and condition differ from one villa to another. The most productive next step is to identify a real seller and a specific plot, then make the transaction about that home rather than about the development’s historic promotional story.

  • The developer’s published address is Jalan Pratu Rai Madra, Desa Cemagi, Mengwi, Badung Regency, Bali.
  • Cemagi is a coastal village beyond Seseh and Pererenan, west of the central Canggu area; administratively it belongs to Mengwi in Badung.
  • Cemagi and Mengening beaches shape the local setting, although the walk from a given villa depends on the actual gate and route.
  • The surroundings combine housing, rice fields and the coast. An ocean or rice-field outlook should never be assumed for every villa.
  • Mirah promotes an approximately 15-minute drive to Canggu. That is a marketing reference, not a fixed travel time.

Best for: Families who want a detached home with its own pool but appreciate gated security, a clubhouse and shared facilities for children.; Buyers who would rather inspect a finished house, working roads and established surroundings than take construction-stage delivery risk.; People who enjoy a slower coastal village setting and are willing to drive to Pererenan or Canggu for much of their daily routine.; Resale purchasers prepared to compare actual houses, certificates, upkeep costs and owner histories instead of relying on a development-wide price sheet.; Owners considering a mix of personal use and rental, once the specific home’s permitted activity and the estate’s management rules have been established.; may not suit: Anyone looking for a newly released developer villa with a published new-build payment schedule: Mirah marks the original inventory sold out.; A buyer who needs Canggu’s shops, restaurants and schools within an easy walk or expects predictable commuting without transport.; Investors seeking a uniform guaranteed return or a single verified management contract covering all 44 privately held villas.; Foreign purchasers assuming an agent’s SHM or “freehold” label automatically gives them personal title to Indonesian land..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The selected villa’s land certificate, buyer-eligible ownership structure, chain of title and seller authority have not been inspected. An SHM label in a listing does not establish a foreign individual’s right to hold that title.
  • Mirah says its initial stock is sold out. A listing associated with the estate sought IDR 25 billion on 13 June 2026, but the unit identifier, current availability and inclusion among the original 44 homes are not document-verified.
  • A public 2021 court ruling addresses underlying land documents for the development. Its present relevance to an individual parcel, and that house’s building approval and fitness-for-use documentation, were not established.
