Why this project is worth a look

A tangible resale asset

One advantage of an established estate is that the buyer can inspect what actually exists: the street, neighbouring plots, drainage, traffic inside the compound and the physical house. The trade-off is that age creates divergence. Two houses that began as the same model may now have very different roofs, kitchens, electrical systems, additions and maintenance histories. That makes a simple price-per-square-metre comparison weak. In Phase 2, the more useful first comparison is condition plus documentation: what has changed, whether the work is sound, and whether major alterations are reflected in the paperwork.

No single project price

Asking prices range widely. The lowest current Phase 2 reference found was THB 2.79M, while other ordinary three-bedroom houses were marketed around THB 3.3M–4.9M and unusually large or expanded homes sat far above that range. This is not a contradiction; it is what a mature landed resale market looks like. Plot size, renovation standard, extensions, street position and seller motivation can outweigh the original model name. A low asking price is useful as a market anchor, but it should trigger a closer inspection rather than an assumption that the whole estate is available at the same level.

The plot matters

Observed listings range from roughly 52 square wah to plots above 90 square wah. That difference changes how the home works: parking, garden space, outdoor living and future flexibility can all be more valuable to a family than another ten square metres indoors. The legal side is equally important. Boundaries should match the title deed, and substantial additions should be checked against the building records rather than accepted because they look permanent. A bigger footprint is only an advantage when the physical layout and the registered property tell the same story.

An east-Bangkok choice

Rom Klao 6/1 places the estate in a part of Bangkok that makes the most sense for people whose routines are already east-facing: Min Buri, Lat Krabang, airport-related employment, international schools in the broader eastern corridor or frequent Suvarnabhumi travel. It is less compelling for someone expecting a short central-Bangkok commute simply because a rail line appears on a portal map. Drive the actual route at the times you will use it. The value proposition here is space and a landed-home environment, not central-city walkability.

Ownership comes first

For a non-Thai buyer, the legal structure is not a post-purchase detail. These houses sit on land, and Thailand generally restricts direct foreign land ownership apart from narrow legal exceptions. A listing tagged ‘freehold’ describes the property’s tenure in the market; it does not itself establish the buyer’s eligibility to register the land. The title deed, registered owner, mortgages or other encumbrances, the status of the building and any proposed lease structure must be reviewed before money is committed. If the ownership route is not clear, the attractive house price is not yet a complete offer.

About the project

Perfect Park Suvarnabhumi Phase 2 is best understood as an established resale neighbourhood rather than a new launch. Current portals maintain a dedicated Phase 2 project page and a separate pool of listings under both Suvannabhumi and Suvarnabhumi spellings. Historical Property Perfect reporting, however, grouped Phase 1 and Phase 2 together: the 2014 annual report listed Perfect Park Suvarnabhumi Phase 1–2 in Min Buri, developed by Estate Perfect Co., Ltd., with a 2007–2015 development window and detached/semi-detached housing as the product. That history matters because the second phase is identifiable in the market, but not every statistic published for the wider Rom Klao–Suvarnabhumi estate can safely be assigned to Phase 2. This dossier therefore keeps phase-specific facts separate from broader estate information instead of filling gaps with numbers from later phases.

The market today is clearly secondary. PropertyHub was still displaying a THB 2.79M listing on the Phase 2 page in early October 2026; that house was described at roughly 52 square wah of land, about 140 sqm of usable area, three bedrooms and two bathrooms. Other active asking prices sat around THB 3.3M to 4.9M for common three-bedroom houses, while much larger plots or heavily altered homes were advertised substantially higher. The practical takeaway is that there is no meaningful single ‘project price’ anymore. Buyers are comparing individual houses whose value can be driven by plot size, renovation quality, extensions, position inside the estate, roof and services condition, and the legal state of the title as much as by the original house model.

Read moreShow less

Phase 2 is predominantly a low-rise family-housing environment. PropertyHub describes the project as detached houses and shows a representative three-bedroom, two-bathroom layout of about 150 sqm with two parking spaces. Current resale evidence widens the picture: houses are advertised around 140, 150 and 161 sqm, while some listings reach 244 or 267 sqm. Those larger areas should not be treated as verified original developer floor plans. In an older landed estate, owners may have enclosed terraces, added rooms, rebuilt kitchens or extended the structure over time. A buyer should therefore compare the physical house with the title documents and approved building information rather than assuming that an online floor-area figure describes the original delivery specification.

The address trail is consistent around Soi Rom Klao 6/1 in Min Buri, Bangkok 10510. Longdo Map carries an approved place entry for Perfect Park Suvarnabhumi Phase 2, and current resale ads repeat Rom Klao 6/1 as the access point. This is an eastern-Bangkok, road-led location: Rom Klao connects toward Ramkhamhaeng, Lat Krabang, the motorway network and Suvarnabhumi Airport. Property Perfect’s current page for the wider Perfect Park Suvarnabhumi estate also positions the development around airport access and the Lat Krabang Airport Rail Link catchment. That is useful context, but it should not be converted into a guaranteed commute time. For anyone buying to live here, a weekday test drive to work, school and the airport is more informative than a marketing distance measured at a quiet hour.

Foreign ownership needs to be addressed before the house itself is compared with alternatives. These are landed homes, not condominium units. A portal may label a resale house as freehold, but that does not mean a non-Thai buyer can automatically register the underlying land in their own name. Thailand’s Department of Lands maintains specific procedures for foreign land acquisition, and the government’s public guidance makes clear that direct foreign ownership is generally restricted, with narrow statutory exceptions. The title deed, registered owner, encumbrances, building ownership and any proposed lease or other lawful structure must be reviewed for the exact property. Nominee arrangements through a Thai company are not an acceptable shortcut. For this project, legal structure is part of the asset selection, not something to solve after a reservation payment.

The common amenities also need to be viewed as part of the property-level due diligence rather than a permanent promise from an old brochure. The Phase 2 portal profile and Property Perfect's wider Suvarnabhumi page overlap on the core offer: clubhouse, pool, fitness, sauna, landscaped areas, a children's play area and security. For a resale buyer, the more useful questions are whether those facilities are operating well today, what the current maintenance charges cover, and whether Phase 2 has its own rules or cost allocation. An established estate can benefit from a settled community, but the quality of management is something to verify through current documents and residents, not infer from a facilities checklist.

Ownership format

These are landed houses. A foreign buyer should not assume that a resale listing marked as freehold means automatic eligibility to own the underlying land directly. Thai law generally restricts foreign land ownership, subject to narrow statutory exceptions. A registered land lease, commonly up to 30 years for a single term, combined where appropriate with separately documented building ownership can be one lawful route, but renewal language should not be treated as an automatic guarantee. The land title, building ownership and transaction structure must be checked for the specific house.

Home types & sizes

3-bedroom house
About 140–150 sqm
2 bathrooms

The clearest recurring resale format. PropertyHub shows a representative Phase 2 house at about 150 sqm with three bedrooms, two bathrooms and two parking spaces, while the lowest-priced listing found is around 140 sqm. Plot sizes vary, so two houses with similar internal area may still be materially different assets.

From THB 2.79M among the listings found
Larger 3-bedroom resale house
About 161 sqm
3 bathrooms

Current resale stock includes corner houses around 161 sqm on plots of roughly 65 square wah. That can be a more useful family format where garden and side space matter, but the advertised floor area should be reconciled with the actual structure because older houses may have been extended after original handover.

Around THB 4.89M in the listing reviewed
Expanded 5-bedroom house
About 244 sqm
2 bathrooms

A 244 sqm five-bedroom house appears in the resale market, but it should not be treated as a verified original Phase 2 model. It illustrates how far individual properties may have evolved from the basic three-bedroom format. The source and legal status of added space should be checked carefully before valuing the house on its advertised size.

Around THB 4.5M in the listing reviewed
Large-plot resale house
About 267 sqm
4 bathrooms

At the upper end of current stock, one listing shows roughly 267 sqm, five bedrooms and a plot around 88 square wah. This is an individual large asset rather than a representative Phase 2 benchmark. It should be compared with other large plots and adjusted for condition, not with the smaller houses that define the lower end of the market.

Around THB 12.86M in the listing reviewed

This is not a recovered developer floor-plan catalogue. The cards are based on verified Phase 2 resale listings and show the formats actually appearing in the 2026 market. Larger floor areas may reflect later extensions or alterations, so the advertised size should be reconciled with the documents for the individual house. The source of each published official starting price is stated alongside it. Separate market listings are not the developer’s price list; confirm the selected unit’s price, availability and terms through its sale channel.

Location

  • Independent sources repeatedly place Phase 2 at Soi Rom Klao 6/1, Min Buri, Bangkok 10510.
  • Road access is centred on Rom Klao Road, linking the area toward Ramkhamhaeng, Lat Krabang and the motorway network.
  • Property Perfect positions the wider Perfect Park Suvarnabhumi estate around the eastern-Bangkok airport corridor and access toward Lat Krabang Airport Rail Link.
  • For a daily-use decision, test the actual route during commute hours; proximity to a major road or a mapped future station does not guarantee a predictable journey.

Price & purchase terms

  • Current price: From THB 2.79M based on a PropertyHub resale listing refreshed on 2 September 2026. This is a lower resale-market anchor, not a developer price; availability, physical condition, title documents and final terms need to be checked for the specific house.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family that wants a detached house and private plot inside Bangkok rather than a condominium, and is comfortable selecting house by house on the resale market. The variation in plot and floor area creates room to trade renovation quality against garden space and entry budget.; A buyer whose normal geography already points east: Min Buri, Rom Klao, Lat Krabang, the airport corridor or schools and workplaces in that part of Bangkok. In that use case, the estate can be more practical than paying for a central address that does not match the household's actual travel pattern.; Someone willing to commission a proper inspection of an older house. A new coat of paint should not replace checks of the roof, drainage, electrical work, water systems, extensions and any signs of long-term moisture or settlement. In a mature estate, house-level condition matters more than brochure-level branding.; A foreign buyer who is prepared to resolve the legal land-and-building structure before committing substantial funds. Once the title, registered owner, encumbrances and lawful ownership or lease route are understood, the property can be judged on its real residential merits.; may not suit: A buyer looking for a brand-new home with one official price list, a standard specification and a developer payment schedule. Phase 2 is a resale environment where every house requires separate underwriting.; A foreign purchaser expecting the land to transfer directly into their own name in the same way a qualifying condominium unit might. Landed property follows a different legal framework.; Someone whose priority is a walkable central-Bangkok lifestyle and a consistently short commute to the inner city without relying on a car. This location is primarily an eastern-Bangkok, road-oriented proposition..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The exact Phase 2 house count and a phase-specific completion year remain unresolved. PropertyHub and DDproperty leave both fields blank; Property Perfect's historical report groups Phase 1–2 within a 2007–2015 development period, while third-party pages cite dates for the wider Perfect Park Suvarnabhumi estate. No unit count or exact completion year is therefore inserted as a hard fact.
  • The title and ownership structure of any individual resale house has not been verified against Land Department documents. A listing's freehold label does not establish that a foreign purchaser can register the land in their own name; buyer status, title and transaction structure need property-specific review.
  • Current access rules for Phase 2 common facilities need confirmation with the estate management. Phase-specific portals and Property Perfect's wider Suvarnabhumi page overlap on core amenities, but current fees, operating hours and phase-level usage rights are not published clearly.
