Petchlada 3 is a completed low-rise housing community in Huai Yai, Bang Lamung, on the inland side of greater Pattaya. The most consistent project-level data across the property databases is straightforward: 80 homes, completed in December 2018. That makes this a resale decision rather than an off-plan one. A buyer can inspect the actual house, plot and surroundings, but the quality of the purchase now depends far more on the individual property and its documents than on the original sales story.

The name needs careful disambiguation. There is another development called Petchlada 3 Praksa-Theparak in Samut Prakan, a townhouse project associated with TMT Land. It is not the Huai Yai development. Searches for the Pattaya property did not produce a reliable developer attribution, and one of the largest project databases explicitly lists the developer as unavailable. For that reason, no developer brand has been assigned to this record rather than borrowing one from the unrelated Samut Prakan project.

The location is considerably clearer. Public project records place it at Muban Phet Latda 3, Soi Khao Makok 10, Huai Yai, Bang Lamung, Chon Buri 20150. This is an inland residential address, not a beach-front Jomtien position. Na Jomtien Beach is listed at roughly 4.5 km away. In practical terms, Petchlada 3 makes more sense for a buyer who is comfortable driving for the beach, shopping and wider Pattaya amenities than for someone trying to build a walk-everywhere lifestyle.

The live resale stock also shows why a single standard floor plan would be misleading. One current listing is a one-storey, three-bedroom, two-bathroom house with 150 sqm of indoor area on a 300 sqm plot, offered at THB 4.2M. A separate listing is also a three-bedroom, two-bathroom house but quotes 230 sqm of living area on a 240 sqm plot at THB 4.6M. The community therefore appears to contain materially different house-and-plot combinations even within the same bedroom count.

THB 4.2M is best treated as a current lower asking-price reference, not a project-wide starting price. There is no developer price list to anchor the market in a completed 2018 estate, and resale inventory can be thin. The next house to come to market may have different land size, renovation quality, furnishing, occupancy status or ownership circumstances. Comparing the actual property being offered is more useful than treating the estate as if every home were interchangeable.

A completed 2018 house also shifts due diligence toward physical condition. Two neighbouring properties of the same age can have very different maintenance histories. Roofs, drainage, moisture, air-conditioning, electrical systems, water systems, exterior finishes and any owner-built alterations are all matters that can change the real cost of ownership.
