Why this project is worth a look
Completed by the beach
The project is finished and operating, so the unit, common areas and immediate surroundings can be inspected rather than inferred from a sales presentation. That is a meaningful advantage in a resort market.
Mixed-use reality
An operating hotel sits within the same complex, adding management, service-access and letting questions that do not arise in the same way in a purely residential building. The format can work well, but the contracts matter.
Two tenure routes
Live resale stock includes both Foreign Quota freehold and leasehold. The cheapest asking price is only useful after the buyer confirms that the legal interest being compared is the same.
Resale tells more
Current listings show studios and one- and two-bedroom homes across a wider range than the simplified launch-era plan schedule. Buyers can choose from real stock, but should rely on the selected unit's title and registered area.
Amenities are inspectable
Pools, children's areas, fitness and food-and-beverage facilities are operating today. Ownership documents and current house rules still need to confirm exactly what a private owner may use and what carries additional terms or charges.

The Marin Phuket is a completed resort-style development in Kamala on Phuket's west coast. Thailand's EIA database records THE MARIN PHUKET as a condominium project and identifies Phuket Smile (Thailand) Co., Ltd. as the project owner. Most current property profiles date completion to December 2021. The same physical complex now also operates under the hotel name The Marin Phuket Kamala Beach, which makes it materially different from a purely residential condominium: privately owned units sit inside an actively operated hospitality environment.
For a buyer, the strongest advantage of a completed project is that very little has to be imagined. The buildings can be inspected, the pools and common areas are operating, and resale units can be compared in their real condition rather than against launch renderings. That removes much of the construction-delivery uncertainty, but it does not make due diligence optional. In a finished resort condominium, the critical questions move toward title, outstanding common-area charges, juristic-person rules, rental permissions, management arrangements and the boundary between condominium amenities and hotel services.

The property is on Soi Kamala 12 in Kamala. The current official hotel website uses 111/1 as the street number, while older property profiles use 110/59 on the same soi. We use the current operating address in the main record and preserve the older number as an unresolved discrepancy rather than pretending the two source trails are identical. The location itself is straightforward: the official property site places Kamala Beach and Café Del Mar roughly 100 metres away and Phuket FantaSea roughly 200 metres away. This is a resort-oriented part of Kamala rather than a secluded residential pocket.
The September 2026 resale market also makes the tenure question impossible to ignore. The lowest listing we found was THB 4.4 million for a roughly 41 sqm studio, explicitly advertised as leasehold. Other recent listings in the same project are marketed as Foreign Quota freehold, including studios and one-bedroom units around the THB 6.0–6.9 million range. A buyer therefore should not treat the cheapest asking price as a like-for-like benchmark. Price differences may reflect size, floor, view and fit-out, but they can also reflect a fundamentally different ownership structure.
Under Thailand's condominium rules, a foreign buyer can register freehold ownership only while the foreign-owned share remains within the statutory 49% ceiling of total unit area in the condominium building. The selected unit therefore needs a current quota check and the documents required for transfer. A leasehold unit is not simply 'freehold at a discount': it is a time-limited contractual interest whose remaining term, renewal language, assignment rights and registration need to be reviewed. Both structures appear in live The Marin Phuket resale stock, so tenure must be checked unit by unit.
The layout data has two useful layers. The original project profile describes A1–A6 Plus one-bedroom units at 37.20–44 sqm, a larger Type B one-bedroom at 53.10 sqm, and C1–C2 two-bedroom units at 70.40–72.70 sqm. The resale market is broader: current stock includes studios around 40–41 sqm and there are two-bedroom listings around 80 sqm. That does not necessarily mean the original plan schedule was wrong; it means secondary-market inventory should be read from the individual title and floor plan rather than forced into a simplified launch-era typology.
The common facilities are substantial for a low-rise project. The official property website lists four swimming pools plus a jacuzzi, a rooftop garden and pool, fitness facilities, an indoor kids' club, an outdoor playground, a restaurant, café, rooftop bar and lobby. Property portals also describe security, CCTV and parking. These amenities are easy to inspect in person, which is useful. The contractual side is less visible: a private owner still needs to know which facilities are included under condominium rights, which belong to the hotel operation, and whether any services carry separate charges or access conditions.
Source descriptions do not align perfectly on the project's scale. Most current profiles describe 260 units in total and two five-storey buildings, while narrative text on several portals refers to 251 residential units; one current DDproperty project card also lists a single block. The EIA material supports a two-building development and includes a later amendment dealing with internal room allocation. We therefore retain 260 as the most consistently reported overall project count but flag the 260-versus-251 distinction rather than manufacturing a reconciliation that the source documents do not explicitly provide.
The Marin Phuket is best assessed as an operating resort asset, not as a promise of future completion. A prospective buyer can visit the unit, test the walk to the beach, see the actual common areas and judge how busy the hotel environment feels. The trade-off is that mixed use creates more contractual detail. Before relying on a rental strategy or assuming access to every hotel facility, the buyer should review the unit's title, the condominium juristic-person rules, current common-area fees, any management agreement and any restrictions on independent letting. Those documents matter more than the project's marketing language once the building is already complete.

Ownership format
Resale stock includes both Foreign Quota freehold and leasehold units. A foreign buyer can register condominium freehold only while the statutory foreign-ownership ratio remains within 49% of the building's total unit area; the selected unit's tenure must be confirmed before transfer.
Unit types & sizes
Studios are visible in current secondary-market stock. The lowest price we found is attached to a leasehold unit, so it should not be treated as the baseline for a Foreign Quota freehold studio.
The original schedule includes compact A1–A6 Plus layouts and a larger Type B. Resale stock broadly overlaps that range but should still be checked against the individual title and floor plan.
C1–C2 form the larger two-bedroom category. Current resales also include bigger two-bedroom units, so the original schedule should not be read as a complete catalogue of today's secondary market.
The plan schedule comes from the project profile, while studios and some larger units come from live resale stock. For a transaction, area and configuration should be checked against the selected unit's title and floor plan rather than normalised into a single launch-era typology.
