The building has been operating for years and homes trade on the resale market, so the real purchase decision is unit-specific: condition, renovation quality, furniture, floor, outlook, ownership quota and seller documentation matter more than old launch marketing. That is usually the right way to approach a mature completed condominium.
The developer's project page lists 157 units across eight floors on a site of 1 rai, 1 ngan and 23 square wah. The original residential schedule is unusually simple: one-bedroom, one-bathroom apartments of 30 sqm. That gives the project a fairly uniform housing profile rather than a wide mix of studios, family apartments and penthouses. Current resale listings cluster around the same size, although the exact registered area on the title deed should always take precedence over either the original brochure or an agent's listing description.

The project sits on Vichitsongkram Road in Kathu, inland between Phuket Town and the west-coast resort areas. That location creates a very different use case from a beach condominium. It is better suited to someone who wants access to central-island employment, education and everyday services, and who is comfortable travelling by road, than to a buyer whose priority is walking to the beach. Anyone planning to live here without a car or motorbike should test their actual daily routes rather than relying on broad travel-time claims in marketing material.
Because the building dates from 2012, age is both an advantage and a due-diligence point. The advantage is visibility: buyers can inspect the actual common areas, building condition, surrounding neighbourhood and management standard instead of relying on renderings. The trade-off is that two apartments of the same size may require very different post-purchase spending. Air-conditioning, bathroom condition, kitchen, windows, built-in furniture, electrical work and general finishes can materially change the true entry cost even when the asking prices look close.
The resale stock we found in September 2026 starts at roughly THB 1.85 million for an apartment of about 30 sqm, with other active asking prices closer to THB 2.0–2.28 million. These are asking prices, not verified transaction records. In a completed secondary-market project, negotiation, refurbishment and furniture can matter more than a modest headline-price difference, so comparing several units inside Plus Condo 1 is more useful than treating the lowest listing as a standard project price.
For a foreign buyer, the critical ownership issue is the quota status of the specific unit rather than the word 'freehold' on a project profile. Current stock includes apartments marketed as Foreign Quota and others marked Thai Quota. That can happen within the same condominium and it directly affects whether a non-Thai buyer can register the unit in their own name. The condominium juristic person should confirm the foreign ownership ratio for the selected apartment before transfer; an agent's listing label is useful screening information but not the final legal evidence.
The shared facilities are practical rather than resort-heavy. The developer and major property platforms support the presence of a gym, parking, 24-hour security, CCTV and key-card access. A swimming pool is not supported by the stronger project sources and some current portals explicitly mark it as unavailable. Buyers who want a large leisure deck, extensive landscaping or resort services should therefore compare newer alternatives, while buyers who prefer a simpler building may see the lighter amenity package as adequate for the price point.
The best way to think about Plus Condo 1 is as an affordable, established Kathu resale project with a narrow unit profile. Its case rests on a low entry price relative to many newer Phuket condominiums, a central inland location and the certainty of inspecting a completed building. Its limits are just as important: small apartments, no walk-to-beach proposition, an older building and meaningful variation between individual resale units. It can work well for the right daily-living or long-term-rental scenario, but it is not a substitute for a new resort condominium or a larger family home.
Because this is a resale purchase, legal due diligence shifts from the original developer sale process to the title and seller of the chosen apartment. A foreign buyer should verify the title deed, seller identity, any restrictions affecting transfer and the current foreign-quota position with the condominium juristic person. Thai transfer practice also requires quota confirmation for foreign ownership. For a completed condominium, it is sensible to obtain the juristic person's debt-clearance documentation and understand which outstanding building charges belong to the seller before registration.
Running costs also deserve a current document check. One specialist portal quotes a common-area fee of THB 28 per sqm per month, but we did not find a current primary statement from the condominium juristic person, so that figure is not promoted into the main financial fields as a confirmed charge. For a roughly 30 sqm apartment, the more important question is whether the building's current collections and reserves are adequate for security, cleaning, parking, equipment and age-related maintenance rather than whether the headline monthly rate looks low.
For rental use, Plus Condo 1 should be underwritten as ordinary Kathu residential stock rather than as a hotel-style resort product. Long-term rental listings exist, but we deliberately do not repeat portal-generated yield percentages. Real returns depend on the actual purchase price, vacancy, unit condition, furniture, management or brokerage costs, owner expenses and the rent a tenant will genuinely pay. A unit-level cash-flow calculation based on current comparable leases is more useful than an automated yield badge.
Ownership format
The condominium supports unit freehold ownership. A foreign buyer can register a unit in their own name only if foreign quota remains available; under Thai condominium rules foreign ownership may not exceed 49% of the total unit area in the building. The quota status of the specific unit must be confirmed with the condominium juristic person before transfer.
Unit types & sizes
The developer's original schedule presents this as the core and effectively sole residential layout. Resale listings show small variations around 30 sqm, so the registered area of the specific title deed should be used for the transaction.
The developer lists all 157 homes as one-bedroom, one-bathroom units of 30 sqm. Current resale advertisements sometimes show areas from 25.7 to 32 sqm and occasionally use a studio label; we do not treat those listing labels as a change to the official unit schedule without checking the specific title documents. - Sources differ on the exact completion date. The developer page shows 100% construction progress on 27 April 2012, DDproperty gives 2012, while some aggregators state December 2012 or 2013. The main record uses 2012 because it is best supported by the primary source and a major portal.
- The number of buildings is inconsistent across sources: DDproperty describes two buildings, PropertyHub lists one, while the developer's floor-plan navigation separately names Plus and Serene blocks. No building-count field is added because the sources do not align and the registry schema does not require it.
- The official schedule lists 157 one-bedroom units of 30 sqm, but resale advertisements sometimes show 25.7–32 sqm and one listing uses a studio label. For a purchase, the unit type and registered area should be taken from the specific legal documents rather than the advertisement wording.
