A finished building
Construction is complete, so buyers can inspect a working property rather than a promise: the unit, corridors, lifts, pool, parking and management are all observable. That reduces delivery uncertainty but makes operating history, juristic-person accounts and planned capital works essential parts of due diligence.
Three practical formats
The official range is limited to a 29 sqm one-bedroom, a 43 sqm one-bedroom-plus and a 56–57 sqm two-bedroom. This makes the usefulness of each step in size easier to compare. Fully fitted does not mean fully furnished, so the handover inventory must be checked for every resale unit.
Western Bangkok access
The address connects Pinklao, the Siriraj medical district, historic Bangkok and cross-river roads. Bang Yi Khan MRT is roughly 0.8–1.0 km away depending on the measuring point. It is useful rather than seamless access, and the daily walk should be tested in real weather.
Amenities across levels
Co-working, children’s and movie rooms sit at ground level, the pool and steam area are on level nine, and the gym is on level ten. Distributing the facilities separates resident flows. Equipment condition, operating hours and real occupancy matter more now than the original amenity list.
Observable market stock
Both sale and rental offers are visible, providing comparisons across floors, sizes and fit-outs. Current asking prices begin around THB 2.25M and rents around THB 13,000 per month. They are not transaction or yield evidence; duplicate listings and unit condition require manual reconciliation.
About the project
Chewathai Pinklao is a completed urban condominium at 59 Arun Amarin Road in Bang Yi Khan, on Bangkok’s Thonburi side. Its single 13-storey building contains 588 apartments, with five additional commercial units recorded in the official project factsheet. The entrance is not directly beside the MRT, but Bang Yi Khan station is within a realistic walk or short local ride. The location makes most sense for people oriented toward Pinklao, Siriraj, the old city and cross-river routes rather than a daily Sukhumvit-centred routine.
The developer is Chewathai Public Company Limited. Its live project page still advertises units from THB 2.69M, lists the completed unit types and records construction progress at 100% as of October 2024. A finished building changes the buyer’s job: the actual unit, corridor, pool, lifts, parking and access road can all be tested. There is less reliance on renderings, but more reason to examine wear, maintenance quality and the condominium juristic person’s financial records.

The site covers 4 rai 75 square wah and the residential building rises 13 floors above one basement level. With 588 homes, this is a busy shared environment, particularly around morning departures and evening returns. It will not feel like a boutique building where residents know every neighbour. The larger inventory does create choice in the resale and rental market, with different floors, orientations and furnishing packages visible in August 2026. Listing counts should not be read as unique stock because agents often duplicate the same unit.
The official unit range is straightforward: a 29 sqm one-bedroom, a larger 43 sqm one-bedroom-plus format, and a 56–57 sqm two-bedroom. All are marketed as fully fitted, which refers to the specified built-in package rather than a complete set of loose furniture. Every resale comparison should reconcile the photographs with an inventory covering the kitchen, wardrobes, air conditioners, appliances, bed, sofa and curtains. In a completed unit, condition and included contents can matter as much as the nominal floor area.
The 29 sqm plan is primarily for one person or a couple who want a separate bedroom without spare rooms. Storage discipline matters because luggage, a desk and household equipment quickly consume the remaining space. The 43 sqm option offers a more generous one-bedroom footprint and greater flexibility without stepping up to two bedrooms. At 56–57 sqm, the two-bedroom can work for a small family, shared home working or regular guests, although the published plan information confirms only one bathroom.
Facilities are distributed through the building rather than concentrated on one deck. Ground level contains the lobby, waiting area, landscaped space, co-working area, children’s room and movie room, while parking uses both ground and basement levels. The pool, sauna and steam room are on level nine, and the gym is on level ten. Buyers should inspect each area during a working evening as well as daytime; launch photographs cannot show current crowding, ventilation, equipment condition or everyday housekeeping.
The developer confirms 219 conventional parking spaces excluding double parking and two EV charging points. A detailed DDproperty profile reports 254 spaces when blocked spaces are included. Even the larger number is well below the number of apartments, so car ownership does not imply a dedicated bay. The juristic office should explain parking stickers, second-car restrictions, guest access, additional charges and real evening occupancy. For a car-free resident, the quality of the route to the MRT and taxi pickup at the entrance matters more.
The official page places Bang Yi Khan MRT 0.8 km away; a detailed independent profile measures roughly 970 metres along its route. That is a difference of starting point rather than a reason to average the figures. The walk should be tested in heat, rain and after dark. In return, the Blue Line provides links toward Bang Sue, the old city, Silom and the wider rail network, while Arun Amarin Road connects to Rama VIII Bridge, Somdet Phra Pinklao Road and western Bangkok’s main road system.
The surrounding district is already established. Chewathai’s current page places Lotus’s Pinklao at about 1.2 km, Central Pinklao at 1.4 km, Rama VIII Park at 1.35 km and Siriraj Hospital at 2.58 km. These destinations do not form one compact walkable block, and some trips are easier by taxi or local transport. The location’s real strength is access to Pinklao’s shopping, the riverside medical cluster and historic Bangkok without paying for an address in the central districts east of the Chao Phraya.
On 25 August 2026, DDproperty displayed asking prices from about THB 2.25M to THB 3.426M and rents from THB 13,000 to THB 16,500 per month. FazWaz also showed a THB 2.25M entry sale and rents from THB 13,000. These are advertisements, not registered transaction evidence or a guaranteed return. Two units of the same size may differ in floor, orientation, courtyard or city view, fit-out condition, tenancy and ownership quota. Only like-for-like comparisons are useful.
Technology is part of the practical specification rather than a decorative extra. The project lists access control, CCTV on every floor, 24-hour security, a digital door lock and a home-control system. Its official description refers to app-based control of electricity, lighting and air conditioning. A resale buyer should check account transfer, software support, panels, sensors and responsibility for replacement. A smart-home device that cannot be reset for a new owner soon becomes an ordinary wall screen.
Property profiles publish a common-area charge of THB 45 per sqm per month, but the current rate, sinking fund and any special assessments need confirmation from the juristic person. Absolute cost naturally varies by unit size, but it should not be estimated without an official statement. Buyers should request recent meeting minutes, budgets, arrears for the selected unit, planned capital works, building insurance and facility rules. A completed condominium has an operating history; reviewing it is one of the main advantages over buying off-plan.
For a foreign purchaser, Chewathai Pinklao is structurally simpler than landed property because a condominium unit can be held freehold within the building’s 49% foreign quota. A project being described as freehold does not prove that a particular seller can transfer foreign freehold today. Before a reservation, the buyer needs a quota letter from the juristic person, title and mortgage checks, confirmation of no unit arrears and correct evidence for foreign-currency funds. A Thai-quota unit requires a different structure.
The strongest use case is owner occupation or long-term rental for someone whose life is tied to western Bangkok, hospitals, universities or the old city. The building is operating, market evidence exists and the layouts are easy to understand. The constraints are equally visible: no station at the doorstep, 588 apartments, limited parking relative to unit count and compact internal areas. The value comes from a genuine daily route and the condition of the selected unit, not from the Pinklao label alone.
A serious inspection should cover the unit in daylight and evening, traffic noise from Arun Amarin Road, heat and orientation, water pressure, air conditioning, bathroom odours and window seals. Building due diligence should include current accounts, parking and pet rules, foreign-quota confirmation and planned repairs. For a rental purchase, signed evidence from comparable units is more useful than multiplying an asking rent by twelve; vacancy, commission, furniture, repairs and tax all change the result.

Ownership format
The project is recorded as a freehold condominium. A foreign buyer may own a unit in their own name within the statutory 49% foreign quota of the building’s saleable area; if quota is unavailable for the selected unit, a long lease is the usual alternative. The condominium juristic person must confirm current foreign-quota availability before funds are committed.
Unit types & sizes
The smallest official layout has a separate bedroom, kitchen and bathroom. It suits one person or a couple prioritising a controlled budget and minimal excess space. Storage, desk placement, window orientation and the exact furniture inventory need checking because the project supplied a fitted package, not necessarily a complete furnished interior.
A larger one-bedroom format with more flexibility for storage, dining or working from home; the exact use of the additional space depends on the selected plan. It is the middle option for a buyer who finds 29 sqm restrictive but does not require a second enclosed bedroom.
The largest official type can serve a small family, a dedicated study or regular guests. A second bedroom broadens the use case, while the single confirmed bathroom may constrain shared living. Exact registered area needs checking because resale listings sometimes round the plan to 56 sqm.
