Why this project is worth a look
Inspectable, not promised
The project is fully built, so a buyer can judge the apartment, common areas, parking, lift performance and street exposure before making a commitment. That does not remove legal due diligence, but it removes much of the delivery risk that comes with an off-plan purchase.
Useful MRT distance
Bang Yi Khan MRT is about 600 metres away rather than directly outside the lobby. For many residents that is a workable daily walk, but it is worth testing the route in real conditions rather than treating “near MRT” as a substitute for an on-site visit.
A genuinely large building
There are 964 residential units, and the typical upper floors hold 48 homes each. The scale creates a deep resale and rental pool, but it also makes lift demand, corridor traffic and the position of an apartment on the floor plate more important than in a small condominium.
Amenities across two levels
The fifth-floor leisure deck and rooftop garden offer more than a token pool-and-gym package, with club rooms, sauna, badminton, jogging and outdoor areas in addition to the main pool and fitness room. In a mature building, however, maintenance quality matters more than the original brochure list.
Unit-level due diligence
Resale apartments can differ materially in price, renovation, tenancy, title status and foreign-quota eligibility even when the floor plan is similar. The project’s active market gives buyers enough comparable stock to investigate those differences instead of relying on a single asking price.
About the project
Plum Condo Pinklao Station is a completed high-rise on Somdet Phra Pinklao Road in Bang Yi Khan, on the western side of central Bangkok. Its main advantage for a buyer is not novelty but visibility: this is an established building where you can inspect the actual corridors, lifts, pool deck, parking circulation, street noise and the exact apartment before committing. Pruksa launched the scheme in 2016. The developer’s own records describe 964 residential units plus four retail units, for 968 units in the overall project structure. That also explains why some portals show 964 while others show 968—they are often counting different categories rather than different buildings.
The unit mix is deliberately compact. Original project material listed one-bedroom layouts of 24.5 and 26.5 sqm and a combined two-bedroom format of about 49.5 sqm. Resale listings now show small variations such as 25, 25.38, 26, 27 or roughly 50.4 sqm, which is why a buyer should rely on the registered area and title documents for the specific apartment rather than a generic marketing plan. One-bedroom units dominate the building; the larger two-bedroom layouts are concentrated in corner positions on the typical upper floors. For someone comparing several resales, this creates a useful apples-to-apples market: many homes share the same basic shell, so floor, outlook, renovation quality and legal status become easier to isolate.

The vertical layout is unusual enough to matter. Parking occupies the basement and the central portions of the lower floors, while residential units wrap around those levels. The second floor has 34 one-bedroom units; floors three and four have 36 each. The fifth floor combines the main amenity deck with 42 homes, including four two-bedroom corner units. From floors six through twenty-two, the repeated plan is denser at 48 units per floor, with two-bedroom apartments in the corners and one-bedroom apartments elsewhere. This is a large building, not a boutique residence, so lift traffic, corridor activity and the precise location of a unit within the floor plate deserve more attention than they would in a low-density project.
The amenity package is spread across several zones. The fifth floor includes a large saltwater pool, children’s pool, jacuzzi, fitness room, sauna and a club area designed for reading, meetings and informal leisure. The roof is landscaped with sitting areas, a jogging route, barbecue spaces and outdoor yoga areas, with open views towards the old-city side and Rama VIII Bridge from parts of the roof. Ground-level and building facilities also include landscaped areas, a badminton court, access control, CCTV and 24-hour security. These features were well documented when the project was handed over, but the building is no longer new, so an inspection in 2026 should focus on maintenance quality, actual operating hours, equipment condition and any changes made by the condominium juristic person.
Location is the reason the project still has an active resale and rental market. It fronts Somdet Phra Pinklao Road, giving direct road access toward Phra Pinklao Bridge and Bangkok’s historic core while remaining connected to Borommaratchachonnani and Charan Sanitwong. Pruksa has described Bang Yi Khan MRT as roughly 600 metres away; current property portals also place it at about 0.6 km. That is a practical walk for many residents, but it is not a station-integrated condominium. The trade-off is that the building also sits within the established Pinklao retail and service area rather than in a newly created transit district. Buyers who work or study around Siriraj, Thammasat Tha Phra Chan, the old city or the Pinklao corridor may find that geography more important than being directly above a station.
Resale pricing in late September 2026 shows why this should be assessed unit by unit. PropertyHub had one-bedroom listings around THB 1.95M at the lower end, while live two-bedroom stock around 50 sqm was being advertised from roughly THB 4.49M. Other listings sit materially higher. The spread is too wide to treat any one number as a project-wide value: renovated condition, floor, view, tenant status, furnishings and seller motivation all move the price. The useful point is that there is enough live stock to compare. A buyer can inspect several similar units, see what each seller has changed, and negotiate against observable alternatives rather than a single developer price list.
Foreign ownership requires the normal Thai condominium checks. A foreign purchaser may own a unit in freehold only while foreign ownership in the building remains within the statutory 49% cap by aggregate condominium-unit area. The fact that a listing says “freehold” does not by itself prove that the foreign quota is available for that transfer. Before paying a meaningful deposit, the condominium juristic person should confirm quota availability and issue the documents required for transfer, while the buyer should also make sure the incoming funds are structured in a way acceptable for Land Department registration. If quota is unavailable and a seller proposes leasehold instead, that is a different legal product and the lease term, renewal language and registration mechanics need to be reviewed on their own merits.
This project is therefore easiest to understand as a mature, high-density city condominium with unusually broad common facilities for its original price segment. It suits buyers who want a completed asset in a known neighbourhood and are comfortable choosing carefully among resales. It is less natural for someone seeking a quiet, low-unit-count building, guaranteed parking for multiple cars or the predictability of a brand-new handover. The highest-value due diligence here is very concrete: inspect the unit at different times of day, test the walking route to the MRT, review the juristic-person accounts and current fees, confirm foreign quota if relevant, and compare several apartments with the same layout before deciding what the asking price actually buys.
Ownership format
A foreign buyer can hold a condominium unit in freehold only while the building has room within Thailand’s foreign-ownership quota, which is capped at 49% of the aggregate condominium-unit area. For any resale unit, the juristic person should confirm the available foreign quota before transfer; if freehold is unavailable, any leasehold structure needs separate review of its term and contract.
