Why this project is worth a look

A city pool villa

The project offers a detached home, private pool and parking without pushing the owner into a distant suburban location. For buyers who want to remain connected to Jomtien, Pratumnak and central Pattaya, that is a more meaningful advantage than a long amenity list.

Only 19 homes

The community is easy to understand because there are no towers or multiple construction phases to compare. The flip side is thin resale stock: a single renovated or extended house can sit far away from the project’s apparent average, so valuation has to be property-specific.

Inspect what exists

Completion in 2022 means the buyer can judge the actual villa, pool and neighbourhood rather than buying from renderings. Due diligence shifts from construction timing to physical condition, maintenance history and the legal record of any owner alterations.

Private over communal

Inara Villa concentrates value inside each plot rather than in a large shared clubhouse. That works for an owner who wants privacy and low reliance on common facilities; it is a weaker fit for someone expecting a resort-style service platform with extensive shared recreation.

About the project

Inara Villa is a compact gated pool-villa community in South Pattaya rather than an outlying suburban estate. The developer’s own map places it off Thappraya Road in Nong Prue, on the urban corridor between Pratumnak and Jomtien. That positioning is central to the project’s appeal: buyers are getting a detached home with a private pool without moving deep into East Pattaya or Huai Yai. Only 19 villas were built, so the experience is closer to a small residential enclave than a master-planned resort. The official project site identifies Arsa Pattana Co., Ltd. as the owner and developer, and the same name is repeated across major Thai property databases. We found no evidence of separate phases, towers or independently marketed sub-projects under the Inara Villa name.

The development is already mature stock. FazWaz and several other project databases date completion to February 2022, which means a 2026 buyer is not underwriting construction risk or a developer handover schedule. The decision is now about the individual resale villa. Four years of occupancy, rentals, maintenance and owner alterations can create meaningful differences between homes that began with the same plan. A serious inspection should therefore cover the pool system, waterproofing, roof and facade condition, air-conditioning, electrical systems, gates and automation, drainage and signs of moisture. Any extensions or layout changes also need to match the legal and technical records. Completed status is a genuine advantage because the buyer can inspect the actual asset, but it removes the usefulness of relying on launch brochures as if every villa were still identical.

The original product line was simple: one single-storey three-bedroom model and one two-storey four-bedroom model. The official Inara Villa website states total usable areas of 230 sqm and 330 sqm respectively, with a private pool and three parking spaces. Several Thai editorial databases, however, publish 180 sqm and 270 sqm for what appear to be the same two house types. We have not found an original plan schedule that reconciles the two sets of numbers. They may be counting different components of the house, but that would be an inference rather than a verified fact. For a resale purchase, the safer approach is to treat the developer’s 230/330 sqm figures as the official project description while checking the selected villa against its own plans, title-related documents and a physical measurement if area is material to the price.

Current resale inventory also shows why project-level specifications are only a starting point. Listings now include four-bedroom homes described at roughly 250 sqm or 420 sqm and five-bedroom configurations that were not part of the two launch models. These do not appear to be separate phases. They are more plausibly owner modifications, extensions or inconsistent measurement conventions across portals, but the precise reason needs to be verified house by house. A buyer should therefore resist assuming that a five-bedroom listing automatically represents a larger original model. If an advertised home has added rooms, changed covered space or expanded entertainment areas, the practical question is whether those changes are well built, correctly documented and included in the legal sale package.

Location is one of the more defensible reasons to consider Inara Villa. Thappraya Road is a well-established connection between Pratumnak, Jomtien and central Pattaya, while Thepprasit Road provides a direct route toward Sukhumvit Road. Different platforms label the area as South Pattaya, Jomtien or Pratumnak, but the official map and Nong Prue address point to the same physical development. This is not the quiet, low-density setting of a remote villa compound; it is urban Pattaya. For residents, that means shorter access to everyday retail, restaurants and the Jomtien/Pratumnak coastal area. For buyers who prioritise silence and large plots, the trade-off is equally clear: traffic, neighbouring activity and the sound environment should be checked from the actual villa at more than one time of day.

The communal proposition is deliberately light. The developer confirms a gated community, 24-hour security, private pools and three private parking spaces per original villa. Thai project reviews also list smart-home controls and digital door locks as part of the original specification. Those features are useful, but in a completed resale property their present condition matters more than the 2019 specification sheet. Inara Villa is not a compound built around a large clubhouse, resort pool, restaurant, gym complex and extensive shared recreation. Most of the value sits inside each plot. That can suit owners who prefer privacy and do not want to fund a broad amenity package they may rarely use; it will be less compelling for someone who expects hotel-style common facilities and an on-site service operation.

As of 9 September 2026, the lowest clearly identified resale asking price we found is THB 15.9 million for a three-bedroom house on DDproperty, with the listing republished on 31 July 2026. Four-bedroom stock is visible from around THB 18 million on other current portals. These are market anchors, not a project price list. With only 19 villas and several altered configurations, condition and sale package can matter more than a nominal bedroom count. Buyers should compare what is actually included: furniture and appliances, pool equipment, any tenancy in place, outstanding common charges, transfer-cost allocation, and whether modifications have supporting records. Historic developer launch prices are useful background but no longer a reliable guide to what a specific 2026 resale villa is worth.

Foreign-buyer structuring deserves separate attention. A portal may mark a house as freehold, but that label does not override Thailand’s restrictions on foreign ownership of land. As a general rule, a foreign national cannot directly own the underlying land except under narrow statutory exceptions. The structure of the building and the land right therefore need to be checked independently for the selected villa. We did not find an open project-wide document for Inara Villa setting out a standard foreign-buyer land lease, nor did we find the Chanote or other land-title record for a specific unit in the public project materials. Before paying a reservation or deposit, the buyer should verify the land title, registered owner, seller’s rights to the structure, any registered lease and its remaining term, mortgages or other encumbrances, and the exact transfer route. Nominee-company workarounds should not be treated as a normal solution.

The developer identity is clear even though the public corporate trail is relatively thin. Arsa Pattana Co., Ltd. is named on the official project site and across independent project profiles, so this is not an unknown-developer case. What we did not find was a robust public portfolio of multiple completed projects, a readily verifiable company registration number in the project materials, or a substantial corporate history that would support a long track-record narrative. For an off-plan purchase that would be a larger concern. For Inara Villa today, the better due-diligence emphasis is the finished asset: inspect build quality, understand maintenance of the common areas, review the selected villa’s legal file, and judge the seller’s documentation. The project can be assessed on what is physically there rather than on promises about what a developer intends to deliver later.

Ownership format

As a general rule, a foreign buyer cannot directly own the underlying land in Thailand, apart from narrow statutory exceptions. For any specific villa, the ownership of the structure and the lawful land-right arrangement need to be checked separately; a registered long-term land lease is a common route for foreign buyers. Nominee ownership structures are not recommended.
