Only seven homes

The small scale is tangible rather than cosmetic: this is not a dense estate of dozens of repeated villas. Each home has its own plot, pool and published plan. The trade-off is that estate management deserves extra scrutiny because shared security, road and common-area costs are spread across a very small ownership base.

Single-level living

A single-storey layout can work particularly well for families with young children, older relatives or anyone who simply does not want stairs to define daily life. These are not compact bungalows, either: the individual plans reach 452.15 sqm. That footprint makes plot shape, orientation and outdoor privacy central to the choice of villa.

Land size matters

Plots run from 600.76 to 756.18 sqm, a meaningful spread in a seven-home project. The published plans show different green areas, pool sizes, terraces and pavilions. A buyer should therefore compare the actual plot and outlook, not just bedroom count or headline built area; privacy around the pool and the usable garden may matter more than a small difference indoors.

Specified home systems

The developer gives buyers something concrete to inspect: smart-home controls, solar panels, central air-conditioning and ventilation, and solar-assisted pool heating. That is useful because the contract can be checked against an explicit technical concept. It still does not tell you the equipment brands, capacity, warranties or long-term maintenance cost, which should sit in the specification.

Residential Rawai setting

Vimannaya sits on Soi Naya rather than on a beachfront road. Published project data places it in the Nai Harn/Rawai residential area, with Nai Harn Beach at about 1.6 km and Rawai Beach at about 2.2 km. It suits an owner who expects to drive or use a scooter, not someone buying primarily for step-out-the-door beach access.

Fewer neighbours and a low-density setting can be attractive, but there is also less shared infrastructure to absorb management costs. The published material does not show a large clubhouse, communal resort pool or extensive shared leisure programme; most of the value sits inside each private plot, so the quality of the individual villa, access road, security and estate management matters more than a long amenity list.

The houses are single-storey and substantially sized. The developer’s villa-by-villa plans show three bedrooms, four bathrooms, a large open living and dining area with an island and pantry, a separate kitchen, laundry and storage rooms, terraces, a pavilion, a lotus pond and a private swimming pool. Across VN1–VN7, the detailed plans publish total areas from about 369.10 to 452.15 sqm and land plots from 600.76 to 756.18 sqm. That makes the homes more suitable for extended or full-time use than a compact holiday villa designed mainly around bedrooms and a pool deck. There is useful service space and separation between social and back-of-house functions. The documentation is not fully consistent, however: the top project fact sheet says 3–4 bedrooms with built-up areas of 393.90–452.15 sqm; the Type A and Type B sections show 372.20–463.55 sqm; and the individual VN1–VN7 plans run from 369.10–452.15 sqm. The technical specification is one of the more concrete parts of the project story. Viman Property Group describes integrated smart-home control for lighting, curtains and selected electrical equipment, solar panels, central air-conditioning and ventilation, plus solar-assisted pool heating and water-circulation equipment. Those are meaningful features, but they are only useful if the exact equipment schedule is carried into the sale contract. A buyer should establish which controls are included as standard, what the solar system actually powers, who maintains the automation and pool systems, and which brands are installed. Each published plan includes its own pool, landscaped or green area, terraces and pavilion. Current project profiles also list 24-hour security, CCTV and parking. These are more relevant to ownership than generic luxury language, particularly for an owner who may leave the villa vacant for part of the year and needs clear responsibility for maintenance and monitoring.

Pricing places Vimannaya firmly in the high-budget segment of southern Phuket villas. As of 2 September 2026, the lowest current project listing is THB 38.5 million, while the published asking range extends to roughly THB 48.7 million. Those figures are listing anchors rather than a guaranteed developer price list. The spread is understandable from the published plans: VN3, for example, has a materially larger plot than VN1 or VN7, and pool size, green area and total built area vary across the seven homes. Comparing the project on one headline price per square metre would therefore hide a lot of what is actually being bought. The payment schedule is construction-linked: 2% at reservation, 28% on the sale and purchase agreement within 30 days, four subsequent 15% instalments tied to physical milestones, and 10% at handover. That structure can make progress easier to track, but the contract still needs to define how a milestone is certified and what remedies apply if delivery slips.

The completion date is the largest live uncertainty in the public record. Several established project profiles continue to point to 2026, most often December. One current listing says Villa 1 had already been completed while the remaining villas were expected between April and December 2026. Yet a project card updated on 22 August 2026 gives handover as 2027. That is recent enough to matter. The most defensible registry treatment is still under construction with December 2026 as the base date because that is the repeated project-level date across the broader set of profiles, but it should not be presented to a purchaser as a confirmed promise. In a seven-home project, construction can also be uneven: one villa may be finished while another is months away, so the selected plot’s actual status is more useful than a single development-wide label.

Foreign ownership needs to be discussed as a land-and-building structure rather than a simple freehold label. The official project page advertises both freehold and leasehold options, but Thai law generally does not allow a foreign individual to acquire land freehold in an ordinary villa purchase, aside from narrow statutory exceptions. For most foreign purchasers, a registered land lease is the practical route, while rights in the building and any renewal, succession or assignment provisions need to be documented separately. The government guidance describes a lease term of up to 30 years and makes clear that land ownership is restricted. For Vimannaya specifically, the public material reviewed does not identify the land-title type, the proposed lessor, the exact lease wording or how the house ownership is documented. Those are transaction documents, not details to infer from a marketing phrase. A foreign buyer should see them before paying a non-refundable amount.

Ownership format

The developer publishes both freehold and leasehold options. For a foreign buyer, direct freehold ownership of the land is generally not available in an ordinary transaction; the practical route for the land is a registered lease, typically up to 30 years, with any renewals depending on the contract. Ownership of the building and the exact structure for the selected villa need to be verified against the title and sale documents.
