Why this project is worth a look
What you see is real
Because the estate has been complete since 2013, a buyer can inspect the setting that actually exists rather than rely on delivery promises. Roads, landscaping, security, neighbour density and the house itself are all visible today. The trade-off is age: roof condition, moisture, plumbing, electrical work and owner-made alterations matter much more than they would in a newly handed-over home.
Land and family space
The proposition is a private two-storey house on its own plot, not a high-density condominium lifestyle. The original range focused on three- and four-bedroom homes, with standard plots starting around 50–57 square wah. That can work well for families needing bedrooms, parking and outdoor space, but it also means the owner carries more responsibility for the building envelope, garden and future repairs.
An east-Bangkok base
Rom Klao Road gives the estate useful road connections toward Min Buri, Lat Krabang, Suwinthawong and the motorway network. That can be practical for households whose work, schools or airport travel already sit on the eastern side of Bangkok. It is less convincing for someone choosing primarily around walkability or a station at the doorstep, so the daily route should be tested at the hours that actually matter.
Resale quality varies
The developer has closed primary sales, so each opportunity now comes from an individual owner. Asking prices can differ because of plot size, extensions, renovation quality, furniture, urgency and legal history. The lowest advertised number is useful as a market anchor, but a sensible comparison is house-to-house inside the estate, with the title, building footprint, condition and common-charge position checked before judging value.
About the project
Supalai Park Ville Romklao - Suvarnabhumi is a mature detached-house estate on Rom Klao Road in Min Buri, eastern Bangkok. The development dates from the early 2010s: construction was disclosed as starting in January 2011, with completion targeted for August 2013, and current project databases record 2013 as the completion year. There are 362 homes. That age changes the buying question completely. A purchaser is not betting on a future master plan or waiting for handover; the value sits in the actual house, the land plot, the quality of any later extensions or renovations, the legal file and the way the estate has been maintained over more than a decade.
The estate is substantial rather than boutique. The original project disclosure gives a site area of 84 rai, 1 ngan and 90 square wah, while standard plots were marketed from roughly 50 to 57 square wah. Homes are two storeys and were designed mainly around three- and four-bedroom family layouts. Public project databases support usable-area figures broadly spanning 157 to 232 sqm, while one original project profile publishes an overall range reaching 238 sqm. For a resale buyer, the exact figure attached to the selected house matters more than the historical brochure range. Corner plots, larger plots, extensions and owner alterations can all change what is actually being purchased, so the sale documents and physical inspection should take priority over a generic model name.

This is a road-led location. The project fronts Rom Klao Road, with practical links toward Ramkhamhaeng, Suwinthawong, Lat Krabang and the Bangkok–Chonburi motorway network. Everyday services are spread through Min Buri, Rom Klao and Sukhaphiban 3 rather than concentrated at the project gate. Historical and current project references place major supermarkets, schools and hospitals within a short drive, and Suvarnabhumi Airport is commonly quoted at around 10 km from the estate. The trade-off is clear: households that already live by car may find the location straightforward, while buyers expecting a rail-first, highly walkable Bangkok lifestyle should not treat the project name’s Suvarnabhumi reference as a substitute for checking the real daily commute.
The original amenity package was designed for family use rather than resort branding. It included a clubhouse, an outdoor saltwater pool with a children’s section, landscaped common areas, a jogging route, outdoor exercise equipment, a playground, CCTV, controlled access and 24-hour security. Those are relevant features, but the estate’s age makes present condition more important than the original specification. A useful viewing should include the common roads, drainage, landscaping, pool and security operation, not only the interior of the house. It is also worth asking what maintenance has been completed recently, what is planned next and how common charges are collected, because those points affect both day-to-day living and resale appeal.
The developer is Supalai Public Company Limited, a Thai listed property company with a long track record across landed housing and condominiums. The project itself is unusually well identifiable in older public records: the original disclosure lists the project address, subdivision permit, land-title numbers, site area and construction timetable. That helps establish that the estate is a real, completed development rather than a loosely named resale location. It does not remove transaction-level due diligence. Each resale house has its own seller, title, encumbrance history and physical condition. For a foreign purchaser, the land component is especially important: this is not a condominium where the foreign quota framework applies, so the legal structure for the building and land must be resolved before a deposit is committed.
Ownership format
This is a landed detached-house estate rather than a condominium. Resale homes are marketed as freehold house-and-land properties, but direct foreign ownership of Thai land is generally restricted apart from narrow statutory exceptions. A foreign buyer therefore needs the ownership structure for the building and the land checked against the specific title and transaction documents; nominee arrangements should not be treated as a solution.
Home types & sizes
Several original house models used a three-bedroom layout. Confirmed public specifications run from roughly 157 sqm on plots starting around 50 square wah up to larger 217–232 sqm designs. Some plans included a family area or maid’s room, but the exact internal programme depends on the model and any later owner alterations. On the resale market, the historical model name is useful context rather than a substitute for the current floor plan and title documents.
The confirmed four-bedroom originals were two-storey family houses of about 203 sqm, generally on plots starting around 57 square wah with two-car parking. Historical specifications also describe extra family or service space. Current resale listings sometimes advertise substantially larger usable areas, so extensions should not automatically be treated as part of the original design; buyers should distinguish the base model from later additions and verify how those additions are documented.
The original project had seven named house models. Public databases conflict on the specification of one model and a few secondary details, so the cards above use only ranges and combinations that can be stated without false precision. The selected resale home should be checked against its own documents and actual layout. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate fronts Rom Klao Road in Min Buri Subdistrict and Min Buri District, Bangkok 10510.
- Its mobility is road-based, with connections toward Ramkhamhaeng, Suwinthawong, Lat Krabang and the Bangkok–Chonburi motorway network.
- Project references place Suvarnabhumi Airport at roughly the 10 km scale; major retail, markets, schools and hospitals in Min Buri are generally short drives rather than walkable doorstep amenities.
- For a real buying decision, test the commute at weekday peak hours. A map distance alone does not capture traffic conditions on Rom Klao and the surrounding east-Bangkok road network.

Best for: Families wanting a detached three- or four-bedroom home with private land and parking rather than a condominium format.; Households whose work, schools or regular travel already sit around Min Buri, Rom Klao, Lat Krabang, eastern Bangkok or the airport corridor.; Buyers who prefer a mature completed estate where the real neighbourhood and common areas can be inspected before committing.; Resale buyers comfortable comparing several homes within the same estate and pricing the actual plot, renovation quality and legal file rather than relying on a brochure model.; may not suit: A foreign buyer whose non-negotiable requirement is straightforward direct ownership of Thai land in their own name; landed-property ownership needs separate legal analysis.; Someone planning a car-free routine with most daily errands on foot and a rail station immediately outside the estate.; A buyer specifically seeking a brand-new home, developer warranty and staged primary-market payment plan; opportunities here are resale properties..
What we confirm before booking

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public project databases conflict on one of the seven original house models, describing it either as a roughly 171 sqm three-bedroom design or a roughly 203 sqm four-bedroom design. That model is therefore not presented as a separate precise card without the selected house's original plan.
- The project disclosure publishes original land-title numbers and the subdivision permit, but the current title for a resale home is plot-specific. Ownership, encumbrances and boundaries need to be checked against the transaction documents.
- Older detailed project reviews quote a common charge of THB 34 per square wah per month, but no recent management document confirming the current rate was found. The current charge and any arrears should be verified for the selected house.
