Inspect the real building

Completion in 2015 means the buying decision does not depend on renders. The exact apartment, pool, lift, parking and common areas can be inspected, while the condominium juristic person can provide current statements, seller debt clearance and information on planned works.

Larger compact layouts

Studios are published at 38–40 sq m and the resale market includes one-bedroom units that are larger than the original project range. That gives buyers more choice than a typical micro-unit scheme, but the title deed and registered unit plan should decide which area figure is trusted.

Patong, not beachfront

The building remains within Patong but sits uphill from Phrabaramee Road rather than directly on the beach strip. Some owners may prefer that separation from the busiest resort zone; others will find that day-to-day life works better with a scooter, car or taxi than with a purely pedestrian routine.

Tenure changes the deal

Current resale stock includes foreign-quota and leasehold units in the same development. For an international buyer, that is not a small legal footnote: the title structure, remaining lease term and ability or inability to register foreign freehold can materially change the value of two otherwise similar apartments.

Running costs are visible

Published project data states a common-area fee of THB 50 per sq m per month and a sinking-fund figure of THB 500 per sq m. Those numbers are useful reference points, but a resale buyer should still rely on current juristic-person records for outstanding fees, reserves and future capital expenditure.

About the project

The Emerald Terrace is an established hillside condominium in northern Patong rather than an off-plan purchase. The building was completed in May 2015 and the completed-project data now consistently describes one eight-storey block with 178 residences on a site of about 4,164 sq m. That makes due diligence much more tangible. A buyer can inspect the exact apartment, common areas, lift, parking, pool, noise at different times of day and the way the juristic person runs the building. The trade-off is equally tangible: a property of this age should be assessed for maintenance history, building reserves and upcoming capital works, not just for the condition of the unit being sold.

The building sits above Phrabaramee Road on the hillside side of Patong. It is not a beachfront condominium and the approach climbs away from the main road, so the practical lifestyle is different from a flat, walk-everywhere address beside the sand. Owners who are comfortable using a scooter, car or taxi may appreciate being slightly removed from the densest part of Patong while still remaining within the same resort district. Buyers who expect to walk out of the lobby and immediately be on the beach promenade should inspect the route in person. Public sources disagree on the street number, so the formal address should be checked against the selected unit's title and the condominium juristic-person records before transfer.

The original project mix is unusually generous by the standards of many newer Phuket condominiums. Published project specifications list studios at 38–40 sq m, one-bedroom homes at 38–49 sq m, two-bedroom homes at 77 sq m and a four-bedroom penthouse at 156 sq m. The resale market is less tidy than that original schedule. Current one-bedroom listings also appear at 54, 59 and 63 sq m. That does not automatically mean the project data is wrong; units may have different layouts, combinations or later records. It does mean the title deed and unit plan matter more than a generic project table when comparing two resale properties.

Shared facilities are straightforward and already operating. The communal pool and reception/lobby are shown on the ground floor, while the gym is on the second floor. Other published facilities include a clubhouse, communal garden, parking, 24-hour security, CCTV and key-card access. The building is listed with one passenger lift and parking capacity equivalent to about 50% of the unit count. In a resort market where many owners and guests arrive by vehicle, that parking ratio is more useful as a warning about possible peak-period pressure than as a promise that every owner has a dedicated space.

Published management figures also give buyers something concrete to verify with the juristic office. The common-area charge is stated at THB 50 per sq m of indoor area per month and the sinking-fund contribution at THB 500 per sq m. The project is described as self-managed. On a resale purchase, the historical sinking-fund figure is not a reason to assume a fresh lump-sum charge will automatically be due from the new buyer. The more useful documents are the seller's debt-clearance certificate, recent common-fee statements, the condominium budget, reserve position and any approved major works that could affect future cash calls.

Tenure is the most important unit-by-unit distinction. Thai condominium law allows foreign freehold ownership within the building's 49% foreign quota, but that rule does not make every resale unit foreign freehold. The Emerald Terrace currently has listings in the foreign quota and others offered as leasehold. One live one-bedroom listing states a lease running to 2045 and says conversion to freehold is not available, while other current units are explicitly marketed within the foreign quota. A buyer therefore needs the title and juristic-person quota confirmation for the exact residence before treating the word 'condominium' as evidence of the ownership structure.

Pricing shows the same need for unit-level context. As checked in early September 2026, a 38 sq m studio was being offered at THB 2.1M with foreign-quota ownership. Other portals show a higher visible floor and a much smaller number of active listings, while broader inventory feeds show several dozen units. Those differences say more about portal coverage, duplicated agency stock and update timing than about the number of apartments genuinely available from unique sellers. THB 2.1M is therefore a useful lower-market reference on the check date, but not a project-wide starting price in the way a developer might quote for a new launch.

The project history also explains why old articles should not be treated as current specifications. A 2013 Phuket Gazette feature described Emerald Terrace as a proposed seven-storey condominium with 133 units. Completed-project records now consistently show eight floors and 178 units. The sensible reading is that the scheme evolved before completion, not that there are two separate Emerald Terrace buildings at the same Patong location. For a resale buyer, the completed configuration and current title documents take priority over early launch material.

Developer naming is another place where the public record needs nuance. Current property platforms attribute The Emerald Terrace to Emerald Development Group and identify Sawit Ketroj as the group's founder. The Phuket EIA project database, however, lists Phuket Future Development Co., Ltd. as the project owner/applicant, and the 2013 Phuket Gazette interview about Emerald Terrace described Ketroj as managing director of Phuket Future Development Co., Ltd. These sources clearly point to the same development history, but they do not by themselves prove the exact legal relationship between the later Emerald Development Group brand and the EIA-listed company.

Taken as a whole, The Emerald Terrace is best viewed as a completed Patong resale building with inspectable strengths and inspectable compromises. Buyers can compare real units rather than renders, see the pool and gym in operation, choose between different layouts and verify whether a specific title qualifies for foreign freehold. They also need to be comfortable with the hillside approach, an older completed building, a single passenger lift, potentially constrained parking and mixed tenure across the resale stock. That makes it a project where a careful unit selection can matter more than the headline project name.

Ownership format

A foreign buyer may hold a condominium unit freehold within the building's 49% foreign ownership quota. Current The Emerald Terrace resale stock includes both foreign-quota units and leasehold units, so the exact tenure must be checked against the title and contract for the selected residence.
