The estate was conceived as family housing rather than compact urban stock. The recurring layout is a detached house on its own plot, two storeys, multiple bedrooms and private parking. The best-supported original house types are Willows and Cypress, at roughly 167 sqm and 184 sqm of usable area, with four bedrooms, three bathrooms and two parking spaces; land starts at about 54 sq wah in the original material. Those model specifications are useful as a baseline, but resale houses may no longer match them perfectly after extensions, carport roofs, built-ins or internal alterations. The practical unit of due diligence is the individual house and its registered documents, not the brochure plan.

The estate sits by the Eastern Outer Ring Road/Kanchanaphisek corridor, with Khu Bon providing one of the local approaches and Chalong Rat Expressway access available toward the city. Home.co places the Chatuchot toll access at about 4 km. Retail and services commonly referenced around the project include Fashion Island, The Promenade, Central EastVille, Sinphaet Hospital, Phyathai Nawamin Hospital and Nopparat Rajathanee Hospital. A household that drives regularly may find the network practical; someone who wants to walk to rail transit every day should treat the location as a compromise.

The common facilities repeatedly supported by project-specific sources are a clubhouse, swimming pool, fitness area, landscaped communal space, jogging track, CCTV and 24-hour security. Some property portals attach much longer amenity lists, including items that do not appear in the older project material. Those have not been carried into the core record because they may reflect platform defaults rather than verified on-site facilities. The current estate-management arrangement and current common-area charge also need confirmation at house level; no dependable up-to-date fee schedule was found in the reviewed public sources.

Developer identity is clearer. The estate is associated with Q House, while Home.co names Casa Ville Co., Ltd. as the project owner. Quality Houses has also publicly described Casa Ville Co., Ltd. as a wholly owned subsidiary engaged in residential property development. That corporate history is useful context, but it does not replace title due diligence on a resale purchase: the counterparty today is the current owner of the selected property, not the original developer.

Foreign-buyer treatment is the most important legal distinction from a condominium purchase. Thai resale portals describe the houses as freehold property, but a foreign individual does not automatically gain the right to register the underlying land in their own name. Thailand’s Department of Lands publishes specific foreign-land rules, including a narrow Section 96 bis route subject to substantial investment and approval. For a normal foreign buyer, the structure of the building right, land use right and title documents must therefore be checked for the exact house.
