A finished product

The development can be judged as it exists today: courtyard scale, traffic noise, common-area condition, parking access and the actual outlook from a specific unit. That removes much of the interpretation required with an off-plan purchase and makes unit-by-unit due diligence more meaningful.

A real green core

The six towers sit around the Forest Habitat landscape of more than five rai. It gives a large project genuine space between buildings and several outdoor uses, although the quality of an individual apartment still depends on whether it faces the garden, road or another tower.

Amenities in layers

Work, recreation and social facilities are split between the central grounds and dedicated amenity floors in selected towers. This can be valuable for residents who work from home or use shared spaces regularly, but the practical test is how convenient those spaces are from the apartment being considered.

Direct frontage on Pradit Manutham Road suits drivers and taxi users moving along the Ekkamai–Ram Inthra corridor. The same location is less attractive for a buyer who values a short daily walk to BTS or MRT above road connectivity.

About the project

Noble Create is a completed six-tower condominium on Pradit Manutham Road in Bangkok’s Lat Phrao district. The residential buildings rise to 24, 25, 28 and 33 storeys, with two towers at each of the latter heights, and the development contains 1,250 units in total. That scale matters more than the label “high-rise”. This is effectively a residential campus with a large landscaped centre, a separate parking building and amenity rooms spread across several parts of the project. Official project materials identify Majestic Park Company Limited as the project company, while Noble Development is responsible for the development, construction and sales side of the venture.

The masterplan is organised around a substantial green core rather than a narrow garden strip. Noble describes the Forest Habitat landscape as more than five rai, with the six towers arranged around it. For a 1,250-unit scheme, this changes how the project feels at ground level: residents have space for walking, running, sitting outside and reaching leisure facilities without leaving the site. The trade-off is equally obvious. A large amenity programme is shared by a large resident population, so the real experience depends on occupancy, tower position and peak-hour use. A quiet weekday inspection can therefore tell only part of the story.

The construction risk is no longer the central issue. Noble’s shareholder materials released in 2026 list Noble Create among projects whose construction was completed in 2025 and that were ready for unit transfers, and project architect A49 also gives 2025 as the completion year. The live Noble project page still carries an older programme line referring to expected completion in January 2026. For a buyer, the useful conclusion is not to argue over a marketing calendar: inspect the finished building, check the selected tower and unit, and verify the registration and transfer documents that apply to that exact purchase.

The unit mix is compact. Published plans include studios around 22.9 sqm, one-bedroom layouts spanning roughly 25.3 to 30.4 sqm, a one-bedroom-plus format around 39 to 39.5 sqm and two-bedroom homes around 52.3 to 53.4 sqm. Noble’s current sales page highlights four representative sizes — 25.70, 30.30, 39.50 and 53.40 sqm — which is a reminder that today’s available stock is not the same thing as the full launch-era plan catalogue. The sensible way to compare units is by the actual floor plan, tower, orientation, view and usable furniture zones rather than by the marketing name attached to the layout.

Amenities are unusually broad for the price segment. Published project information includes a 50-metre free-form swimming pool, gym, basketball and climbing areas, jogging space, children’s facilities, steam and sauna rooms, board-game and e-sports rooms, library, co-working and meeting rooms, plus dedicated content-creation rooms. Some of these facilities sit on upper amenity floors inside particular towers rather than in one central clubhouse. That distribution can be useful because it creates several destinations around the site, but buyers should walk the real route from the unit they are considering to the facilities they expect to use regularly. A long amenity list is only valuable when the spaces are convenient and maintained well.

Noble Create also has a more defined pet proposition than many Bangkok condominiums. Noble confirms a dedicated pet-friendly residential building and publishes pet-oriented facilities including a pet park and grooming area. This is relevant for owners who actually intend to live with an animal, but it does not replace the condominium’s operating rules. The tower designation, permitted pet sizes or numbers, lift arrangements and common-area rules should all be checked against the current juristic-person regulations before purchase. A project can be pet-friendly in principle while still having detailed restrictions in practice.

The location is road-led rather than rail-led. Noble Create fronts Pradit Manutham Road on the Ekkamai–Ram Inthra corridor, with major retail and dining clusters close by; Noble places The Crystal Ekkamai–Ram Inthra at roughly 300 metres from the development. This works naturally for residents who drive, use taxis or move between neighbourhoods along this north-eastern Bangkok road network. It is less compelling for someone whose first requirement is a short walk to BTS or MRT. In that case, the last-mile journey to rail becomes part of the daily commute and should be tested at the actual times the buyer expects to travel.

Parking is provided in a separate nine-storey structure, with official company documentation referring to capacity for 523 cars. Against 1,250 apartments, the existence of a parking building should not be read as one guaranteed bay per home. A buyer who relies on a car every day should ask how spaces are allocated, whether resident access differs by tower, what the guest rules are and how convenient the covered route is from parking to the selected unit. The same caution applies to any shuttle service: the physical facility can remain while frequency and routing change after handover.

Foreign ownership needs to be checked unit by unit. Thai condominium rules allow a foreigner to register freehold ownership provided the building remains within the statutory foreign quota, capped at 49% of the aggregate unit area. Current resale advertising at Noble Create includes some units labelled as Foreign Quota, which shows that such ownership can exist in the project, but it does not prove that every developer or resale unit is available on that basis. Before paying a deposit, the buyer should obtain confirmation that the selected unit can be transferred under the intended ownership structure and make sure the transaction documents match it.

Noble’s live project page currently advertises a starting figure of THB 2.59 million. It should be treated as a campaign entry point, not as a blanket valuation of all small units. The developer states that the figure applies to selected units and campaign conditions, and the English page includes an eligibility condition for foreign participants requiring a Thai work permit. Because Noble Create is completed and has an active resale market, a buyer can compare two channels directly: remaining developer stock with its full transaction cost, and owner resales in the same tower and with similar orientation. That comparison is often more informative than a single headline starting price.

Overall, Noble Create suits buyers who want a completed, facility-rich development with a substantial landscaped centre and do not need to live directly beside a rail station. Its strengths are tangible and easy to inspect: a large central park, multiple amenity layers, several compact unit formats and direct access to Pradit Manutham Road. Its compromises are just as tangible: 1,250 apartments sharing the project, a car-oriented location, parking that needs to be understood in practice, and foreign-quota availability that must be verified for the chosen unit. The decision is therefore best made at unit level — tower, floor, plan, outlook, ownership status and actual purchase price — rather than from the project name alone.

A foreign buyer can hold a condominium unit freehold within the foreign ownership quota, capped at 49% of the aggregate unit area in the building. Quota availability must be confirmed for the selected unit before transfer; where foreign freehold is unavailable, a leasehold structure may be offered subject to the contract.
