Bang Yi Khan station sits directly beside the complex. In practical terms, residents can use the Blue Line as their primary commute rather than treating rail as a backup to driving on Charansanitwong Road. The long site still makes tower selection important because the walk from Tower C is meaningfully longer than from Tower A.
A finished, lived-in project
Completion in 2019 means buyers can inspect the actual apartment, lifts, parking and amenity condition instead of relying on renderings. The trade-off is scale: 1,784 units make this a busy urban condominium rather than a low-density residence, and that should match the buyer's expectations.
More than one unit profile
The mix runs from 24 sqm studios to 60–75 sqm two-bedroom homes, so the project can serve both entry-price MRT buyers and people looking for a more comfortable owner-occupied layout. On resale stock, however, renovation quality and furnishing often matter as much as the original plan.
Substantial shared facilities
The fourth-floor amenity connection goes well beyond a token pool-and-gym package. Sources document a 50-metre pool, sauna and exercise spaces, mini theatre, meeting and co-working rooms, golf simulator, landscaped areas and the upper lounge. What matters in 2026 is not the brochure list but how well those spaces are being maintained.
Foreign-quota stock exists
Current market evidence includes apartments explicitly offered under foreign quota, which gives international buyers a realistic freehold route. The status is unit-specific and still depends on the building remaining within Thailand's 49% foreign-ownership cap at the time of transfer.

The Parkland Charan-Pinklao is an established residential complex on Charansanitwong Road in Bang Phlat, not an off-plan project that needs to be judged mainly on a developer's delivery promises. Narai Property's official page lists three 22-storey towers, 1,784 units and a land plot of 11 rai 2 ngan 75 square wah. The condominium is complete and occupied, with major property platforms placing completion in July 2019. That shifts due diligence away from construction timing and toward the condition of the selected unit, the condominium juristic person's finances and rules, maintenance of the shared facilities, parking rights and foreign-quota availability.
Its position beside Bang Yi Khan station on the MRT Blue Line is the easiest feature to understand in everyday terms. Sources quote anything from roughly 20 to 160 metres because they measure from different points — the entrance, the street frontage or a particular tower on a long site. The exact number is therefore less useful than the physical reality: the station is directly adjacent to the development, so this is one of the western Bangkok projects where a resident can genuinely build a daily routine around rail rather than a car. That matters on Charansanitwong Road, which remains a busy urban corridor.

The site is deep rather than compact, and the three towers run back from the main road. That has practical consequences. Tower A is closest to the entrance and station, while Tower C sits furthest inside the plot but carries some of the most distinctive communal spaces, including the large pool, upper-level lounge and roof garden. A buyer should therefore treat tower choice as seriously as floor area: walking distance to the street, exposure to road noise, outlook and proximity to internal facilities vary materially across the complex.
With 1,784 apartments, The Parkland Charan-Pinklao behaves more like a large urban residential community than a low-density boutique building. The scale can be an advantage because it supports a broad resale and rental market and a substantial facility programme, but it also means more residents sharing lifts, parking and leisure areas. Each tower was designed with three passenger lifts, with a service lift also reported in the detailed project review. Buyers who value very low density or a private-club atmosphere should view the project with that trade-off in mind.
Parking deserves the same level of scrutiny. DDproperty's project-era review recorded 925 spaces, about 51% of the residential unit count including tandem parking. For a building immediately beside the MRT that is not an unusual ratio, but it is not the same as one guaranteed bay per apartment. Original allocation and reservation rules varied by unit type, and current juristic-person rules may no longer mirror the launch documents. Anyone planning to keep a car full-time should ask for the present parking regulations and the selected unit's actual entitlement rather than rely on a generic 'parking available' label.
The original unit mix starts with 24 sqm studios. One-bedroom apartments were planned at 30–45 sqm, two-bedroom/one-bath units at 45–49.5 sqm, and the larger two-bedroom/two-bath layouts at 60–75 sqm. That creates two very different use cases under one project name: the smaller homes suit singles, couples and tenants who prioritise rail access and entry price, while the 60–75 sqm layouts can support longer-term owner occupation more comfortably. Because this is now a resale market, fit-out quality, renovation age and furniture vary from unit to unit; identical floor area does not mean identical product quality.
The shared facilities were a major part of the original proposition and remain one of the project's most visible differentiators at this price level. The towers connect through a fourth-floor amenity level, and detailed sources describe a 50-metre pool, gym, yoga and sauna areas, jogging track, golf-simulator room, mini theatre, co-working and meeting rooms, children's areas, landscaped gardens and the upper lounge in Tower C. The list is substantial, but a completed condominium should be judged on current upkeep rather than brochure length. A sensible viewing includes the pool deck, corridors, lifts, parking and roof-level spaces, not just the lobby and the apartment.
Narai Property's official page states an original sinking-fund contribution of THB 450 per sqm and common-area fees of THB 45 per sqm per month. Those figures are useful as the project's documented base, but the building is now run through its condominium juristic person, so current charges, seller arrears and any special assessments need to be checked in live documents before transfer. The developer's old booking and instalment schedule has little relevance to a 2026 purchase; most stock is resale and transaction terms depend on the individual owner and contract.
Foreign buyers have a meaningful route to registered ownership here because current market evidence includes units offered under foreign quota as well as Thai quota. That does not make every advertised unit automatically transferable to a foreign purchaser on the same basis. Thai condominium law caps foreign freehold at 49% of the total unit area in the registered condominium, and the juristic person must confirm that the quota remains within the legal limit at transfer. A cheap Thai-quota listing should therefore not be treated as equivalent to a foreign-quota unit until the title structure is verified.
By 2026 The Parkland Charan-Pinklao is clearly functioning as a mature secondary-market asset rather than a one-off launch. DDproperty carried a 24 sqm studio at THB 2.2M in an active listing dated 14 August 2026; FazWaz simultaneously showed studios, one-bedroom and two-bedroom stock across a broader range, while Hipflat records 2025 sales under both Thai and foreign quota. Those observations are useful as evidence of active resale turnover, not as a promise of investment return. Price comparisons need to stay like-for-like: tower, floor, view, renovation, furnishing, quota status and an existing tenancy can move value more than a few square metres of floor area.

Ownership format
The condominium is sold on a registered freehold basis. A foreign buyer can take freehold title to a selected unit only within the condominium's 49% foreign-ownership quota; current project listings include both Thai-quota and foreign-quota units. If foreign quota is unavailable for the selected unit, foreign freehold transfer is not possible; any leasehold arrangement would be a separate contractual structure requiring its own review.
