Inspect the house

Palm Oasis has been a resale community for more than a decade, so individual homes no longer follow one uniform specification. Current stock includes enlarged and heavily reworked villas far beyond the original bedroom mix. A sensible purchase decision starts with the selected house: structure, roof terraces, pool equipment, plumbing, air-conditioning, renovation quality and whether physical alterations match the available documents.

Jomtien without beachfront density

The estate is close to the Jomtien and Dong Tarn beach area but sits inland rather than on the first line. That usually means a short drive instead of a beach-at-the-door lifestyle. The trade-off is more private villa living away from the busiest coastal strip. Buyers who need walkable beachfront convenience should be cautious; buyers who are comfortable using a car or motorbike may find the balance more attractive.

Private space matters most

The original homes were marketed around private pools, gardens and on-plot parking, while the communal layer is relatively modest. That makes the villa itself the main asset rather than the shared amenities. For families and long-stay owners, this can be a good fit, but it also means maintenance exposure sits largely with the owner. Pool systems, outdoor finishes and mechanical equipment should be budgeted and inspected as part of the purchase.

A mature gated setting

Multiple project databases describe a small gated estate with security, CCTV, clubhouse and gym facilities. Unlike an off-plan purchase, buyers can assess the neighbourhood as it exists today. The caution is that a 2012 community may have changed its operating arrangements over time. Current common charges, security staffing, road maintenance and any estate rules should be obtained directly before transfer.

Title beats headline price

The lowest live asking price found was THB 16 million, but that listing also says the property is held in a Thai name. For a foreign buyer, this is a reminder that the legal structure can be more important than the discount. Land title, building ownership, encumbrances and any registered lease need to be established before a reservation deposit is treated as routine.

About the project

Palm Oasis works best when viewed as an established resale villa community rather than a developer-led new launch. The shared baseline is fairly clear: the estate was completed in November 2012, the most consistent project records describe roughly 40 homes over two storeys, and the original published mix covered two-, four- and five-bedroom villas. What matters in 2026 is that individual houses have had more than a decade to diverge. Some have been renovated, enlarged or reconfigured, and current listings include homes with eight or ten bedrooms and occasional three-storey descriptions. A buyer should therefore treat the project profile as context, not as a specification sheet that automatically applies to every house behind the gate.

The location is one of the easier parts to understand. Palm Oasis sits inland from Jomtien in Nong Prue, with access commonly described from Thep Prasit Road and Jomtien Second Road. Project databases place Dong Tarn Beach at roughly 1.1 km and the Jomtien beach area around 1.4–1.5 km away. That is close enough for quick beach access but not a true beachfront or walk-out-of-the-gate setting. For daily life, most residents will naturally rely on a car, motorbike or taxi. In return, the estate sits away from the densest strip of hotels and beach traffic, which is likely to appeal more to long-stay residents than to buyers whose priority is a first-line holiday address.

The product itself is straightforward: detached homes built around private outdoor space. Original project descriptions consistently mention private swimming pools, gardens and on-plot parking, with rooftop or private jacuzzis in some villa types. Shared facilities are more limited and practical—clubhouse, gym, reception or lobby space, parking, CCTV and 24-hour security appear repeatedly across project databases. That balance is useful for understanding where the value sits. Palm Oasis is not a resort tower where ownership is largely about common amenities; the condition and usability of the individual villa matter much more. Pool systems, waterproofing, roof terraces, air-conditioning, plumbing and past renovation work deserve a property-level inspection.

Pricing is equally property-specific. DDproperty had an active four-bedroom resale at THB 16 million when checked on 15 September 2026, advertised with 250 sqm of usable area and about 401 sqm of land. The same listing states “Thai Name,” a detail that is more important for a foreign buyer than the generic freehold label displayed elsewhere on the portal. Other live inventories are materially higher, especially for larger or heavily modified homes. The correct comparison is therefore not a simple project-wide price per square metre. Plot size, legal structure, renovation quality, additional rooms, furniture, pool condition and the seller’s motivation can all move the asking price by millions of baht.

Ownership needs to be separated into land and building. Thailand’s government guidance makes clear that foreign ownership of land is restricted, with only limited statutory exceptions. A registered lease is one of the common lawful routes, with 30 years as the standard maximum registered term under the ordinary rules. For a resale villa in Palm Oasis, that means the legal work starts with the selected title, not with the estate brochure. A buyer needs to establish who owns the land, what title document applies, whether the building is properly documented, what encumbrances exist, and exactly what rights will transfer. A listing marked freehold can still refer to a Thai-owned land title and does not automatically give a foreign purchaser personal freehold ownership of the land.

Premier Homes Real Estate Co., Ltd. is named as the developer by FazWaz, Dot Property, Thailand-Property and Hipflat, while Premier International’s own website confirms the company as part of the group operating on Thailand’s Eastern Seaboard. The evidence is good enough to retain the developer attribution, but it is not perfect: DDproperty currently shows the developer field as unavailable, and no original Palm Oasis launch page or developer brochure was found during this research. For a completed 2012 estate, that gap is less important than it would be for an off-plan purchase. The practical due-diligence priority is the chain of title, alterations and physical condition of the villa being bought.

Ownership format

Land and building ownership need to be checked separately. As a general rule, a foreign buyer cannot register Thai land directly in their own name; a registered lease of up to 30 years or another lawful structure may be used depending on the specific property and documents. A portal label such as “freehold” does not by itself prove that the land can be transferred into a foreign buyer’s personal name.

The smallest format in the published original mix. These homes appear less frequently in current resale stock than the larger villas, so availability and the present-day layout need to be checked property by property.

One of the estate’s core family layouts. On 15 September 2026 an active resale offered four bedrooms, 250 sqm of usable area and roughly 401 sqm of land at THB 16 million; that figure belongs to one property, not to the whole community.

These are not treated as a new official Palm Oasis product line; the selected villa needs its title, plans, actual floor area and renovation history checked separately.
