Why this project is worth a look
House-scale interiors
The confirmed 493–588 sqm range changes how the home can work. There is enough room to separate family living, work, guests, storage and service functions instead of asking the same rooms to do everything. The trade-off is equally real: a home of this size costs more to furnish, cool, clean and maintain, so the space should solve a genuine household need rather than simply look impressive on a brochure.
Only six residences
With six homes in the entire project, the day-to-day environment should feel far less crowded than a typical estate. The flip side is a thin internal resale dataset. Future pricing will depend heavily on the exact house, condition, land position and competing luxury homes nearby rather than on a long trail of identical transactions inside POSH EASTVILLE.
Serious private parking
The developer advertises parking for up to eight cars. That is relevant for multi-car households, guests, drivers or owners who use part of the home for business entertaining. The phrase 'up to' deserves a practical check during the viewing: verify turning space, independent access and whether the full capacity requires cars to block one another.
A lift that matters
A private lift is stated for every residence. In a home approaching 600 sqm, it can materially improve daily use for older family members, children, luggage and household logistics. Buyers should still ask for the lift specification, maintenance contract, emergency support and expected servicing costs; this is a long-term mechanical system inside a privately owned home, not an abstract amenity.
EastVille convenience
The official site places Central EastVille about 600 metres away, while the address sits inside Soi Nak Niwat 18. That combination suits buyers who want retail and major-road access nearby without living directly on a main road. It does not turn the project into a rail-transit property, so commuting should be tested against the buyer's actual work, school and airport routes.
About the project
POSH EASTVILLE is best understood as a very small collection of oversized urban homes rather than a conventional Bangkok townhouse estate. There are only six residences, and the developer's current website gives a usable-area range of 493–588 sqm. At that scale, the product is competing less with ordinary townhomes and more with inner-city houses where a family wants separate zones for living, work, guests, staff and storage without moving to the outer suburbs. The decision is therefore not mainly about how many shared amenities appear on a portal. It is about whether this much private space, in this particular EastVille location, solves a real lifestyle need for the buyer.
The location is unusually easy to explain. The developer's own map places the project around Soi Nak Niwat 18, and the official site says Central EastVille is about 600 metres away. Think of Living gives the same Soi Nak Niwat 18 location and also describes the development as six homes by 304 Development. This is an East Bangkok, car-oriented residential setting: close to the Pradit Manutham retail corridor and expressway access, but not a rail-transit-first address. Buyers who routinely use several cars may see that as a sensible trade-off. Someone whose daily routine depends on walking to a BTS or MRT station should evaluate the location on very different terms.

Inside the homes, the strongest confirmed features are private rather than communal. The project website states 493–588 sqm of usable area, four bedrooms and four bathrooms, a private lift in every residence, a private courtyard and parking for up to eight cars. The point is not that every household needs eight parking spaces; it is that the architecture allocates an unusually large amount of the ground-level programme to private vehicle and arrival space. That can matter for multi-generational households, collectors, people who entertain at home, or owners who want work and family traffic to coexist without constantly competing for the same rooms.
Third-party descriptions are not perfectly aligned, and that matters. Think of Living calls POSH EASTVILLE a four-storey townhome project. ZmyHome labels the homes as detached houses with three-and-a-half storeys, four bedrooms and six bathrooms. Current portal listings show still other bedroom, bathroom and floor counts. The official project page is our first reference for the current product description, so we use its four-bedroom wording and the 493–588 sqm area range, but we do not force a floor count into the registry. A buyer should match the brochure, approved plans and the exact house number before relying on any portal's configuration.
Pricing also needs a time stamp. Independent launch coverage quoted THB 30.9M when the project came to market. PropertyHub showed two active sale listings refreshed on 28 September 2026 at THB 34.4M and THB 43.5M. We therefore use THB 34.4M as a current lower listing anchor, not as a developer price or a promise of availability. A DDproperty listing for a 588 sqm residence is useful for confirming the Soi Nak Niwat 18 address and the scale of an individual home, but its displayed price and the figure in the listing copy do not fully agree. For a project with only six residences, unit-specific pricing matters much more than a generic 'from' number.
The tenure question is more important here than it would be for a condominium. POSH EASTVILLE is a landed-home product, so the transaction involves land as well as the building. Thailand's Department of Lands has specific procedures and narrow statutory exceptions for foreign land acquisition, but direct land ownership by a foreign buyer is not the normal route. The project website does not publish a foreign-buyer structure for these homes. Before treating any residence as purchasable, the buyer needs the actual land title, the registered owner's details, the building ownership position and the proposed legal structure for the exact transaction.
304 Development itself is a relatively young developer. An open Thai corporate database records 304 Development Co., Ltd. as registered in August 2022, while earlier property-industry coverage links the company to POSH Nakniwas Ekkamai-Ramintra. That is enough to establish that POSH EASTVILLE is not an isolated anonymous listing, but it is not a substitute for project-level due diligence. With a smaller developer, the most useful questions are concrete: who owns the land today, who signs the sale contract, what completion and defect obligations survive transfer, what contractor and lift warranties pass to the owner, and what evidence exists that the finished home matches the approved plans.
The six-home scale creates a very particular resale profile. Privacy is the obvious advantage, but there will never be a deep pool of directly comparable transactions inside the project. A future resale buyer will be comparing POSH EASTVILLE not only with another house in the same development, but with luxury townhomes, detached houses and private residences across the wider Ekkamai–Ramintra and Lat Phrao area. Condition, fit-out, land position, parking usability and any differences between the six homes may therefore have an outsized effect on resale pricing. That is a different market dynamic from a 500-unit condominium where recent identical-unit transactions are easier to observe.
For owner-occupation, the proposition is clearer. A large household can get an urban address, a private lift, substantial parking and a courtyard without moving to a remote gated estate. For a pure rental investor, the case is less documented. We found no official rental programme, guaranteed return, published management package or established rental history for the project. That does not mean a residence cannot be rented; it means the investment case would have to be built from real tenant demand, achievable rent, running costs and exit liquidity rather than from developer marketing.
A serious viewing should therefore go beyond finishes and furniture. Ask for the exact plot and house plan, land-title copy, usable-area schedule, handover specification, lift make and maintenance terms, drainage design around the courtyard and parking zone, waterproofing warranty, structural and MEP defect periods, and any recurring common charges. Also confirm what is included in the quoted price: the current listings may represent different houses or different fit-out packages. On a 493–588 sqm home, small differences in what is delivered can translate into very large post-purchase costs.
The project is easiest to justify for a buyer who actively wants space and privacy in this part of Bangkok. It is harder to justify by relying on broad claims such as 'luxury', 'rare' or 'long-term value'. Those labels appear in sales material but do not answer the real questions. The useful facts are more specific: six residences, 493–588 sqm, private lifts, private courtyards, parking for up to eight cars, an EastVille address and a current market asking range that sits above the original launch level. The remaining decision depends on the exact residence, land and contract rather than on the project name alone.
Ownership format
This is a landed home rather than a condominium. Direct land ownership by a foreign buyer is not the standard route in Thailand, although narrow statutory exceptions exist. For any specific residence, the land title, registered owner and the available ownership or lease structure need to be confirmed. The project website does not publish buyer-specific tenure terms.
Home types & sizes
The project website states four bedrooms, a private lift and private courtyard, with 493–588 sqm of usable area across the collection. We did not find a public unit-by-unit schedule for all six homes, so no exact floor area or plan is assigned to a specific residence without a primary document.
Configuration data is inconsistent across sources. The official site states four bedrooms and four bathrooms; ZmyHome gives four bedrooms and six bathrooms; current portal listings appear with three bedrooms and six bathrooms. Think of Living calls the product a four-storey townhome, while ZmyHome labels it a 3.5-storey detached house. For that reason, we use only the elements that can be tied confidently to the primary project source and leaves floor count unset until the exact residence plan is reviewed. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 34.4M in PropertyHub listings refreshed on 28 Sep 2026. This is a lower market-listing anchor rather than a public developer price list; the exact residence, availability, fit-out and transaction terms need to be checked separately. Independent launch coverage earlier quoted a starting price of THB 30.9M.
- Completed: 2026
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A large household that genuinely needs 493–588 sqm in Bangkok rather than a compact city townhouse.; A multi-car buyer who can make practical use of the project's advertised parking capacity of up to eight vehicles.; Someone who values private in-home features — lift, courtyard and generous internal area — more than an extensive shared clubhouse programme.; A household whose daily life is centred on EastVille, Pradit Manutham and eastern Bangkok road connections.; A buyer comfortable doing detailed unit, title and contract due diligence with a smaller developer instead of relying mainly on a large corporate brand.; may not suit: A foreign buyer who requires a simple direct land-freehold purchase in their own name without a separate legal structure.; An investor looking for a proven rental model with published yields, occupancy history and an established management programme; we found no such public evidence for POSH EASTVILLE.; A buyer who prioritises walk-to-rail access and low running costs over a very large home, private lift, courtyard and substantial car parking..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Product type and floor count conflict across sources: Think of Living describes a four-storey townhome, ZmyHome a 3.5-storey detached house, and current listings show other configurations. Floor count is therefore left unset until the exact residence plan is reviewed.
- The project does not publish the land title, a foreign-buyer transaction structure, payment schedule or house-by-house handover terms. Those documents need to be reviewed before reservation.
- PropertyHub displays a long common-amenity list including a pool and sauna, but the project website does not corroborate those facilities. Only the private lift, courtyard and parking confirmed by the primary source are included here.
