Why this project is worth a look
Two products, one site
The most important feature is the split between the buildings. Buildings 1–3 are conventional condominium stock with foreign freehold possible within the legal quota, while Building 4 is a Radisson-operated serviced-apartment product with a different tenure and operating model. That choice can be useful, but it makes document matching essential: sharing a master plan does not mean the contracts are interchangeable.
Liveable unit sizes
The scheme is not built only around micro-units. One-bedroom apartments begin at roughly 50 sqm and two-bedroom layouts at 70 sqm, giving couples and families more realistic space for storage, work and longer stays. That is a meaningful difference from Phuket projects where most of the inventory is optimised primarily for short-stay investment demand.
Amenities with daily use
Pools, wellness, coworking, children’s facilities and food-and-beverage spaces can support year-round living rather than functioning only as brochure features. The trade-off is operational complexity. Buyers should read the eventual common-area budget and management rules with the same care they give the floor plan, because a large amenity programme is only valuable when it is maintained properly.
A Rawai base
The location works best for buyers who already understand southern Phuket. Sai Yuan, Nai Harn, Rawai and Chalong form a practical daily circuit for schools, restaurants, sports and beaches, but it is not a dense walk-everywhere environment. A scooter or car will be part of normal life for most residents, which can be a strength or a drawback depending on the buyer.
Construction with milestones
Next Point has moved beyond a paper launch. Recent updates show foundation and underground works, while current reporting cites a building permit, approved EIA and Chanote title. Those are useful due-diligence anchors, yet the Q4 2028 target still leaves meaningful construction risk. Payment milestones, delay remedies and the handover standard deserve careful contract review.
About the project
Next Point Condominium is no longer best understood as a single, uniform condominium product. The current scheme is a four-building development with 372 apartments and two distinct ownership and operating models. Buildings 1–3 form the conventional residential condominium component, while Building 4 is being developed as the 118-key Radisson Serviced Apartments Rawai Phuket. That distinction changes the buying decision in a material way. Current project-linked information says foreign freehold is available in Buildings 1–3, subject to the statutory foreign quota and availability for the chosen unit, while the Radisson building is marketed on leasehold terms. A buyer should therefore choose the building and tenure first, then compare floor plan, floor, view and price.
The site is in Rawai in southern Phuket, at 136 Soi Saturdays, close to the Sai Yuan corridor rather than directly on a swimming beach. Developer material refers to the sea being roughly 700 metres away, but that figure should not be read as “walk to Nai Harn Beach.” Current project coverage places Rawai Beach at about 3 km and describes Nai Harn as roughly a seven-minute drive. In practical terms, Next Point suits a car- or scooter-based Rawai lifestyle: restaurants, schools, fitness venues, supermarkets and the southern beaches are spread around the district. Buyers whose priority is a genuinely walkable beach address should inspect the route and surrounding roads rather than relying on a straight-line distance to the coast.

This is a sizeable low-rise compound rather than a boutique residence. The current amenity programme includes four pools, a rooftop infinity pool, an open-air cinema, a rooftop bar, a spa with hammam, a gym of about 200 sqm, a coworking lounge of about 113 sqm, a children’s club, restaurants and retail, a planted atrium courtyard, and underground parking with EV charging. For a long-stay resident, that breadth can reduce the need to leave the property for work, exercise or basic leisure. It also creates a larger operational burden. The eventual quality of day-to-day life will depend on how the common areas are staffed, maintained and funded, so the management structure and common-area budget matter almost as much as the specification list.
The current official unit mix covers studios, one-bedroom and two-bedroom apartments, corner layouts and penthouses. The main project site now gives an overall range of 35–195 sqm. Studios are shown at 35–51 sqm, one-bedroom units at 50.4–70.5 sqm, two-bedroom units at 70–104.6 sqm, and corner apartments at 48.7–114.22 sqm. The project also promotes smart-home controls, panoramic glazing, completed interiors and furniture packages. Older portals still show larger penthouses reaching 269.75 sqm, which appears to reflect an earlier configuration. Because the project has been reworked around the Radisson component, buyers should request the current floor plan, unit schedule and specification for the exact apartment rather than mixing old brochures with the present inventory.
Construction is visibly underway. Project updates in 2026 have shown work on underground engineering, the parking structure and foundation slabs, while current reporting dates the formal start of construction to 8 December 2025. The same recent coverage states that the building permit was issued in October 2025, the EIA has been approved and the site has a Chanote title. Those are useful checkpoints, but an off-plan purchase still carries delivery and execution risk. The current project-wide handover target is Q4 2028. Separately, Radisson Hotel Group lists the 118-key serviced-apartment property as a 2029 opening, which is consistent with an operating launch occurring after construction and fit-out.
The investment proposition needs to be separated from the physical apartment. For eligible studios and one-bedroom units in Buildings 1–3, current project-linked material describes a contractual return from 6% per year for the first three years plus an 80/20 rental pool in the owner’s favour. That is a developer programme, not a forecast of open-market rental performance, and it should be read together with the management contract, exclusions, owner-use rules and operating expenses. Building 4 follows a different branded-serviced-apartment model under Radisson. Returns, tenure and owner-use conditions should never be carried across from one building to another simply because they share the same master development.
Pricing is another area where the project’s evolution is visible. A 15 August 2026 project-linked publication gives a starting level of THB 4.2M for Buildings 1–3 and THB 5.75M for the Radisson building. At the same time, major portals still display lower offers around THB 3.15M–3.57M, often alongside legacy figures of 378 or 379 units and earlier completion dates. Some may be old reservations or genuine residual stock; some may simply be stale feeds. The safe way to compare is to match a live unit number with its building, tenure, current price, payment schedule and management terms. A headline “from” price is useful only after those pieces line up.

Unit types & sizes
The smallest format in the scheme, although 35 sqm still gives more usable room than the 25–30 sqm studios common in many newer Phuket launches. For rental use, building, view and programme eligibility matter as much as size because management terms are not uniform across the project.
A practical long-stay option for a couple or solo resident, with a separate bedroom, proper living room and enough space to create a work zone. At the upper end of the range, these units are comparable in size with small two-bedroom products elsewhere in Phuket.
The family-oriented format, with separate bedrooms and more living space. It is easier to justify for owner occupation, while an investment buyer should compare the higher absolute purchase price with achievable rent rather than relying on a headline yield figure.
A separate marketed category with corner glazing and multiple view directions. The upside is light and outlook, but in Phuket orientation matters: afternoon sun, shading from neighbouring buildings and the final built context should all be checked on the exact stack.
