The most consistent current project profiles point to seven buildings, eight storeys, 1,750 units and completion in 2017, while Dot Property gives a total site area of 25,000 sqm. Those numbers matter because they describe the character of the property better than a marketing label does. This is not a small residential block with a limited pool of neighbours. It is a high-density resort compound with a substantial common-area programme and a deep, constantly changing resale market. Buyers get plenty of choice, but owners also compete with many broadly similar units when they later rent or resell.
The centrepiece is the shared landscape rather than any single tower. Project sources describe a broad lagoon-style pool system, artificial white-sand beach areas, waterfalls and slides, Jacuzzis, tropical planting, children's facilities, a gym, sauna, underground parking, lifts, security and CCTV. Historical sources disagree on the exact pool area, so this dossier deliberately leaves that number out. What matters to a buyer is that the common areas are not a decorative extra here; they are a large part of the proposition. Even an owner who rarely uses the pool is exposed to the quality and cost of maintaining the landscaping, water features and communal facilities. A current viewing should therefore focus on how those areas actually look and operate today rather than on the amenity list published around the original launch.

The address places the development in Jomtien, but it is not beachfront. The clearest mapping evidence points to Soi Thepprasit 9 in Nong Prue, Bang Lamung, Chon Buri. Dot Property puts Jomtien Beach at roughly 900 metres, while other portals show a somewhat longer walk; for a site this large, with different entrances and measurement points, that difference is not surprising. The practical distinction is straightforward: the beach is close enough to be part of the lifestyle, but residents do not step out of the lobby onto the sand. Anyone expecting to walk there every day should test the route from the particular building they are considering, especially after dark. Road access toward Thepprasit Road and Jomtien Second Road also makes the location useful for moving around south Pattaya without living in the busiest part of the city centre.
In 2026 this is fundamentally a resale project. Buyers are not selecting a generic floor plan from a developer price list; they are buying a specific unit with a floor, aspect, furniture package, maintenance history, owner, occupancy status and title position. Public listings checked on 7 September 2026 start at about THB 1.19 million for a compact studio, with many other studios clustered higher. The cheapest listing should not automatically be treated as the benchmark for every comparable unit. A low asking price may come with a tenant in place, a Thai-quota title, older interiors or simply a seller who values speed. Second, 1,750 units is the figure repeated by the strongest cluster of current structured profiles, but 1,758 and 1,850 also appear elsewhere. Neither discrepancy makes the physical project difficult to identify: the mapped location, seven-building layout and core project facts clearly point to the same development. They do, however, reinforce a broader resale rule. The legal counterparty, condominium juristic person and title attached to the unit matter more to the transaction than whichever developer brand an online portal happens to display.
This project is easiest to understand for a buyer who wants a completed Pattaya condominium with a strong resort atmosphere and a relatively low cash entry point. The complex can be inspected after years of real use, so a purchaser can judge noise, landscaping, building condition and the exact apartment instead of relying on a future rendering. The same maturity also means that units vary widely in upkeep and renovation quality, and the purchase process is driven by resale due diligence rather than a standard developer contract. Laguna Beach Resort 3 should not be assessed in 2026 as though it were a new launch from 2017. Its value to a particular buyer now depends on how well the compound is being managed and whether the selected unit has the right combination of title, condition, position and price.
