Patong Bay Residence now has a visible hospitality business alongside condominium resales. The arrangement may provide useful services and a familiar guest-facing operation, but owners should establish exactly which facilities, rental rights and management obligations belong to the condominium and which belong to separate hotel contracts.
About the project
Patong Bay Residence is a completed property on Phrabaramee Road in northern Patong, but its present-day use matters as much as its original development profile. Multiple property databases agree on the core condominium facts: four buildings, eight floors, 305 units and completion in November 2017. At the same address, however, the official Patong Bay Residence website now operates as a hotel brand and promotes recently refurbished accommodation. Those two descriptions can coexist, but a resale buyer should not treat the project as a conventional owner-occupied condominium without checking how the specific unit fits into the current operating structure.
The location is unusually well documented. Google, the official booking engine, Booking.com and the hotel's own website all place the property on Phrabaramee Road in Patong, Kathu, Phuket. The most precise live address found is 73/6 Phrabaramee Road, with the booking engine publishing coordinates around 7.90375, 98.30456. Real-estate project pages commonly use Patong Beach as the nearest major landmark at roughly 0.8 km, while the hotel currently markets the beach as about a ten-minute walk. The practical takeaway is straightforward: this is not beachfront real estate, but it sits inside the established Patong urban area where the beach, shopping, restaurants and nightlife are part of the same daily catchment.

Patong Bay Group is consistently identified as the developer across FazWaz, LivePhuket, Dot Property and other project databases. Thai corporate-data services also show PATONG BAY GROUP COMPANY LIMITED, incorporated in 2013 and registered at 73/2 Phrabaramee Road, immediately next to the residence. That gives the developer brand a credible local corporate footprint. What the public research did not uncover is a primary condominium-registration document or construction permit explicitly naming that legal entity as the developer. For a resale transaction, the buyer should therefore distinguish the public developer brand from the exact legal parties appearing on the unit title, sale agreement, juristic-person records and any management contract.
The most important complication is the current hotel operation. Patong Bay Residence's official accommodation page says the property now offers 186 hotel rooms, and its careers page states that the hospitality operation is managed by Phuket PSN Group Co., Ltd. and Pisona Entertainment Co., Ltd. Meanwhile, the major real-estate portals continue to list privately saleable condominium units in Patong Bay Residence and retain the 305-unit project count. These figures should not be forced into one total. The 186-room hotel inventory is an operating number, not evidence that the condominium was reduced from 305 units. A buyer needs to establish whether the chosen unit sits inside a hotel rental pool, whether an operator has contractual rights over it, and whether owner occupation or independent rental is restricted.
Current resale inventory is thin, which makes unit-level verification more important than project averages. In the listings checked on 8 September 2026, a 28 sqm studio was advertised at about THB 2.9M and a 33 sqm one-bedroom at about THB 3.2M. Both visible listings were labelled leasehold. Thailand's condominium rules do allow qualifying foreign buyers to hold freehold within the statutory foreign quota, capped at 49% of the total unit area in a registered condominium building. That general legal route does not prove foreign-quota freehold is available in Patong Bay Residence today; the juristic-person confirmation and the title for the selected unit remain the decisive documents.
The amenity mix also reflects the property's hybrid character. Project databases list a rooftop communal pool, gym, steam room, lobby and reception, parking, 24-hour security and CCTV. The live hotel operation adds restaurant, bar, spa and other hospitality services. A resale buyer should not assume every hotel service is part of the condominium's common property or included in the owner's common-area fees. The sensible distinction is between facilities legally maintained by the condominium juristic person and services delivered by the hotel operator under separate commercial arrangements.
Because the project has been completed since 2017, the due-diligence emphasis is different from an off-plan purchase. A buyer can inspect the actual building, unit, outlook, common areas and surrounding traffic before committing. In return, more weight should be placed on the physical condition of the selected unit and building, the common-fund position, current common-area charges, house rules, any rental-management agreement and the relationship between the condominium juristic person and the hospitality operators. These are not secondary details in a mixed residential and hotel environment; they determine what ownership feels like after transfer.
The location will appeal most to buyers who actively want Patong rather than simply 'Phuket near the beach'. The district offers dense tourism infrastructure and easy access to restaurants, shopping and nightlife, which can support holiday use and rental demand, but it also brings traffic, activity and less residential quiet than many west-coast resort areas. For personal use, the exact building orientation, road exposure and hotel guest flow deserve an in-person check. For investment use, the rental rules and operator contract matter more than generic claims about Patong tourism because a busy destination does not automatically translate into unrestricted or profitable short-term letting for every condominium owner.

The two current Patong Bay Residence resale listings found in this research are presented as leasehold; foreign-quota freehold availability for a specific unit has not been confirmed.
Unit types & sizes
A 28 sqm studio on the third floor was publicly listed for resale when checked. It is a verified example of current inventory rather than a complete project unit schedule. The listing describes the tenure as leasehold and the unit as fully furnished; both points should be confirmed against the actual contract and title documents.
The other verified current listing is a 33 sqm one-bedroom unit on an upper floor, also marketed as leasehold. Together with the studio it shows the small-unit resale stock visible today, but these two listings should not be mistaken for a complete historical schedule of every layout originally built in the project.
Current public resale listings verify a 28 sqm studio and a 33 sqm one-bedroom. A project profile also references an approximately 34 sqm one-bedroom layout, while the live hotel publishes a separate room inventory.
