Nai Harn living
Soi Naya sits in an established residential pocket of Rawai near the Nai Harn area. The appeal is not a self-contained resort but access to an existing neighborhood of villas, restaurants, local services and routes to the south Phuket beaches. Plot position will still matter: slope, road noise, outlook, neighboring construction and the real door-to-beach journey can differ meaningfully within the same micro-location.
Paperwork before renderings
The architectural proposition is marketed clearly, but the public legal picture is less complete. The developer's legal entity, land title, foreign-buyer tenure and payment schedule are not confirmed in the reviewed primary material. At this price level that is not an administrative detail. Before reservation, the buyer needs documents connecting the seller, the land, the villa under construction, the payment recipient and the contractual handover obligation.

The official floor-plan section describes Types A, B and C as four-bedroom, five-bathroom villas. It gives 500 sqm for Type A, 400 sqm for Type B and 600 sqm for Type C. There are, however, visible inconsistencies elsewhere on the same website. The home page places three-, four- and five-bedroom headings above the three types while each card itself still says four beds, and the pricing page shows 680 sqm next to Type C even though the floor-plan page says 600 sqm. The safest interpretation is that THB 40M is an official marketing floor, not proof that a particular villa remains available at that number. An actual purchase decision needs a current inventory sheet showing villa number, plot and built area, furniture specification, included equipment, taxes and transfer costs, common charges and the payment schedule.
The location is more consistently documented. The project gives its address as 24/90 Moo 1, Soi Naya, Rawai, Mueang Phuket, Phuket 83130, placing it in the Nai Harn/Rawai part of the island. The official surroundings page highlights access by car to Promthep Cape, Chalong Pier, Central Phuket, Bangkok Hospital Phuket and other island destinations. Those drive-time claims should be treated as traffic-sensitive estimates rather than fixed travel times. For an owner-occupier, school, work and grocery routes may matter more than tourism landmarks; for a rental buyer, the real door-to-beach journey and ease of reaching restaurants and services from the selected villa deserve an on-the-ground check.
Foreign-buyer structuring is the most important unresolved transaction point. Sereva is landed property, and Thailand generally restricts direct foreign ownership of land, subject to narrow statutory exceptions. The public project material reviewed here does not disclose the land title, the ownership structure offered to foreign buyers, or whether the building and land interests are transferred under separate instruments.
