Why this project is worth a look
A small-scale product
The evidence points to small batches of low-rise homes rather than a large estate. That can make the physical product straightforward, but it shifts more of the diligence burden to the individual plot, seller and contract.
Single-storey living
The identifiable homes are one-storey layouts with two or three bedrooms. Buyers who prefer their own entrance, parking and outdoor space may find that more practical than a condominium, without paying for resort-style common facilities that are not documented here.
Price is historical
A recent three-bedroom house was marketed at THB 4.5M, while earlier two-bedroom stock appeared around THB 3.39M. Both have since been shown as sold or unavailable, so these are useful market anchors rather than a live price list.
Legal clarity comes first
No legal developer entity has been established from public sources, and no project-wide foreign ownership structure is published. The decisive documents are therefore the selected plot's title, the seller's legal identity and the actual land-and-building contract.
About the project
This dossier treats Flourish House as the small Chalong housing project around Chao Fah Garden Home Soi 12. That distinction matters because the same name now appears on a separate new townhouse listing in Ko Kaeo, while some older databases incorrectly tag Flourish House as Si Sunthon or Thalang. The Chalong identity is supported by Hipflat, FazWaz and multiple syndicated property pages, and the Street View link attached to the FazWaz project points to approximately 7.8468339, 98.3580286. The Ko Kaeo stock is therefore excluded rather than blended into one project record.
The public footprint suggests a very small-scale housing product rather than a conventional master-planned villa estate. A 2025 Little Flourish listing described a batch of four two-bedroom homes inside Chao Fah Garden Home Soi 12. More recently, portals carried a three-bedroom single-storey house of 160 sqm under the same Flourish House project name. There is still no dependable project-wide unit count: aggregator profiles have alternated between zero and one available home, and none provides a credible total. Buyers should approach this as due diligence on a specific house and plot, not as a purchase where the estate-wide specification is already documented in a formal project brochure.

The most recent clearly attributable Chalong asking price we found was THB 4.5 million for the three-bedroom, two-bathroom house with 160 sqm of indoor area on a 160 sqm plot. Its description included a living and dining area, kitchen and laundry area, garden space and parking. By September 2026, FazWaz was already marking that unit as sold, so THB 4.5 million is a recent transaction-market reference rather than live inventory. An earlier two-bedroom townhouse of 78 sqm had been offered at THB 3.39 million and was also later marked sold. Those numbers show the scale of past asking prices, but they should not be presented as a current price list.
What is attractive about the format is its simplicity. The known homes are single-storey, with two or three bedrooms and some private outdoor space, so the product can suit a household that values its own entrance, parking and a small garden more than resort facilities. There is no verified evidence of a clubhouse, communal pool or managed rental programme, and it would be misleading to imply otherwise. The same lack of institutional packaging is also the main diligence issue: public sources do not explain common fees, estate management, maintenance rules, warranty administration or a project-level handover schedule.
The developer identity remains the largest unresolved point. The brand site calls itself Flourish House Phuket, while FazWaz and LivePhuket list the developer as unavailable, and wider Thai- and English-language searches did not establish a legal development company behind the Chalong homes. For a landed property, that missing link matters more than branding. A buyer should see the title for the selected plot, the legal name of the seller, the party receiving funds, the building ownership documents and the contract structure before treating any reservation as secure. Foreign buyers also need a structure that respects Thailand's restrictions on direct foreign land ownership. One older two-bedroom listing stated a Chanote title, but that is unit-specific evidence and does not prove the title or ownership structure of every Flourish House home.
Ownership format
A foreign buyer does not normally acquire Thai land outright with a house purchase. Flourish House has not published a project-wide foreign-ownership structure, so the land right and building ownership must be checked against the contract and title for the selected plot. One earlier two-bedroom listing stated a Chanote title, but that is evidence for that particular home rather than the whole project.
Home types & sizes
A recent Chalong listing with living and dining space, a kitchen and laundry area, garden space and parking. The plot was also stated as 160 sqm. The unit was later marked sold.
An earlier 78 sqm home on an 85.6 sqm plot; the listing stated a private garden, terrace and covered parking. It was later marked sold.
Flourish House does not publish a complete unit matrix. The Chalong evidence supports specific two- and three-bedroom listings, while the older brand website shows different floor areas and the same name now appears on new homes in Ko Kaeo. The cards above therefore include only units that can be tied to the Chalong location with reasonable confidence.

Location
- The project is tied to Chao Fah Garden Home Soi 12 in Chalong, Mueang Phuket by Hipflat and multiple project/listing pages.
- FazWaz places the project in Chalong, and its Street View link resolves to approximately 7.8468339, 98.3580286.
- Some older BaanFinder metadata incorrectly labels the same listing as Si Sunthon / Thalang even though the listing text itself says Chao Fah KT Nabon Soi 12, Chalong; that conflict is retained rather than silently corrected.

Price & purchase terms

Best for: Buyers looking for a compact single-storey home in Chalong without paying for a large amenity package.; Households that value a private entrance, parking and some garden space more than a clubhouse, gym or resort pool.; Buyers comfortable conducting plot-by-plot title, seller and contract due diligence rather than relying on a major developer's track record.; may not suit: Buyers who want a well-known developer, a documented completion track record and a fully specified estate-management package.; Foreign buyers expecting straightforward direct ownership of the land together with the house without a separate legal structure..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- No legal developer or project company has been established for the Chalong homes: the brand website does not identify a juristic entity, while FazWaz and LivePhuket show the developer as unavailable.
- The total home count and phase structure remain unclear. One Little Flourish listing refers to four homes, but project aggregators do not provide a dependable total; the newer same-name Ko Kaeo stock is excluded from this dossier.
- The project-wide land structure, title for each plot, payment schedule and common completion date are not published. Chanote appears only on one earlier two-bedroom listing and cannot be assumed for every home.
