Why this project is worth a look
Only four homes
The official project scope is just four detached residences. That creates a genuinely low-density setting rather than a large estate marketed as exclusive. The trade-off is a very thin internal resale market, so both purchase and future exit should be benchmarked against competing high-end houses across Lat Phrao, not only against the other three ELIVA homes.
About 810 sqm
The roughly 810 sqm usable area is supported by the project website and independent property profiles. Four bedrooms are supplemented by two multipurpose rooms and two staff rooms, giving a family room for work, guests or hobbies without repurposing the main bedrooms. At this scale, operating costs and maintenance become part of the buying decision rather than an afterthought.
Private amenities
Each residence is designed around its own pool, courtyard and private lift rather than a large shared clubhouse. That gives the owner more control over how the space is used and reduces competition for communal facilities. It also means the owner needs a clear view of maintenance responsibility and the condition of the lift, pool systems and other equipment before purchase.
Completed, not promised
Current sources treat ELIVA as completed in 2025. A 2026 buyer can therefore inspect the actual home instead of relying mainly on renders, sample materials and a construction schedule. That matters because current listings show meaningful differences in asking price and fit-out between individual residences.
Urban Lat Phrao
Nakniwat–Eastville is an established Bangkok location with major retail and everyday services already around it. For households whose work, schools or family ties are in the north-east of the city, that can be more practical than a distant villa compound. The location remains car-oriented, so real peak-hour journeys should be tested against the buyer’s own routine.
About the project
ELIVA Private Residences is a four-home development on Soi Nakniwat 37 in Bangkok’s Lat Phrao district. It is not a conventional gated estate with dozens of repeat house types and a long list of shared amenities. Each property is designed as a substantial standalone city residence, with roughly 810 sqm of usable area across three floors, four bedrooms, six bathrooms, two multipurpose rooms, staff accommodation, parking for four cars, a private pool and an internal courtyard. That makes the buying decision quite different from choosing a unit in a luxury condominium or a house in a large suburban compound. With only four residences in the entire project, the individual house matters more than the generic brochure: plot size, fit-out, furniture package, seller and asking price can vary materially from one property to another.
The developer identity is now relatively well documented. ELIVA’s own project website names Infinite Real Estate as the project owner, while the company’s corporate material identifies the legal business as Infinite Real Estate Company Limited. That closes a gap that was still present in the discovery queue, where the developer brand was known but the legal entity needed another check. Infinite has a longer development history in Bangkok and presents ELIVA as part of its current residential portfolio. Even so, a corporate website is not a substitute for transaction due diligence. A buyer should still confirm the registered owner of the land and completed house, the exact selling entity, and the account receiving the purchase funds for the specific residence under consideration.

The project is no longer best treated as an off-plan proposition. The official website gives a 2025 project timeline, and current project databases classify ELIVA as completed in 2025, with FazWaz and Hipflat placing completion toward the end of the year. For a buyer, that shifts the main risk from delivery to inspection. Rather than relying on renderings and promised specifications, it should be possible to inspect the actual finishes, pool equipment, lift, mechanical systems and condition of the selected house. That is particularly relevant here because market listings distinguish between differently fitted residences, including a furnished show house and less fully equipped stock. In a four-home project, these unit-level differences can have a larger impact on value than a standardised type label would suggest.
Pricing also needs to be read house by house. The official ELIVA website still advertises a starting point of THB 69 million. Open-market listings in 2026 have ranged lower and higher, including a PropertyHub offer at THB 59.9 million refreshed on 30 June 2026 and DDproperty listings around THB 68–69 million in August. Other offers reach roughly THB 85 million or above depending on plot and fit-out. We therefore use THB 59.9 million as a lower market asking-price anchor, not as a guaranteed developer price or a promise that an equivalent house is still available. Before comparing two offers, a buyer should establish whether furniture is included, which land plot is attached to the house, what has already been transferred, and whether the seller is the developer or a private owner.
The internal programme is unusually generous for an urban Bangkok house. Four bedrooms are supported by six bathrooms, two multipurpose rooms and two staff rooms, so a household does not have to sacrifice a bedroom to create a study, playroom or fitness area. Detailed project reviews and current listings also describe a private lift, an important practical feature in a three-storey residence of this size. Parking for four cars is another meaningful part of the design rather than a decorative specification. The Nakniwat–Eastville side of Lat Phrao works especially well for households that drive regularly and want access to the surrounding retail and road network. It is less naturally suited to someone whose daily routine depends on walking directly to a rail station.
The setting is established urban Bangkok rather than a remote villa enclave. Nakniwat connects into the Pradit Manutham and Lat Phrao road network, while the developer highlights Central EastVille, The Crystal and Crystal Design Center as nearby anchors. Schools, hospitals, restaurants and everyday services are already part of the surrounding district. For a family that already works, studies or has relatives in this part of Bangkok, the location can reduce the compromise that often comes with buying a very large house farther out. The trade-off is traffic exposure and a more car-oriented daily pattern. A buyer relocating from central Sukhumvit or Sathorn should test real commuting times at the hours that matter to them instead of relying on straight-line distances or a marketing map.
Foreign ownership requires a separate legal reading because this is a detached-house project with land. Property portals commonly label the homes as freehold, but that is not the same thing as saying a foreign individual can directly own the underlying Thai land. Thailand generally restricts direct foreign land ownership, subject to narrow statutory exceptions. We found no public ELIVA material that sets out a specific to the project structure for foreign purchasers. A foreign buyer therefore needs the title documents, land ownership position and building ownership structure reviewed for the chosen residence. A registered land lease or other lawful structure may be relevant in some transactions, but it should come from the actual legal documents rather than being assumed from a portal label or arranged through nominee ownership.
The project’s strongest feature is also what makes due diligence quite specific: there are only four completed homes. There is no need to model construction risk across hundreds of units, but there is less public information about long-term estate operations. We did not find a currently confirmed common-area fee, reserve-fund figure or public payment schedule in the project material reviewed. Those items should be documented before purchase, together with responsibility for security, common access, pool and lift maintenance, utility arrangements and any estate rules. Once those costs and the selected house’s title position are clear, ELIVA can be assessed for what it actually is: a very large, low-density Bangkok residence with private amenities, rather than an income product whose case depends on projected returns.

Ownership format
Market portals describe the houses as freehold property, but that label does not mean a foreign buyer can automatically hold the underlying Thai land. As a general rule, foreigners cannot directly own land in Thailand except under narrow statutory exceptions. No ELIVA-specific foreign-buyer ownership structure was found in the public project material, so title to the land and the building must be checked for the selected residence and transaction documents.
