Current official listings place Metro Luxe Riverfront Rattanathibet from about THB 1.9 million, while Perfect Park houses start in the roughly THB 3.6 million range and several Perfect Place developments begin around THB 4–6 million. At the other end of the portfolio, Perfect Masterpiece and other large detached houses reach several tens of millions of baht, with current listings extending to roughly THB 80–95 million. These are live marketing indications, not a universal group price list: the actual figure for a buyer depends on the project, plot, unit size, completion status, remaining inventory and current promotion.
Geography
Bangkok and its metropolitan fringe form the centre of Property Perfect's residential footprint. Current project pages repeatedly feature Ratchaphruek, Chaeng Watthana, Ramintra, Ramkhamhaeng, Bangna, Suvarnabhumi, Rangsit, Westgate and the newer Krungthep Kreetha corridor, often with access to expressways or urban rail lines as a central selling point. The group's reach is not limited to Greater Bangkok: the official site also shows, for example, a Perfect Place development in Chiang Mai and resort-related assets elsewhere. A buyer should still judge the exact micro-location independently, because brand presence across many districts does not determine rental demand, resale depth or daily convenience for a particular property.
Reliability and public record
The advantage of PF's listed status is that the current concerns are visible rather than hidden. SET disclosures show a 2025 consolidated loss attributable to owners of the parent of approximately THB 2.813 billion, compared with a loss of about THB 1.010 billion in 2024. SET also kept CB and CS caution signs on PF: the cited grounds included three consecutive years of net losses with shareholders' equity below 100% of paid-up capital, and an auditor disclaimer of opinion or conclusion on the 2025 annual statements and Q1 2026 interim information. A separate CB cause linked to a debt-payment default was reported as resolved by 20 May 2026. More recently, SET suspended PF securities on 17 August 2026 because the Q2 2026 financial statements had not been submitted by the deadline, and the stock remained suspended on 24 August. None of this proves that every residential project is impaired, but it makes project funding, land encumbrances, construction progress and the identity of the payment-receiving entity materially more important for a buyer.
What to verify
With Property Perfect, due diligence should start with the structure of the specific transaction rather than the age of the brand. Identify which entity owns the land, which entity signs the sale agreement and which entity receives the buyer's funds; the wider group contains subsidiaries, affiliates and joint ventures, so the project brand alone may not explain the legal chain. For an off-plan purchase, request an up-to-date construction position, contractual handover date, permitted extensions, information on land encumbrances and a clear explanation of how completion is funded. Given the 2025–2026 SET caution and suspension history, the latest exchange disclosures should be rechecked before a material payment instead of relying on an older sales deck. Foreign buyers of condominiums should also verify foreign-quota availability, the title structure of the selected unit and transfer-document requirements. A house-and-land purchase raises a different ownership issue for a foreign buyer and requires separate professional review rather than a conclusion drawn from the project's marketing material.
