The administrative address is Rawai, yet the estate sits around the Nai Harn side of the district, accessed from Soi Naya 1. Beach access is convenient by south-Phuket standards, while daily errands are much easier with a car, scooter or regular taxi use than by relying entirely on walking.
Inspect what already exists
Historic portals still show a made-to-order construction model, but the current market contains finished resale villas. That is useful because a buyer can inspect the actual building, pool and garden. It also means every unit has its own maintenance and renovation history, so project-level averages only go so far.
Private pool, private upkeep
The pool is part of the individual home rather than a large communal facility. Owners gain privacy and direct control, but they also carry the cost and responsibility of maintaining the pool, deck, landscaping and related equipment. The condition of those elements can materially change the real purchase budget.

The developer brand can be traced in market databases, but the current legal company behind it is not clearly established in the sources we found. Some project databases still carry the original development model: 12 villas linked to the Plunge Rise Villas brand, with homes described as made to order on an approximately 14-month construction cycle. Other catalogues now classify the estate as completed and ready to move into. For a buyer in 2026, the useful conclusion is not to choose one portal label over the other. Finished homes clearly exist and are trading on the resale market, so the historic build-to-order language should not be treated as the current purchasing model unless a genuinely new plot or build contract is being offered.

The original project profile describes a two-bedroom, two-bathroom villa of 112 sqm. Current resale stock is close to that concept but not identical. One listing records 103 sqm of indoor space on 246 sqm of land; another is around 120 sqm on a 270 sqm plot. These differences matter. Small villa estates often evolve after handover, and portals do not always use the same measurement convention for enclosed space, terraces, pool decks and covered outdoor areas. The title plan and the seller’s documents are therefore more important than a single portal number.
Private outdoor living is the core of the product. Project descriptions repeatedly refer to an individual swimming pool, landscaped outdoor space and, in the original specification, a Jacuzzi. The shared amenity package is much lighter: 24-hour security, CCTV and parking are the features that consistently appear across the better-known databases. That can suit an owner who wants privacy without paying for a large resort-style clubhouse, but it will feel limited to buyers who expect a gym, restaurant, reception or extensive common facilities on site.
Although the administrative location is Rawai, the estate sits in the Nai Harn side of the district. Project data identifies Nai Harn Beach as the nearest beach landmark at about 1.4 km and separately gives a road route of roughly 1.8 km. The access description takes drivers into Soi Naya 1. This is a practical south-Phuket location rather than a beachfront one: the sea is close, but a scooter, car or regular taxi use makes everyday life substantially easier.
Pricing should be read as resale evidence rather than as a developer price list. At the time of review, two-bedroom offerings were displayed around THB 11.8M and THB 13.65M. The cheaper property is a specific furnished villa, not a guaranteed entry price for the estate. Plot size, renovation quality, furniture, pool condition, privacy and the legal structure attached to the land can all create a meaningful gap between two homes that look similar in a portal search.
Developer identification also needs careful wording. Several established property databases attribute Plunge Tropic Villas to the Plunge Rise Villas brand, but we did not find a reliable primary corporate source that establishes the current legal company behind the name. Plunge Rise Villas is therefore best treated as the verified developer brand used by the market rather than as a confirmed legal entity for contracting or due-diligence purposes.
This makes Plunge Tropic Villas a property-by-property decision. There is less value in debating a launch brochure or projected completion date and more value in inspecting the exact villa, its land paperwork, maintenance history and physical condition. A well-kept house with clear land rights and sensible ongoing costs can be very different from another unit in the same estate that needs renovation or has a less straightforward ownership structure.
Ownership format
Foreign nationals cannot own Thai land directly. Ownership of the villa structure can be separated from the land rights, while the land element for a foreign buyer is commonly handled through a registered long-term lease. The selected villa still requires a title, landowner and contract-level check. One current resale listing states a Chanote land title, but that is unit-specific evidence rather than a project-wide confirmation.
Home types & sizes
This is the only layout consistently described in specific to the project records. Current resales show similar but different floor areas, so the selected villa’s documented measurements should take priority over the generic project specification.
A broader profile of the related Plunge Rise Villas range mentions 1–3 bedroom homes of 230–250 sqm, but those figures do not match the specific to the project Plunge Tropic Villas records and may belong to another phase. They are therefore excluded from the unit mix here. Current Plunge Tropic Villas resales show two-bedroom homes around 103–120 sqm, which should be verified unit by unit.
