The core specification is unusually consistent across current sources: five bedrooms, six bathrooms, 387 sqm of living area and a 304 sqm land plot. The important distinction is that these are the specifications of the actual house being offered. PropertyScout classifies Villa Solara as a 15-unit development, yet the developer’s own portfolio presents it as one individual villa and does not publish a 15-home master plan. We therefore do not treat the 15-unit figure as established project data.
The architecture is the main reason this house needs to be judged in person rather than from a feature checklist. A central skylight sits above the staircase, while the principal living space rises to a six-metre double-height ceiling and opens toward the pool. The six-metre figure is an internal ceiling height, not the building height. With 387 sqm of living space on 304 sqm of land, the design prioritises internal volume over a large garden. That can work well for a household that wants five bedrooms and generous communal rooms without maintaining a large estate, but it is a different proposition from a low-density villa on 600 or 1,000 sqm of land. Buyers who value outdoor land more than internal floor area should recognise that trade-off early.

The more useful way to assess this space is to look at how it works day to day: how much direct sun reaches the pool, whether neighbouring buildings overlook it, where rainwater goes during heavy storms, where pumps and filters can be accessed, and how much dry terrace remains once parking and circulation are taken into account. On a 304 sqm plot, these details matter more than generic claims about resort-style living.
The technical package is another differentiator. Level Up Homes states that the home uses a Zigbee gateway with the Tuya application to control lighting, curtains, air conditioning, the main entrance and the garage gate. An EV charger is fitted. Those features are useful for an owner who travels or wants central control, but they create a handover task that is easy to miss. The buyer should receive administrator access, reset procedures, device lists and a clear explanation of which functions depend on cloud services or third-party accounts. Smart-home hardware is only convenient if the next owner can actually manage it without relying indefinitely on the installer’s personal login.
The location should be read as urban Pattaya, not beachfront Jomtien. The developer describes the villa as sitting on the city side of Sukhumvit, while active listings identify the Wat Boonkanjanaram area of Nong Prue. The developer’s map places it at approximately 12.891167, 100.894583. Published travel times include roughly five minutes to Sukhumvit Road, seven minutes to Jomtien Beach and ten minutes to central Pattaya; these are seller-provided driving estimates and will vary with traffic. The practical attraction is road access rather than walk-to-the-sand convenience. That can suit permanent residents whose daily destinations are schools, hospitals, supermarkets and central Pattaya, but it will not satisfy a buyer whose priority is a true beachside address.
The completion picture is now reasonably clear. PropertyScout marks the property as completed in 2026 and ready to move, while the official Level Up Homes portfolio lists Villa Solara as available and the dedicated property page shows a fully specified finished home. Listings published and refreshed through June to August 2026 repeat the same THB 21.9 million price and the same 387/304 sqm configuration. For that reason the registry record uses a completed status rather than under construction. Still, physical completion does not prove transaction readiness. A buyer should separately confirm the current registered owner, the land title, building documentation, any mortgages or encumbrances, and the exact asset or rights being transferred.
Ownership is where this villa needs more care than a condominium purchase. A foreign buyer is not dealing with a condominium unit inside the 49% foreign freehold quota; the property includes land. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions that are not evidenced in the Villa Solara materials. The developer says a leasehold structure can be used for a foreign buyer. At the same time, active broker listings describe the current villa as company-owned, and PropertyScout labels the project tenure as freehold. Those statements are not interchangeable. “Freehold” may describe the land’s underlying title or ownership by a Thai person or entity; it does not by itself mean a foreign individual can take freehold title to the land.
A company transfer should not be treated as a routine shortcut around land restrictions. If the transaction involves shares in a Thai company, independent legal review needs to cover the company’s shareholders, liabilities, tax position, accounts, historic transactions and the reason the company holds the property. If the route is a registered land lease instead, the buyer needs the actual lease term, renewal wording, succession and resale provisions, rights over the building, registration mechanics and consequences of early termination. Public materials for Villa Solara do not publish the Chanote or another land-title document, and they do not publish the proposed lease. That is why the ownership field in this dossier remains deliberately conditional.
The developer identity is verifiable beyond the project branding. LEVEL UP HOMES CO., LTD. appears in Thai company-data services under registration number 0205566017051, incorporated in Chon Buri on 20 March 2023 and shown as active. Level Up Homes also lists Villa Solara in its current collection alongside other named villas. This supports the link between the property and the developer, but company registration should not be mistaken for a construction-quality rating. For a completed property, the stronger due-diligence evidence is the actual house: snagging condition, waterproofing, electrical and plumbing documentation, equipment warranties, pool systems and the post-handover obligations written into the sale documents.
Investment language around the property deserves a separate filter. Some broker marketing refers to rental performance or a guaranteed return. Those claims are not used in this record because they do not establish the economics of a specific buyer’s transaction. The reliable public anchors are the current asking price and the physical specification. Anyone considering short- or long-term rental use should model it independently using lawful rental arrangements, realistic occupancy, management fees, taxes, pool and garden maintenance, repairs, utilities and vacancy. A furnished five-bedroom villa can have a rental market, but that is a business case to be tested, not a fact created by a sales page.
In decision terms, Villa Solara is quite easy to define. It offers a large finished interior, five bedrooms, a private pool, substantial furnishing and a more detailed-than-average equipment specification, all within an urban Pattaya setting. The compromises are equally clear: the land plot is compact relative to the house, the address is not beachfront, and a foreign buyer needs careful land-ownership structuring. That makes a physical inspection especially useful. The house’s strongest claims—light, ceiling volume, joinery quality, pool integration, smart controls and overall finish—can all be tested on site. If those hold up and the location works for the buyer’s routine, the next step should be technical and legal due diligence rather than further reliance on marketing.
