Why this project is worth a look
Real choice within one estate
A 114-home master inventory is unusually broad for a private-pool villa scheme in Rawai. More importantly, the developer sheet is not one repeated house: Type C, B and A differ meaningfully in plot size, building area and pool dimensions. That gives a buyer room to trade budget against land and internal space without changing neighbourhood. The catch is that progress and availability are plot-specific, so the project headline is never a substitute for checking the exact villa number.
Milestone-based payments
The published schedule starts with a THB 250,000 reservation and then splits the price 30/20/20/20/10 across contract signing and construction milestones. That is easier to audit than a largely time-based schedule on an off-plan home. It still needs a fresh contract schedule: the developer price sheet is dated May 2025, and a villa already past foundations should not be assumed to follow the original timing in exactly the same way.
A south-Phuket address
Rawai and Nai Harn are the practical centre of gravity here. The developer currently quotes about 400 m to Rawai Beach and about 1.8 km to Nai Harn Beach, putting the project into a lived-in southern Phuket routine rather than a Patong-style resort strip. That can work well for long stays, beach access and local services; it is less compelling for someone whose daily life is concentrated in Bang Tao, the airport corridor or central Phuket.
Visible construction trail
VIP Thailand has kept a dated construction-update trail, and its June and July 2026 posts identify work on villas C7–C12 down to the second-floor concrete stage. That does not certify the whole estate or lock in the handover date, but it gives a buyer something concrete to verify against the contract and payment milestones. A site visit and independent snagging remain more valuable than a marketing progress percentage.
About the project
VIP Galaxy Villas is an active private-pool villa development in Rawai, on Phuket's southern coast. The current VIP Thailand project page places it on an elevated site close to Rawai and Nai Harn and says construction officially began in 2025. The same page carries construction updates through July 2026, so this is no longer a purely off-plan concept. The useful way to read the project is as a sizeable master estate with several house types, private pools and gardens, plus a marketed set of shared lifestyle facilities. The developer's 13 May 2025 inventory sheet contains 37 Type A plots, 26 Type B plots and 51 Type C plots — exactly 114 homes. FazWaz and PropertyScout currently report the same master total. Older portals still show 100 homes, while Phuket.net describes a 63-villa development phase; those figures are treated as legacy or phase-specific records rather than separate projects.
The hardest part of researching Galaxy is not the name but the area terminology. VIP Thailand's current page says two- and three-bedroom pool villas with building areas from 294 to 489 sqm. The developer price sheet is more granular: Type A has 479–489 sqm of building area on 360–606 sqm plots; Type B has a 420 sqm building figure on 287–394 sqm plots; Type C has 294 sqm on a 138 sqm plot. Each type also has three floor-area columns and a stated pool size. Yet legacy project pages use 560, 478 and 279 sqm, while a number of modern agency descriptions repeat 206–272 sqm of “indoor and outdoor living space.” These are plainly different measurement conventions. We do not convert one into another or manufacture a net area. A serious comparison should use the plan for the selected plot and ask the seller to define every area figure in the contract.

Pricing currently starts in the low THB 22M range. FazWaz showed THB 22,327,200 as the lowest project listing on 26 August 2026. That number is not random: the developer's May 2025 sheet contains one C plot at exactly THB 22,327,200 and most C plots at THB 22,344,000. The larger stock moves quickly into a different budget: the same developer sheet starts available B homes around THB 37.21M and A homes around THB 42.73M, while 2026 PropertyScout and Phuket.pro listings sit in a similar range. None of this makes THB 22.327M a guaranteed purchase price today. Public portals and the developer stock sheet update on different cycles. Treat it as the lower market anchor on the verification date and obtain a plot-specific availability sheet, furniture scope and all closing costs before committing.
The payment structure is one of the more consistent pieces of evidence. The 13 May 2025 developer sheet lists a THB 250,000 reservation fee, 30% after contract signing, then 20% after foundation and piling, 20% after structural columns, walls and roof, 20% when interior work starts and a final 10% at construction completion. FazWaz and Phuket.pro reproduce essentially the same milestones. For a home under construction, that is useful because much of the price is linked to physical progress. There is still a detail to resolve in writing: the extracted public price sheet does not clearly state whether the reservation fee is credited against the contract payment, and it does not explain how the timing is adjusted when a chosen villa has already passed early milestones.
Construction is verifiable, but the completion date deserves a qualification. VIP Thailand's own social update dated 26 June 2026 said the second-floor slab concrete pour had been completed for villas C7–C12; a 6 July update reported concrete work on the second-floor columns. The developer website also lists monthly project updates through July. FazWaz and Phuket.pro currently use December 2026 as the expected completion date, and PropertyScout lists 2026 without a month. There are outliers: Renthai displays “2027” as the year built while its own text still says December 2026, and BURO currently says Q4 2028. No completion certificate exists because the project is still being built, and the current public developer page does not present a single master handover date. December 2026 is therefore the best-supported working target, not a promise.
The location evidence is stronger than a generic “Rawai” label. VIP Thailand links directly to a Google Maps place for VIP Galaxy Villas, resolving around 7.7744238, 98.3145376. Phuket.pro gives the project address as 83/87, Rawai, Mueang Phuket District, Phuket 83100. The developer's own corporate footer uses the same 83/87 number with Moo 2 but a 83130 postcode, so the postcode is not fully consistent across records; the direct developer map link is the more useful locator for a buyer or driver. The current developer page quotes roughly 400 m to Rawai Beach and 1.8 km to Nai Harn Beach. Those are source-stated distances rather than our own calculations. In day-to-day terms, this is a Rawai/Nai Harn base at the southern end of the island, not a western nightlife location.
Every home is marketed with its own pool and garden. The developer inventory goes further on pool dimensions: 10.5 × 2.4 m for Type A, 9.8 × 2.7 m for Type B and 3.4 × 2.75 m for Type C. For the communal side, the current VIP Thailand page lists a fitness centre, shared pool, restaurant and café, spa/wellness area, children's playground, about 5,000 sqm of landscaped grounds, 24-hour security and property management. PropertyScout independently supports the pool, gym, parking, CCTV, function space and restaurant. One wording issue should be noticed rather than glossed over: the current developer page refers to some facilities in connection with a “nearby project.” Before treating every amenity as a legally dedicated Galaxy common asset, a buyer should inspect the common-area plan, access rights and management-fee schedule.
Foreign ownership needs document-level due diligence. Thailand's general land regime does not give a foreign individual ordinary direct freehold title to villa land. BOI's official guidance notes that foreigners can own a building erected on leased land, which is one of the legally relevant distinctions for a villa purchase. An older official VIP Galaxy brochure specifically promoted foreign ownership of the structure, while current portals use shorthand labels such as freehold or leasehold without publishing the underlying land and building documents. We therefore do not describe the land itself as foreign freehold. For the selected plot, the buyer needs the land title, the sale agreement for the structure, any registered land lease, the exact registration term, renewal mechanics and provisions for resale and succession. Nominee-company structures are not treated here as a normal workaround.

Home types & sizes
The compact entry point in the developer's three-type inventory. The 13 May 2025 sheet lists 51 C plots, a 294 sqm building, a 138 sqm plot and floor areas of 132, 74 and 88 sqm across three levels, with a 3.4 × 2.75 m private pool. Current Phuket.pro inventory for C14, C27 and other C plots describes three bedrooms, four bathrooms and December 2026 readiness. In practical terms this is a vertically planned pool home on a tight plot rather than a sprawling garden villa.

The developer sheet contains 26 B plots, a 420 sqm building figure, floor areas of 189, 136 and 95 sqm, plots from 287 to 394 sqm and a 9.8 × 2.7 m pool. The May 2025 sheet started available B plots at about THB 37.21M; recent 2026 PropertyScout listings show three-bedroom, four-bathroom villas in essentially the same price band. Because portals use different definitions of floor, living and combined area, the sensible comparison is the actual plan and plot rather than a headline square-metre number.
The largest house-and-plot family in the current inventory. The official sheet has 37 A plots. Most show a 479 sqm building figure, with selected plots at 489 sqm, while land ranges from 360 to 606 sqm; the pool is 10.5 × 2.4 m. Current 2026 Phuket.pro stock describes three-bedroom, four-bathroom A villas from roughly THB 42.735M, closely matching the developer sheet. Plot size matters materially here: several homes share the same building specification while asking prices rise as the land component increases.
Areas are kept in the categories used by the developer sheet: building area and plot area are separate. Legacy and some current portals use different area conventions, so figures such as 206–272, 279, 478, 560 and the sheet's separate “Living Area” column have not been treated as interchangeable. Obtain the current plot plan with defined area measurements before reservation. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- The exact foreign-buyer ownership structure for a selected plot is not publicly documented. An older developer brochure referred to foreign ownership of the structure, while current portals use freehold/leasehold labels; the land title and contract package must be reviewed before reservation.
- December 2026 is the most consistently supported current target on FazWaz and Phuket.pro, but Renthai also displays 2027 and BURO currently states Q4 2028. No single public developer document confirming the whole master estate's handover date was found.
- The developer price sheet and current FazWaz/PropertyScout records converge on 114 plots; DDproperty still shows 100 and Phuket.net describes a 63-villa development phase. This dossier uses 114 for the master project and does not split the phase into a separate project.

The three villa types are fundamentally different: Type C is a vertical home on a 138 sqm plot with a compact pool, while A and B move to plots up to 606 sqm and pools around ten metres long. June–July 2026 updates document work on C7–C12, but that progress cannot stand in for the other plots.
