Why this project is worth a look
Layouts with a purpose
LYN keeps the footprint modest, LINA adds a third bedroom, and JAYDEN offers a broader semi-detached plan. The useful comparison is about family routines, shared bathrooms and room for work or guests, rather than assuming the largest design is automatically best.
More than a driveway
The pool, play areas, garden, clubhouse and advertised 24-hour gym provide spaces a basic street-side townhouse would not. Their value comes from regular use and sustained maintenance, both of which deserve a real inspection and a clear cost breakdown.
A car-first location
Lak Song MRT is listed 12.1 kilometres away by AP, so a train commute requires an additional journey. In return, the buyer gets a house-shaped layout, its own entrance and two parking spaces in the published plans; the actual bays should be measured against the household's vehicles.
The correct Pleno
This is the newer Pleno Town near Soi Lek Sen, not the older Pleno Phetkasem 81 south of the canal. Getting that distinction right prevents a resale advertisement, construction date or apparent discount for one estate from being mistaken for evidence about the other.
About the project
The first thing to get right about Pleno Town Petchkasem 81 is its identity. AP has developed two similarly named communities in this part of Bangkok. This page covers the newer Pleno Town, which opened sales in April 2024, with access from the north-side canal road via Soi Lek Sen. The earlier Pleno Phetkasem 81 launched in 2015 on the southern side of the canal. It has different houses and a different location. Listings and construction dates from that older estate should not be treated as evidence for the newer one.
What AP is offering here is low-rise family housing rather than an apartment complex. The current range consists of two-storey townhouses and semi-detached houses. A semi-detached home shares one party wall with its neighbour; it is not a detached villa. AP's project page gives 351 plots and internal areas of 93–133 square metres across three designs. Several portals show 354 units instead. For an initial overview, the developer's count is the stronger reference, but the approved estate plan is what should settle the final total.

For some buyers, the appeal will be immediate: a front door of their own, a ground floor for family life and bedrooms upstairs, with two parking spaces shown in the house specifications. The trade-off is location. Nong Khaem is a predominantly road-oriented part of Bangkok, and this is not a development beside an MRT station. AP quotes 12.1 kilometres to Lak Song on the Blue Line. Anyone who needs a daily rail commute should consider the journey to the station as a separate leg, rather than treating the station's name in a brochure as a transport solution.
Access into the neighbourhood deserves an inspection of its own. The route described in the independent site review turns from the northern Khlong Phasi Charoen road into Soi Lek Sen, with roughly 900 metres remaining to the development. Some buildings along that approach serve commercial or warehouse uses. That does not establish a noise problem, but it makes the immediate street more important than the attractive entrance photographs. Visit at your normal departure time and, if possible, when the weather is poor. A route that works on a quiet afternoon can feel quite different during the school run.
The estate plan groups townhouses and semi-detached homes in distinct sections, with shared facilities closer to the entrance. That is a practical arrangement for residents who want to use the clubhouse without walking through every residential street. Still, an entrance-side home may experience more passing vehicles, while a home close to the recreation facilities may hear more activity. A buyer should see the actual plot marked on the plan. The placement of the model home tells you very little about the surroundings of the property you will own or occupy.
LYN is the smallest layout: 93 square metres inside, two bedrooms, two bathrooms and provision for two cars. The advertised starting land size is 16.5 square wah, a Thai measure of plot area rather than internal floor space. This could be a sensible arrangement for a couple, a parent with one child or somebody needing a dedicated home office. It is less flexible if the household needs two children's bedrooms as well as space for visiting relatives or full-time work at home. The number of rooms matters more than the project's broad area range.
LINA moves up to 107 square metres and three bedrooms, still with two bathrooms. The inspected show-home layout puts its connected living, dining and kitchen space downstairs, with the bedrooms on the upper floor. The less obvious point is that all three upstairs bedrooms share one bathroom on that level; the other is downstairs. That may work perfectly well for a smaller household, but anyone managing several school or work schedules should picture an ordinary weekday morning rather than just a spacious furnished show home.
LINA's rear utility area also creates options, although not a blank cheque for extension work. The on-site review discusses preparation that could support certain rear additions and shows a sample arrangement, not an unconditional building permit. If an enclosed Thai kitchen, additional laundry space or other adaptation is central to the purchase, ask to see the relevant approved drawings, plot boundaries and estate rules. Changing a show-home concept into construction at a privately owned house brings practical questions about drainage, ventilation, neighbouring walls and responsibility for future maintenance.
JAYDEN changes the proposition more substantially. It is a two-storey semi-detached design with a nine-metre frontage, 133 square metres of living space, three bedrooms, two bathrooms and a starting plot size of 35.1 square wah. Buyers pay for a different balance between house width, outdoor space and separation from adjacent properties. It may be a stronger fit for a household wanting a more generous forecourt and a degree of breathing room. It is nevertheless a shared-wall home. People seeking a genuinely freestanding house should compare the layout against detached alternatives before making a decision.
Two parking bays are quoted for all three designs. That's useful in a city where a family's second vehicle can become a daily logistical problem, but the plan is not a guarantee that every combination of cars will fit. Bay length, gate swing, columns, any later canopy and the chosen plot's frontage all affect usability. Bring the dimensions of the vehicles you actually drive. This matters even more if you intend to fit storage, a motorcycle or a charging point alongside the cars. Count usable space on site, not symbols on a drawing.
The communal offering is unusually relevant when comparing this place with a basic row of houses on a public street. AP lists a clubhouse, swimming pool with an area for children, a fitness room promoted as accessible 24 hours a day, playground and sports areas, and landscaped space of more than one rai. These facilities give families somewhere to spend time within the estate. Their continuing value depends on upkeep, opening arrangements and contributions from the people using them. A brochure establishes the facilities planned or advertised; it cannot replace seeing their current condition.
Entry security includes cameras, a controlled main gate and round-the-clock guards in the project's descriptions. Those arrangements should be understood as an operating service rather than a promise that nothing can go wrong. Ask how visitor access works in practice, whether deliveries can enter unescorted, and who has responsibility for common roads and lighting. It also helps to know when management passes from the developer to a residents' legal entity, and whether any outstanding contributions attach to the plot being purchased.
The area has schools, hospitals and major retailers, but the distances are not those of a neighbourhood where everything is at the doorstep. AP lists Sarasas Witaed Nongkhaem School at approximately 3.3 kilometres, Vichaivej International Nongkhaem Hospital at 8.2 kilometres and The Mall Lifestore Bangkae at 12.2 kilometres. Those are developer-published route distances, not travel-time guarantees. A family choosing this address would get more useful information by driving to its actual school and workplace than by counting the names of nearby institutions.
Phetkasem 81 and the surrounding canal-side roads connect the estate towards Phetkasem Road, Phutthasakhon and western Bangkok. That is useful geography for households already working or studying in this part of the city. It is not equally convenient for a daily trip to the central business districts, and the Blue Line is not on the doorstep. If rail is part of the commute, account for the additional drive or ride, parking and transfers. A test trip from the selected plot at the relevant hour is more informative than a straight-line map impression.
As of October 2026, AP continues to market the community in its ready-to-move category. That suggests finished homes can be inspected, which is a real advantage over buying exclusively from drawings. The completion-year fields on third-party websites are inconsistent, though: 2023 and 2025 appear against the newer Pleno Town, while a 2016 date is associated with the older estate and has been copied into some newer-looking profiles. We have therefore not stated a single definitive delivery year for every plot. Ask for the particular home's completion and handover records.
Published asking prices require just as much discrimination. AP's 2026 area pages have advertised townhouses from THB 1.99 million, while the main project page showed a starting figure of THB 2.39 million at this review. AP lists semi-detached homes from THB 3.49 million. These are advertised entry points, not inventory confirmations or binding offers. A unit on a more desirable street, a different house model or a promotion with specific conditions can produce another price. Verify the lot number, inclusions and total sum in a written quotation.
Resale search results can be actively misleading here. Properties from the older Pleno Phetkasem 81 appear beneath the newer Pleno Town name on some platforms, complete with the old completion year and southern-side address. A cheap advertised townhouse may therefore not be a bargain in the estate under review at all. There are separate listings linked to the newer development near Soi Lek Sen, but too few verified comparable transactions to infer reliable price growth or a consistent rental yield. Match the estate, floor plan, plot size and condition before interpreting an asking price.
The purchase process also changes depending on whether AP is transferring a new home or an individual owner is selling one. With a developer sale, the key questions include the specification delivered, defect-remedy arrangements, fixtures, meters and the conditions for handover. With a resale, ownership history, any registered mortgage, maintenance arrears and approvals for additions deserve particular attention. A fresh coat of paint says little about bathroom waterproofing or roof junctions. Have the property inspected in the form in which it will actually be transferred.
For a non-Thai buyer, ownership is the decision that comes before interior finishes. This is landed housing, not a registered condominium, so the familiar foreign condominium quota does not apply. Foreign nationals generally cannot hold Thai land outright, apart from narrow statutory exceptions subject to strict requirements and permissions. A properly structured and registered land lease may be possible in some circumstances, but it is not equivalent to freehold, and future extensions cannot simply be assumed. The legal and commercial value of the deal depends on its actual documents.
No verified project-specific foreign-purchaser tenure package was found for Pleno Town Petchkasem 81. A listing labelled freehold may describe the rights of an eligible Thai owner without establishing what can be transferred to a foreign buyer. Obtain the land title, identity of the registered owner, draft contract, and any proposed lease or separate building-ownership documents before sending non-refundable money. Independent Thai legal advice is particularly important here. A nominee arrangement using a Thai company or individual should not be treated as a safe shortcut around land restrictions.
Shared costs need their own budget line. A 2024 independent review cited a common-area charge of THB 48 per square wah of land per month, but a current official AP charge was not available to confirm that figure. The proper question is the assessment currently attached to the chosen plot and how it may change. Homeowners also remain responsible for much of the structure and its maintenance, unlike an apartment owner whose building has a larger common-property framework. A lower purchase price does not eliminate the cost of owning a house.
Differences between individual plots can be considerable. An end townhouse might gain exposure on one side but also face a busier corner; a home near the gate may be convenient for departures and less sheltered from traffic. Check sunlight, window positions, adjoining walls, water run-off and the space behind the house. Compare the delivered fixtures with the furnished display unit. If the surrounding estate is still being finished in stages, understand what construction activity remains and whether routes or communal areas will change.
This project makes the most sense as a real-home choice: families seeking a two-storey plan, dedicated parking and shared outdoor facilities in western Bangkok. It asks for a willingness to drive, realistic expectations about common-wall housing and attention to individual-plot quality. For an investor, the case would have to be built from genuine tenant demand and costs, not generic yield claims; no independently verified guaranteed-return programme was identified for this estate. A lower headline price is not a reason to ignore commute or ownership constraints.
The choice ultimately comes down to three things: the right house type, a tolerable daily route and a legal structure that actually works for the buyer. LYN saves space and generally belongs in a smaller-household shortlist. LINA adds a third bedroom without turning the home into a detached property. JAYDEN offers a wider semi-detached arrangement at a higher advertised starting price. Each can be a reasonable home, but only after the exact plot, its documents and its current condition have been checked. The name alone is not a substitute for that work.
Home types & sizes
A two-storey, five-metre-frontage townhouse, with advertised plots starting at 16.5 square wah. Two bedrooms can suit a couple, a small family or someone who needs a room separate from the main bedroom. AP specifies two parking positions, though actual clearances depend on the plot. Do not confuse its 93-square-metre layout with the house types advertised at the older Pleno estate on the other side of the canal.
The three-bedroom option has 107 square metres over two floors, a five-metre frontage and plots starting at 18 square wah. Its connected ground-floor living areas make family time easier, while three bedrooms upstairs share a single upstairs bathroom; the other bathroom is downstairs. The rear utility space may offer adaptation potential, subject to approvals and the specific house. AP lists two parking bays, which still need to be checked on site.
A broader semi-detached configuration: nine-metre frontage, 133 square metres inside and a starting land plot of 35.1 square wah. It offers three bedrooms, two bathrooms and two advertised parking spaces. The draw is not only the larger floor area but also the way the wider house meets the outside space. Its shared party wall remains a material distinction from a fully detached property. AP has promoted semi-detached homes here from THB 3.49 million, subject to stock and plot choice.
The quoted figures are AP's usable areas for the house designs, not verified net internal areas or plot sizes. Land is marketed separately in square wah, and individual plots may vary. Two parking spaces are part of the published design specifications rather than an on-site measurement of each driveway. AP's headline starting prices apply to broad product categories; no plot-by-plot price list was available to establish a current figure for each layout.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- AP lists 351 plots, while several independent profiles list 354. Site area also differs: AP's principal page says 36 rai and 53.5 square wah, compared with 36 rai, 1 ngan and 77.61 square wah elsewhere. The approved estate layout is needed to reconcile these figures.
- Different AP pages carried townhouse entry prices of THB 1.99M and THB 2.39M in 2026, without a publicly verified breakdown of remaining units. Neither advertised minimum establishes that a particular plot can be bought at that figure.
- The project is marketed under AP Thailand, but some databases name The Value Property Development as the corporate developer. The contracting seller, land title and any tenure legally available to the actual buyer remain to be checked against primary documents.
