Why this project is worth a look
Inspectable today
The strongest case for this project is certainty about the physical product. Buyers can inspect the actual building, lifts, pool, parking circulation and the exact unit rather than underwriting a promise of future delivery. That shifts due diligence toward condition, management quality and the value of one specific resale home, which is usually a better fit for cautious buyers than a purely brochure-led decision.
Accessible ticket size
Live resale inventory in early October 2026 started around THB 1.335 million. That makes the project accessible by Bangkok standards, but the headline number is attached to very compact 22-23 sqm homes and can move with floor, fit-out, view and seller urgency. A low asking price is useful as an entry point, not as evidence that every unit in the project is equally good value.
Local-demand location
Lat Phrao Wang Hin is a lived-in Bangkok neighbourhood with daily retail, healthcare, schools and several road connections. The Yellow Line has made rail access more practical, yet the condominium remains roughly a kilometre-plus from Phawana station. The demand story is therefore more about people who already want this side of Bangkok than about tourist traffic or a station-front investment narrative.
Building choice matters
Building A and Building B have different scale and positions on the site. Building A is smaller and closer to the entrance, while Building B is larger and closer to the central amenities, with some ground-floor residences. Corridor length, lift distance, parking movement and garden exposure can all affect day-to-day experience, so unit selection within the project deserves almost as much attention as the project selection itself.
About the project
The Privacy Ladprao - Sena is an established Pruksa condominium on Lat Phrao Wang Hin Road near Soi 43, in a residential part of northern Bangkok. The key point for a buyer is that this is a completed resale project rather than a construction-stage purchase. The buildings have been occupied since 2016, so the decision can be based on the actual unit, the real common areas, the condition of the lifts and parking, and the outlook from a specific floor. The development has two eight-storey buildings and 376 residential units. An older Pruksa launch release used the figure 377, while contemporary project reviews separated the count into 376 homes plus one retail unit. For due diligence, the unit title and condominium-juristic-person records matter more than the launch-era marketing total.
The setting is local and residential rather than tourism-led. The site fronts Lat Phrao Wang Hin Road, with road connections toward Lat Phrao, Ratchadaphisek, Phahonyothin, Prasert Manukitch and Pradit Manutham. Transport has improved materially since the project was launched: Phawana on the Yellow Line is roughly 1.2-1.3 km from the condominium. That is useful, but it is not a station-at-the-door proposition. Someone planning a rail-only commute should test the last kilometre in person, especially in Bangkok heat or rain, rather than treating the project as a conventional transit-oriented high-rise.

The two buildings are not interchangeable. Building A sits closer to the entrance and road and contains 123 homes; its residential floors begin above the ground-floor parking and lobby. Building B is deeper inside the site, closer to the central amenities, and contains 253 homes, including some ground-floor residences. Historical building plans show two passenger lifts in each building. This makes the exact unit position unusually relevant for a compact project: proximity to the entrance, clubhouse, parking circulation, lifts and internal garden can change noise, privacy and convenience. A buyer should therefore compare actual units within the project, not just compare The Privacy Ladprao - Sena against another condominium.
The original unit mix was deliberately compact. One-bedroom layouts were offered at about 22.5 sqm and 26 sqm, while the two-bedroom option is a 45 sqm combined layout created from two smaller modules; historical plans show one bathroom in that configuration. Published profiles give a ceiling height of 2.5 metres. The developer originally sold the units with a fitted kitchen and basic built-ins, but a 2026 resale buyer should not assume that original specification is still intact. Individual homes now range from lightly furnished to renovated, and some listings use 'studio' labels for small units even though the original project plan was built around one-bedroom types. The actual plan and registered area should be checked against the title deed.
Amenities are concentrated in the central zone near Building B. Sources consistently identify an outdoor pool, gym, library, male and female saunas, landscaped areas, lobby, on-site shop, key-card access, CCTV and 24-hour security. Historical project inspections put the parking supply at about 37% of units, or roughly 42% when tandem/blocking spaces are included; another review rounded the figure to 40%. That is not generous for a neighbourhood where many residents still drive. Published project profiles also continue to quote a common-area fee of THB 39 per sqm per month. For a resale purchase, the current parking rules, fee schedule, reserve position and any special assessments should be confirmed directly with the condominium juristic person rather than assumed from launch material.
There is an active secondary market. When checked on 7 October 2026, DDproperty showed multiple live listings, with the visible low end around THB 1.335 million for a roughly 23 sqm unit and 26 sqm units offered from about THB 1.59 million. These are asking prices, not verified transaction prices. The project is presented in current listings as a freehold condominium, but a foreign buyer can register condominium freehold only while the statutory foreign-ownership quota remains available. Public listings do not establish that quota for a particular resale unit. Before paying a deposit, the buyer should obtain the juristic person's quota confirmation, review the unit title, check for outstanding common fees and confirm exactly what furniture, alterations and parking rights are included in the sale.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register freehold only while the building remains within Thailand's 49% foreign-ownership quota; quota availability for the selected resale unit must be confirmed by the condominium juristic person.
Unit types & sizes
The smallest original layout, with a separate bedroom, living area, compact kitchen zone, bathroom and balcony. Units around 22-23 sqm currently form the lower end of the resale market, so condition and fit-out matter disproportionately: storage, furniture placement and renovation quality can change how usable this footprint feels.
The larger one-bedroom type adds a few square metres where they have a meaningful effect on circulation and furniture placement. Current 26 sqm listings have appeared from roughly THB 1.59 million. The premium over the smaller type can be worthwhile for an owner-occupier, but it should be judged against the specific unit's renovation, building and outlook.
The two-bedroom product was created by combining two 22.5 sqm modules. Historical plans show two bedrooms, a shared living/dining zone, kitchen and one bathroom. These units appear much less frequently on the resale market, so one old asking price is not a reliable current benchmark; availability and the exact registered configuration should be checked unit by unit.
The original mix comprised two one-bedroom sizes of about 22.5 and 26 sqm plus a combined two-bedroom layout of about 45 sqm. Some resale ads label the smallest homes as studios, so the registered area and actual layout should be checked against the title before purchase. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want a completed Lat Phrao condominium and prefer to inspect the exact home and building before committing.; Buyers with roughly THB 1.3-1.8 million for a compact one-bedroom and who are comfortable comparing resale condition rather than choosing a standardized new-build package.; People whose work or routine is already tied to northern or north-eastern Bangkok and who value the road network around Wang Hin.; Long-term rental investors willing to underwrite a specific unit using actual achievable rent and recurring costs rather than a headline yield promise.; Foreign buyers prepared to confirm foreign-quota availability and complete normal title, debt and juristic-person due diligence before transfer.; may not suit: Anyone who needs rail literally at the entrance: Phawana is still roughly 1.2-1.3 km away.; Families who require generous internal space; most of the stock is 22.5-26 sqm and the 45 sqm two-bedroom format is less common.; Buyers who need a guaranteed dedicated parking space as part of the purchase; historical parking supply is limited and current rules must be confirmed with management.; Buyers specifically seeking a new building with minimal age-related maintenance exposure; the project has operated since 2016 and common-area condition should be reviewed accordingly..
What we confirm before booking

- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Unit-count sources differ: Pruksa's launch material said 377, while current profiles and contemporary reviews give 376 residential units; launch-era reviews separately identify one shop, which likely explains the difference. the total-unit field therefore uses 376 homes.
- The completion month is inconsistent. FazWaz and Hipflat state June 2016, while an on-site review described handovers in November-December 2016. The confirmed safe level is the year 2016.
- The project is described as a freehold condominium, but foreign-quota availability for a selected resale unit is not publicly established. A foreign buyer should obtain quota confirmation from the condominium juristic person before paying a deposit.
