Why this project is worth a look
Space with real separation
The standard 209 sqm house uses a mezzanine as well as three main storeys, so the living room, kitchen/dining functions and bedrooms do not all compete for the same floor. That can be genuinely useful for a family or a home-office setup. The cost of that separation is vertical circulation. Buyers who expect condominium-like convenience should walk the full route from parking to the top bedrooms and decide whether the stairs will still feel sensible five or ten years from now.
A 95-home community
Maison 168 is small enough to feel legible: there are 95 houses rather than hundreds of apartments. That can reduce the sense of density, but it does not guarantee low common costs or perfect management. By 2026 the meaningful questions are operational — the condition of internal roads, landscaping, fitness equipment, security and any shared building — rather than the launch brochure’s promise of privacy.
Road-first, rail-second
The address works well for drivers because Lat Phrao 101 connects into several major roads and the Chalong Rat Expressway network. The Yellow Line is useful but not immediately outside the gate; PropertyHub cites about 2.9 km to Lat Phrao 101 station. That makes the project a better match for households comfortable with a car, taxi or feeder trip than for someone whose daily priority is a short walk to rapid transit.
One project, varied prices
LPN’s current campaign starts at THB 5.49 million, while resale adverts sit at different levels depending on the house. With townhomes, plot position, land size, end-unit status, furniture and renovation can matter as much as headline usable area. The lowest published number is therefore a reference point, not a valuation for every unit. A serious comparison should line up several houses with the same documentation and a clear inventory of what is included.
Title comes before yield
For a foreign buyer, the legal structure is more important than an advert’s “freehold” tag. The house sits on land, and Thai land ownership rules are materially different from condominium foreign ownership. No public source we found confirms a standard foreign lease option offered by the project. Before discussing rental return or discount, the buyer needs to know the title of the specific plot, who owns it and what rights can lawfully be registered for that buyer.
About the project
Maison 168 Latphrao 101 is a 95-home townhouse development in Khlong Chan, Bang Kapi, built for buyers who want substantially more internal space than a typical city condominium. The same development appears in older records as Lumpini Townplace Latphrao 101–Pho Kaeo. BaanFinder and ZmyHome identify that as an earlier name, while LPN’s current project URL still carries the Pho Kaeo reference. On that evidence, this dossier treats the names as one project rather than separate phases. The standard product is a 3.5-storey townhome with three bedrooms, three bathrooms and about 209 sqm of usable area, starting from a 19.9 sq wah land plot. It is a vertically planned family house, not a condo substitute with a private front door added to it.
The project sits inside Lat Phrao 101 Soi 56, off Pho Kaeo Road, Khlong Chan, Bang Kapi, Bangkok 10240. Its practical appeal is road connectivity more than rail adjacency. Project profiles describe access through the Lat Phrao, Nawamin, Prasert-Manukitch and Pradit Manutham road network, with the Chalong Rat Expressway nearby. PropertyHub puts the Yellow Line’s Lat Phrao 101 station at roughly 2.9 km from the project. That makes the station useful, but not a genuine walk-out-the-door transit proposition for most residents. The surrounding part of eastern Bangkok has established shopping, schools and hospitals, including Central EastVille, The Mall Bangkapi, Vejthani Hospital and Ladprao Hospital. For households that drive, several alternative routes are a tangible advantage; for a car-free buyer, the same address needs a more critical look.

The 209 sqm layout is the most useful way to understand the house. Home Buyers’ project review places parking, the entrance terrace, dining space, a bathroom, food-preparation area, laundry zone, provision for a Thai kitchen and storage on the ground level. A mezzanine is used as the main living area. The primary bedroom occupies the next level with its own balcony and bathroom, while two more bedrooms and another bathroom sit above. PropertyHub also describes a roughly five-metre ceiling volume at the lower level. The arrangement gives the house more separation between entertaining, cooking and sleeping than a conventional two-storey townhouse. The trade-off is equally clear: stairs are part of every day. Families with toddlers, older relatives or mobility constraints should test the circulation in person rather than judge the plan from square metres alone.
With only 95 homes, Maison 168 feels more contained than a large Bangkok housing estate or a high-density condominium. Public sources consistently support a clubhouse, fitness room, landscaped green area, children’s play space, 24-hour security and CCTV. One detail is inconsistent: PropertyScout and some syndicated portals list a swimming pool, while the detailed Home Buyers project card and review do not include one in their facility lists. We therefore leave the pool out of the confirmed facility set. This distinction matters because small projects can be attractive precisely for their lower apparent complexity, but residents still pay for whatever common facilities actually exist. A buyer should inspect the current condition and management of the shared areas, not assume that a launch-era amenity list still describes 2026 operations perfectly.
The original product specification included more in-home technology than many resale adverts make obvious. PropertyHub and Tooktee describe smart-home functions, an alarm system, EV-charger provision, smart switches and plugs, with an air-flow system also mentioned in project material. These are useful features if intact, but they should be treated as the original project package rather than guaranteed equipment in every resale house. Owners may remove devices, add built-ins, alter wiring or rework the ground floor. A resale viewing should therefore include a simple functionality check: what smart equipment remains, whether the EV provision is live, and whether any renovation has changed ventilation, power loads or the intended kitchen arrangement.
As of 4 October 2026, LPN’s official project page still markets Maison 168 Latphrao 101 as ready to move into and shows a campaign starting price of THB 5.49 million. The live resale market is higher in many adverts: recent PropertyHub listings include homes around THB 6.39 million, while lower syndicated listings have appeared around THB 5.79 million. These are not interchangeable price points. Developer campaign stock can be limited to specific houses and conditions; resale homes vary by plot position, furniture, upgrades and seller motivation. For the registry, THB 5.49 million is therefore used only as the lowest public anchor found on the developer’s current page, with availability and terms explicitly requiring confirmation for the chosen house.
The developer identity is clearer when brand and legal entity are separated. The project is currently presented on LPN’s own website and many portals simply list LPN Development as the developer. Home Buyers, however, identifies Pornsanti Co., Ltd. as the project company and notes that it sits within the LPN group. That distinction matters in a transaction. A buyer should know whether the contract and payment are with the original project company, another group entity or an individual resale owner. In this record, Pornsanti Co., Ltd. is retained as the developer entity with the LPN group relationship stated, rather than replacing the legal name with the consumer-facing brand.
Foreign ownership is the point where townhouse marketing can become misleading if read too quickly. Several property portals label the tenure as freehold, which is normal shorthand for a Thai-market house-and-land sale. A standard foreign individual, however, cannot simply register Thai land in their own name on the same basis as a Thai buyer, except under narrow statutory exceptions with specific conditions and approvals. We found no public project material confirming a standard foreign leasehold programme for Maison 168. A foreign buyer therefore needs the land title for the exact house, the current registered owner and a lawful acquisition structure reviewed before treating any “freehold” label as usable ownership. Nominee-company structures are not treated here as a recommended workaround.
There is active resale supply, but portal counts should not be mistaken for unique inventory. The same house can be advertised by several agencies and appear multiple times. Rental evidence is thinner and inconsistent: PropertyHub currently shows no rental listings while other portals have carried a small number. That is not enough evidence to label the project a strong or weak rental investment. The more defensible reading is that Maison 168 serves a specific end-user market: households that want three bedrooms, substantial floor area, parking and a low-rise environment in Bang Kapi. Buyers seeking a highly liquid, rail-adjacent investment product should compare it with very different property types rather than extrapolate from the number of online adverts.
Maison 168 Latphrao 101 makes the most sense when its compromises line up with the buyer’s routine. It offers a large urban home, up to three parking spaces in the original plan, modest project scale and strong access to the eastern Bangkok road network. In exchange, the station is not on the doorstep, daily life involves multiple flights of stairs, and a foreign buyer has a materially more complicated land-ownership question than in a condominium. Those are not minor footnotes. They define the product. For a family or owner-occupier who wants space and drives regularly, the project can be straightforward to understand; for a buyer prioritising simple foreign title, step-free living or immediate rail access, it is a less natural fit.
Ownership format
Portals describe the Thai-market tenure as freehold, but each townhouse is tied to land. Direct Thai land ownership by a standard foreign individual is legally restricted, and no public source found confirms a standard project-specific foreign land lease structure for Maison 168 Latphrao 101.
Home types & sizes
Public project profiles show Type A as a 3.5-storey townhome with about 209 sqm of usable area, a plot starting from 19.9 sq wah and parking for up to three cars. The accessible source text does not establish a different internal area from Type B, so no artificial distinction is added.
PropertyHub lists Type B separately with the same three bedrooms, three bathrooms, 209 sqm and three parking spaces. The open text sources do not describe the A/B difference precisely enough to state it as fact, so the actual plan of the selected house is needed.
Open project profiles show Type A and Type B, both at 3 bedrooms, 3 bathrooms and 209 sqm. The accessible text sources do not document the difference between them reliably, so the selected house plan should be checked directly.

Best for: Families that want three proper bedrooms, substantial internal area and multiple parking spaces within Bangkok.; Buyers who drive regularly and value several road connections more than a short walk to rail.; Households that benefit from separating living, kitchen, bedroom and work functions across different levels.; Thai buyers, or foreign buyers who have already established a lawful and documented structure for the house and land rights.; may not suit: A foreign buyer expecting the same straightforward personal title structure as a foreign-quota condominium.; Someone for whom a genuinely walkable rail station is non-negotiable.; Households that need step-free living or easy mobility between all rooms.; An investor requiring proven deep rental demand; current project-level rental evidence is thin and inconsistent across portals..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public records show two completion years, 2022 and 2023. The main record uses 2023 because it is the value repeated across the stronger current profiles, but the exact registered completion date still needs a primary document.
- Public information on a swimming pool is inconsistent: some current profiles list one while other detailed project descriptions do not. The pool is therefore excluded from the confirmed facility set.
- Portals use a freehold label, but the exact plot title and a standard foreign-buyer structure are not publicly confirmed. The selected house requires land-title and registered-owner documents.
