Why this project is worth a look
A distinct Premium estate
Premium is documented as a 267-home development with its own gate and management structure, next to the 269-home original Colors. That distinction is essential when checking a listing’s identity, actual services and recurring costs.
An established neighbourhood
The homes have been completed for years. Buyers can examine the roads, shared areas, immediate neighbours and weathering of the specific building instead of buying on the strength of a completion promise.
Practical family layouts
The historic choices include three- and four-bedroom homes with two storeys and on-plot parking. Their value lies in whether the actual room arrangement suits the household, particularly after any owner modifications.
Amenities with conditions
A clubhouse, fitness room and saltwater swimming pool form part of the wider Areeya community. Because facilities were shared between projects, current access rules and payment obligations matter as much as the original specification.
Best for drivers
Ramintra and the outer ring road are accessible by the surrounding road network. The Pink Line offers another transport option, but it does not remove the need for a connecting trip from the estate.
About the project
Buying at The Colors Premium Wongwaen - Ramintra means choosing an existing home, not reserving a house still being built. This is a completed collection of 267 two-storey townhomes in Bang Chan, within Bangkok’s Khlong Sam Wa district. Areeya Property developed the estate, and project directories give 2016 as its completion year. The distinction matters. A buyer can see the street, the relationship with neighbouring houses, how the common areas have aged and whether the building has held up through several rainy seasons. None of those things can be judged as confidently from a new-launch floor plan.
The first decision is identifying the correct gate. Areeya created several residential projects on the same large tract: Areeya Como Wongwaen-Ramintra, The Colors Premium and The Colors Wongwaen-Ramintra. Its own published project material describes separate access control and management entities. Premium has 267 homes; the neighbouring original Colors is generally recorded as having 269. Their names are close enough for property listings to become muddled, especially when an agent selects the wrong project category. A low asking price for a house labelled simply “The Colors” may not be evidence of the going price inside Premium.

What sets this location apart from more central Bangkok addresses is its dependence on the road network. The houses are reached from Soi Surao Khlong Nueng 15, off the local streets serving Panya Intra, Phraya Suren and Ramintra. From there drivers can connect with the eastern Kanchanaphisek ring road and other arterial routes. That can suit a household with school runs, family visits or a workplace in this part of the city. It does not make journeys congestion-free. The useful test is the route at the actual hours you would travel, including the last streets before the estate entrance.
Shopping and medical facilities exist within the wider Ramintra area. Fashion Island and The Promenade are among the better-known destinations, alongside supermarkets and hospitals. They are not an urban strip immediately outside the front door. Earlier reviewers noted limited public transport within walking distance of the estate and relied on cars or taxis for routine travel. Buyers who value spontaneous evening walks to shops and restaurants should treat that observation as a meaningful trade-off, rather than assuming that an established Bangkok address will automatically provide a walkable neighbourhood.
Transport information found in older project articles needs updating. The Pink Line was a future promise when these houses were being marketed; it is now an operating part of Bangkok’s rail network. Its stations still require a connecting journey from Premium. A temporary residential shuttle to Fashion Island was also mentioned in historical descriptions, but its continued operation has not been verified. Neither a former shuttle nor a line drawn on a map should form the basis of a daily commute budget. Try the complete door-to-door trip instead.
The houses use a straightforward two-level arrangement, giving residents private rooms above a living area and space to park at the front. Historic descriptions specify a 5.7-metre frontage. Compared with an apartment, the appeal is the direct entrance, the ability to bring shopping in from your car and the separation between sleeping and living areas. It is still a terrace-style house, not a detached villa: adjoining walls, extensions and the habits of the neighbours can change how quiet and comfortable it feels. A viewing should account for the immediate homes on both sides, not just the interior you are being shown.
Areeya’s original layout range was not one-size-fits-all. Pastel A was advertised at 118 sqm with four bedrooms, two bathrooms and parking for two cars, on land starting at 20 square wah. The smaller Pastel B measured 105 sqm, offering three bedrooms, two bathrooms and one car space on a plot starting at 17.5 square wah. Both were presented as two-storey homes with the same frontage. At a January 2017 site visit, CheckRaka listed only Pastel A as the model then on offer, while a separate detailed review recorded both plans. Those are snapshots of initial marketing, not a reliable count of what can be purchased in 2026.
The bedroom count deserves more attention than it might appear to. Four rooms across 118 sqm can be valuable for a family that needs a small study, a guest room or a bedroom away from the main upstairs sleeping area. Equally, a fourth room is not automatically large, private or pleasant enough for full-time use. Room positions, window sizes and stair access are more useful than the number alone. If a current owner has opened up the ground floor, enclosed outside space or moved partitions, the property may work quite differently from the original Pastel plan. That change can be positive, but it must be inspected and documented.
Current resale advertising makes the variation clear. One 2026 listing from HomePlus describes a three-bedroom, two-bathroom home of about 115 sqm, with two parking spaces and an added carport roof. Another advertised corner home is described at 160 sqm of floor space on a larger plot. Such figures should not be treated as evidence that Areeya built additional official models with those dimensions. Sellers may be including later extensions or measuring differently. A buyer needs the land area shown on the deed, the approved original house plan and a separate account of anything subsequently constructed. A larger quoted floor area is only worth paying for when its nature and legality are clear.
The lowest clearly attributable asking price found on a major listing platform during this check was THB 1.99 million on DDproperty, for a four-bedroom, two-bathroom home advertised at 118 sqm on 20 square wah of land. Other listings are materially higher, including a THB 2.45 million example with a different internal arrangement. These are seller expectations, not closing prices or evidence that the least expensive listing remains available. Repairs, mortgage discharge, outstanding estate charges, transfer costs and the included fixtures can all change the real amount needed to complete a purchase. Compare like with like, rather than treating a single asking price as an estate-wide valuation.
Premium has more communal provision than a bare row of houses behind a barrier. Contemporary reviews documented a landscaped park within the Premium section, a separate entry gate with access cards and security, and a larger clubhouse complex with a fitness room and saltwater pool. The reported pool dimensions were 25 by 12 metres, with a children’s section. Crucially, the clubhouse was described as serving several Areeya projects within the wider property. Access rights, operating rules and the allocation of maintenance spending therefore deserve the same attention as the attractive facilities themselves. Their historical existence does not prove that every service operates on the same basis today.
The management arrangement is an important part of this purchase. Early accounts say each project had its own gate and local management entity. One 2017 Premium review quoted an estate charge of THB 44 per square wah per month, originally collected for three years in advance. That is a dated launch-era number, not a current service-charge quotation. By now the relevant questions concern today’s approved budget, security staffing, repair reserves and any unpaid bills attached to the home. A clean-looking pool is encouraging; an up-to-date statement from the management office is more informative about whether the common estate can keep being maintained.
Internal streets were described at the time as having a 12-metre main carriageway and 9-metre side roads. Those dimensions help explain the planned estate layout, but daily usability comes down to how vehicles are parked, the condition of road surfaces and whether visitors can turn around without obstructing neighbours. There is also a distinction between a car fitting in the originally designed parking area and a modern, larger vehicle fitting after a canopy or storage space has been added. Try the gate and parking space with a vehicle of the size you expect to own.
The building inspection is likely to be more revealing than any broad judgement about the developer’s brand. A house that has been lived in for years may have covered parking, a rear kitchen addition, new flooring or air-conditioning. Several resale advertisements highlight precisely those upgrades. Some make everyday life easier; others can leave awkward drainage, heat, poor ventilation or water leaks where old and new structures meet. Examine the upper-floor ceilings after rain, plumbing pressure, wall junctions and the way water leaves the plot. Ask what approvals and warranties, if any, exist for alterations. The same model of house can feel completely different after years of maintenance or neglect.
Foreign buyers face a separate threshold before any price comparison. Premium is a land-and-townhouse development, not a condominium where the 49% foreign ownership quota applies. Thailand generally restricts direct foreign ownership of land, subject to narrow statutory exceptions requiring special conditions and permission. A long-term registered land lease, sometimes combined with separately established building rights, may be relevant in some circumstances; it is not a confirmed offering for these particular plots. The standard land-lease horizon is commonly up to 30 years, and language promising subsequent renewals is not the same as a guaranteed future right. An arrangement using a nominal Thai shareholder or landholder should not be treated as a substitute for a lawful ownership structure.
For a proposed foreign-buyer transaction, what matters is what the Land Department would actually register: the holder of the land title, the right to use the land, the legal position of the house itself and any charge or mortgage. The agreement should also say what happens on resale, inheritance or expiry of a lease. None of the project profiles or ordinary resale listings reviewed establishes a single, ready-made foreign ownership product for The Colors Premium. Until a specific seller’s title and the legal route have been checked, any suggestion that a foreign buyer can simply take full freehold title to a Premium townhome is misleading.
Rental investing is a different proposition from buying a family home here. The estate is in a road-oriented, predominantly residential area, rather than a tourist or city-centre short-stay district. It may work for tenants who already have their lives organised around eastern Bangkok, but there is insufficient reliable Premium-specific rent and cost data to attach a defensible yield to a listing. Rental figures for the adjacent Colors developments cannot be carried over without identifying the exact house. A yield calculation would also need to allow for vacancy, estate charges, repairs, furnishing and agent costs, none of which can be assumed from a sales listing alone.
The sensible shortlist is often a few houses inside the correct Premium gate rather than several “Colors” listings scattered across different projects. Compare daylight, parking, extension quality, the immediate neighbours and the documents together. A cheaper home with a compromised roof or unresolved title can prove more expensive than a well-maintained one. Conversely, an ordinary-looking house with straightforward paperwork and a useful layout may offer better day-to-day value than one presented with elaborate interior photographs. This is an established residential purchase where the individual property determines the outcome.
Home types & sizes
The original two-storey plan has a 5.7 m frontage, two parking spaces and a plot starting at 20 square wah. A resale home may have a converted ground-floor room, different finishes or extensions; the historic plan is a starting point, not a promise of present condition.
The smaller historic layout spans two floors, with a 5.7 m frontage, one car space and land starting at 17.5 square wah. Its appearance in a 2017 project review does not establish whether one is currently offered for sale.
These are historic plans, not a live inventory. At its January 2017 visit CheckRaka showed Pastel A as the model then available, while another review documented both A and B. Modern resale adverts also quote 97, 115, 121 and 160 sqm, potentially reflecting different measurements or alterations. Ask for the registered plot details, the original plans and a measured current layout rather than assuming every advertised square metre has the same status. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate sits off Soi Surao Khlong Nueng 15 in Bang Chan, Khlong Sam Wa. The wider Areeya compound contains several separate developments, so the Premium gate matters.
- Panya Intra, Phraya Suren, Ramintra and the eastern outer ring road provide driving options. Congestion and the last stretch of local streets matter more than a straight-line distance on a map.
- Fashion Island, The Promenade, supermarkets and hospitals serve this part of Bangkok. They are useful driving destinations, not a walkable high-street immediately outside the homes.
- The Pink Line is operational, but it is not at the front gate. A transfer or ride to a station remains part of the journey.
- The mapped coordinates identify an approximate spot within the Premium portion of the site, not an individual home. Arrange viewings with the actual house number and entrance.

Best for: A household that wants two floors, its own front door and on-plot parking, and usually travels around eastern Bangkok by car.; A resale buyer who prefers inspecting a finished neighbourhood, real neighbours and the condition of individual houses over waiting for a new scheme to finish.; Families needing a study or a flexible extra room, provided the actual internal plan and natural light work for them.; Buyers prepared to read title documents, association accounts and renovation records before agreeing terms. A foreign buyer needs a viable registered legal structure established first.; may not suit: Someone who wants to walk to rail transport and complete most errands without a vehicle; this is not a station-front urban location.; A foreign purchaser expecting condominium-style foreign freehold title over the property and its land; those rules do not apply to this townhome development.; A yield-led investor looking for reliable project-specific rental returns without reviewing an individual property; the public evidence is not sufficient for that claim..
