Perfect Park Suvarnabhumi Phase 4
Perfect Park Suvarnabhumi Phase 4 is a mature detached-house phase in Min Buri rather than a new-build launch. The phase is consistently described as a 157-home, two-storey community within the larger Perfect Park Suvarnabhumi estate.

Why this project is worth a look
A distinct Phase 4
Phase 4 is not just a loose marketing label. Thailand's land-allotment search lists it separately, while phase-specific sources give its own unit count, position and house plans. That matters because generic Perfect Park Suvarnabhumi listings can otherwise mix details from different sections of the wider estate.
Manageable phase scale
With 157 houses, this phase is large enough to have established community infrastructure but still small enough for street position and immediate neighbours to matter. The selected plot's orientation, proximity to the gate and relationship to the common garden can be more important than the estate name alone.
Family-first layouts
The documented original plans revolve around three bedrooms, two storeys and two-car parking. Cordia is the compact option; Carissa adds space, a third bathroom and an upstairs terrace. Those baseline plans make it easier to spot later owner modifications when inspecting a resale house.
No construction risk
This is an established, completed phase, so the buying question has moved away from completion risk. The important checks are now physical condition, alterations, drainage, roof and wet-area maintenance, air-conditioning, pumps, electrical work and whether additions match the property documents.
Resale prices vary
Current asking prices are spread widely enough that a single project average would hide more than it explains. Land size, renovation standard, extensions and seller motivation can all move the number. The practical comparison is house against house within Phase 4, not just Phase 4 against another development.
About the project
Perfect Park Suvarnabhumi Phase 4 is a mature detached-house phase in Min Buri rather than a new-build launch. The phase is consistently described as a 157-home, two-storey community within the larger Perfect Park Suvarnabhumi estate. Contemporary project material gave an overall built-area range of 106–175 sqm, while the clearest documented house plans are Cordia at 106 sqm, Carissa at 130 sqm and Carmellia at 146 sqm. In 2026, however, a buyer is not really choosing from a developer catalogue. This is a resale market, so the individual plot, renovations, extensions, maintenance history, title paperwork and asking price matter more than the original brochure specification alone.
Phase 4 also needs to be understood as one section of a much larger master community. A detailed site review from the original sales period describes six Perfect Park Suvarnabhumi phases sharing the same broader approach from Rom Klao Road, with Phase 4 positioned deeper inside the estate. The internal drive from the main Rom Klao entrance was described at roughly two kilometres. That creates a quieter residential setting than a house directly on a major road, but it also makes the project strongly car-oriented. Daily shopping, roadside public transport and the wider road network sit outside the inner phase rather than at the front door. A household that already drives may see that as normal; a buyer expecting walkable urban convenience should treat it as a meaningful trade-off.

The developer story has two layers. Property Perfect is the consumer-facing developer brand used in project material and on current property portals. Separately, Thailand's Department of Lands search results list Perfect Park Suvarnabhumi 4 as an individual land-allotment project associated with Estate Perfect. For a resale buyer, that distinction is useful rather than alarming: the marketing brand is not a substitute for checking the legal chain behind the specific plot being purchased. The current title deed, registered owner, encumbrances and the ownership of the house itself should all be reviewed for the selected property instead of relying on a decade-old project profile.
The original house layouts were aimed at conventional family living. Cordia is the compact 106 sqm option with three bedrooms, two bathrooms and two parking spaces. Its ground floor combines living and dining areas with a separate kitchen and service yard, while all three bedrooms sit upstairs. Carissa increases the built area to 130 sqm, adds a third bathroom and includes an open terrace beside the main bedroom, giving the plan noticeably more breathing room. Carmellia is documented at 146 sqm, but the accessible source does not give the same clean, explicit bathroom count, so it is better not to fill that gap by inference. Resale listings can also show different floor areas because houses may have been extended or modified after handover.
Amenities are split between the phase itself and the wider estate. Phase 4 was planned with a landscaped common garden and controlled access, while the larger Master Club served residents across several phases. The original review documents a swimming pool, fitness room, aerobics space, steam and sauna facilities, table tennis and lounge areas. It also records that club use was charged separately at the time. Those historic access fees should not be treated as current terms. A 2026 buyer should obtain the latest common-area charges, club membership rules and any resident or tenant restrictions directly from the current management body before valuing the amenities as part of the purchase.
The internal layout of the phase is also worth understanding before a viewing. The original project review describes a 16-metre main road, roughly 9-metre internal streets with pavements and a landscaped common area near the controlled Phase 4 entrance. For detached housing, those details can matter as much as the floor plan: a house on the main internal road, one in a quieter side street and one beside the garden can feel quite different even when the building model is identical. During an inspection, it is sensible to look at actual evening parking, turning space, drainage, boundary use and any later additions around the house. Project portals rarely show those details. Buyers should also compare the physical house with the title and approved property documents, because owners may have enclosed terraces, extended kitchens, added roofs or increased usable space after the original handover. A modification is not automatically a problem, but the buyer should know what is formally recorded and what is simply present on site.
The resale pricing is more informative than the old launch campaign. In 2016, the project was marketed from about THB 4.39M, with specific house types shown at promotional prices of roughly THB 4.49M to THB 5.55M. In October 2026, the lowest phase-specific asking price found in our search was THB 4.2M, while other active or recently refreshed listings sat above THB 5M and THB 6M. That does not tell you the project's investment return. Plot size, renovation quality, seller urgency, extensions and legal condition can easily explain substantial differences between two houses in the same gate. A better buying process is to compare several current Phase 4 listings side by side and identify what the premium is actually buying.
For a foreign buyer, the legal position is fundamentally different from a condominium purchase. These are houses sitting on individual land plots. Thailand generally restricts direct foreign ownership of land, subject only to narrow statutory exceptions. A resale advertisement may label a house as freehold, but that wording does not by itself mean that a foreign individual can register the underlying land in their own name. The public project sources do not establish a single foreign-buyer structure for every house in Phase 4. The land title, building ownership and any lease or other lawful structure therefore need to be reviewed for the specific deal. Nominee shareholding through a Thai company should not be treated as a routine workaround.
Home types & sizes
The compact original layout, with living and dining downstairs, a separate kitchen and service yard, three bedrooms upstairs and two-car parking. Resale houses should be checked for later extensions that may have changed the usable area.
A larger plan with a separate kitchen, three bathrooms, an en-suite main bedroom and an open upper-floor terrace. It offers more breathing room for a family, but the terrace and waterproofing condition are worth checking on the individual resale house.
The largest of the clearly documented named plans in the accessible source. Its floor area and historic price are explicit, but the bathroom count is not stated cleanly enough to populate without inference.
Original project material gives an overall built-area range of 106–175 sqm, but the accessible detailed plan section clearly names Cordia at 106 sqm, Carissa at 130 sqm and Carmellia at 146 sqm. Current resale listings can show other areas, so the buyer should establish whether the figure reflects an original model, a different house type or a later extension. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The wider Perfect Park Suvarnabhumi estate is approached through Soi Rom Klao 6/1 from Rom Klao Road; Phase 4 sits roughly two kilometres inside the master community rather than directly on the main road.
- The location is primarily car-oriented. Everyday roadside shops and transport are outside the inner phase, so household access to a car materially changes how convenient the project feels.
- Min Buri provides road connections toward Ramkhamhaeng, Lat Krabang and Bangkok's eastern transport corridors, although real journey times are traffic-dependent.
- A phase-level coordinate published in a detailed project review is 13.788279, 100.731627. The exact position of a resale house still needs to be matched to its individual plot.

Best for: Families looking for a detached two-storey house with its own plot and two-car parking in eastern Bangkok.; Buyers who prefer an established, inspectable community over an off-plan purchase from a developer.; Resale buyers willing to compare land size, maintenance, renovations and paperwork rather than choosing purely by the lowest headline price.; Thai buyers, or foreign buyers who have obtained transaction-specific advice on a lawful structure for the house and underlying land rights.; may not suit: A buyer without a car who expects shops, cafés and urban transport to be comfortably walkable from the front door.; A foreign individual expecting to register the underlying land in their own name as straightforwardly as a qualifying condominium unit.; Anyone specifically looking for brand-new developer stock with a current staged payment plan, new-home warranty package and single live price list..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- There is a completion-year conflict. Two Phase 4-specific project sources point to 2017, with sales launching in 2015, while some resale advertisements tag individual houses as built in 2010. This dossier uses 2017 as the better phase-level fit; the selected house's own documentation should confirm its actual completion date.
- Public sources do not establish one current title and ownership structure for every resale plot. The specific title document, registered owner and house/land rights need to be reviewed for the selected property; general Thai restrictions on direct foreign land ownership still apply.
- Current 2026 Master Club access rules and charges were not independently confirmed. A 2016 source described separate paid membership, so historic fees should not be treated as current transaction terms.
