Why this project is worth a look

Unusually large homes

The original developer range starts at 117 sqm and extends to 259.09 sqm. In Pattaya, that matters more than a simple bedroom label because Gardenia offers genuinely large internal footprints rather than compact resort units carrying the same nominal room count. The space can suit full-time living, families, home offices and buyers who want proper storage and dining areas. The trade-off is equally clear: larger homes generally cost more to furnish, cool, maintain and refurbish, so Gardenia should not be benchmarked against a typical small condo on purchase price alone.

A true resale purchase

The primary development cycle is finished: developer sales are closed and the remaining ownership transfers were completed by the end of 2024. That removes construction-delivery risk but replaces it with the due diligence of a normal resale: seller title, alterations, condition, furniture, outstanding common charges and the exact ownership route all matter. The advantage is that the buyer can inspect the real building and the actual unit; the disadvantage is that terms are no longer standardized by a developer and can vary substantially between sellers.

Small-building scale

Gardenia is a single seven-storey building with a limited resident count even under the higher third-party figure of 54 units. That creates a different day-to-day environment from a project containing several hundred or several thousand apartments: fewer households share the pool, garden, lift and parking. A small project does not automatically mean low running costs or strong management, however. A resale buyer should review the juristic person’s current common-fee schedule, reserve position and any planned major works, because those documents say more about how the building is ageing than the original launch brochure.

Jomtien, not beachfront

Jakpaisan states that Jomtien Beach is about 800 metres from the project. That is close enough to keep the beach part of everyday life, but Gardenia is not a first-line seafront building. Its position makes more sense for buyers who want access to Jomtien while remaining connected to Thep Prasit Road. The developer’s stated parking provision of roughly 90% of units strengthens the case for residents who drive. Buyers whose priority is stepping directly from the lobby onto the sand, or living high in a sea-view tower, will find a different product elsewhere.

Foreign freehold exists

Current resale stock includes Gardenia units advertised for foreign-name ownership. That is useful for an international buyer, but it should never be generalized to every apartment in the building. Thai law limits foreign condominium ownership by the building-wide 49% area quota, so the decisive evidence is confirmation for the specific unit at the time of transfer. The ownership route also affects the future resale audience, which is why quota status is worth establishing early in negotiations rather than after price and deposit terms have already been agreed.

About the project

Gardenia Pattaya is a completed low-rise condominium in Nong Prue, on the Jomtien/South Pattaya side of the city. It is no longer a developer-launch story: primary sales are finished and transfer of the remaining developer inventory was completed by the fourth quarter of 2024. That makes the 2026 buying process fundamentally a resale exercise. A buyer is not underwriting construction promises or a future handover; the focus shifts to the individual title, the actual condition of the unit, furnishings and alterations, outstanding juristic-person charges, and whether the unit can be transferred under the required ownership quota.

The project stands out because of its unusually large residential layouts. Jakpaisan’s own Gardenia page lists four principal types ranging from 117 sqm to 259.09 sqm, covering one-, two-, three- and four-bedroom homes. Even the smallest original plan is far larger than the compact studios and 30–50 sqm one-bedroom units common in much of Pattaya’s investment-led condo market. Gardenia therefore makes more sense to buyers who value internal space than to those whose first priority is the lowest possible entry price. Resale advertisements also show that some units are described differently from the original developer typology, so the advertised bedroom count should be checked against the actual floor plan and registered unit before purchase.

Gardenia is clearly a small condominium, although the exact public unit count conflicts: both 52 and 54 appear in available records. That does not change the physical proposition — one seven-storey building with a limited owner population — but the registered count should be checked in the condominium documents when legal precision matters. The point is broader than the number itself. The same registration and juristic-person records help a resale buyer understand the common-property structure and the information that will be relied on during transfer.

The project is on Soi Thep Prasit 17, off Thep Prasit Road in Nong Prue, Bang Lamung, Chon Buri. The location can be tied to the building itself rather than merely to a neighbourhood centroid. Jomtien Beach is stated to be about 800 metres away. Gardenia is therefore close to the sea but not a beachfront building. It sits in a residential pocket connected to both Jomtien and the Thep Prasit corridor. Parking provision is stated at roughly 90% of units, a meaningful practical feature in a project where the unusually large apartment sizes are likely to attract more full-time residents and car users than a typical compact resort-condo scheme.

The common facilities are straightforward rather than resort-scale. The current developer page confirms a swimming pool, landscaped garden, parking, CCTV, 24-hour security and key-card access. That is a compact amenity package, not a large clubhouse ecosystem with multiple pools, restaurants and extensive sports facilities. For some buyers this is a positive: the building’s identity is driven by large apartments and a relatively small resident population rather than by a long list of shared attractions. Third-party advertisements occasionally mention additional amenities, including a gym, but those items are not confirmed on the current developer page and are therefore not treated as verified project features here. A physical inspection of the pool, garden, parking and common areas remains more useful than brochure language for a resale buyer.

Construction was completed in 2023, with May 2023 appearing as the most specific public completion date. A large share of ownership transfers followed in the second half of 2023, while the remaining developer stock transferred during 2024; the primary cycle was fully closed by Q4 2024. In other words, 2024 should not be read as the construction completion date. It is the point at which the developer finished transferring the remaining inventory. By 2026, Gardenia should be evaluated as an operating completed condominium with a resale history rather than as a newly delivered scheme still dependent on the developer’s sales process.

Pricing is dispersed because the units are large and the resale stock is heterogeneous. Fresh listings from late August and early September 2026 start at roughly THB 6.0–6.2 million, while large four-bedroom homes around 259 sqm are being marketed around THB 14.9–15.9 million. Those asking prices are not a guaranteed transaction range. Floor, fit-out, furniture, view, renovations and ownership status can all change the value of an individual resale. Gardenia is particularly ill-suited to a simple 'price per unit' comparison because a 117 sqm residence and a 259 sqm residence serve very different households. The starting figure is therefore only a market anchor and must be rechecked against live stock when a buyer is ready to act.

For a foreign buyer, the decisive legal point is the quota of the specific resale unit. Thai condominium law allows qualifying foreigners to own registered condominium units in freehold provided foreign ownership in the building does not exceed 49% of the aggregate unit area. Gardenia resale advertisements currently include units explicitly offered for foreign-name ownership, so foreign freehold transfers are clearly present in the secondary market. That does not mean every advertised unit can be transferred the same way. Before paying a deposit, the buyer should obtain confirmation from the condominium juristic person for the selected unit, verify the seller’s title and any outstanding common charges, and make sure the transfer route matches the buyer’s status and funds documentation.
