Why this project is worth a look
Only 56 units
Two seven-storey buildings create a much smaller ownership community than a typical mass-market Bangkok condominium. That does not guarantee quiet, but it makes the physical project easier to inspect and understand before purchase.
Unusually broad layouts
The project starts around 30.5 sqm but extends to 71–72 sqm two-bedroom formats and roughly 84 sqm three-bedroom homes. Buyers who need real living space are not limited to the compact one-bedroom stock common in newer launches.
Selected private lifts
The original plans gave certain larger layouts private-lift access. It is a distinctive feature in a project this small, but it is unit-specific and should be verified against the actual floor plan rather than assumed from apartment size alone.
Transit has improved
The Yellow Line was only a future promise when the project launched; it is operational now. The stations are not at the front door, but rail gives residents a real alternative to an entirely car-dependent commute.
Resale data are visible
Several sizes are actively offered, and some listings explicitly distinguish Foreign Quota from Thai Quota. Buyers can therefore compare real apartments on price, size, condition and ownership status instead of relying on an obsolete launch price.
About the project
The Unique Ekamai-Ramintra is a compact low-rise condominium on Soi Lat Phrao 87 Yaek 30 in Khlong Chaokhun Sing, Wang Thong Lang. It is a genuinely small urban project: two seven-storey buildings and 56 units. That scale is supported across DDproperty, FazWaz, PropertyHub, BaanFinder and the original launch material. The 2016 launch preview also recorded a 349-square-wah site, equivalent to 1,396 sqm, which matches the project area used by FazWaz today. Low unit count can mean fewer neighbours than in a mass-market tower, but buyers should still judge privacy from the actual building, floor and exposure rather than from the number 56 alone.
The developer is Ten Thai Development. The current The One Estate Group website still lists The Unique Ekamai-Ramintra as a Ten Thai project and provides useful corporate history: the group entered rental property in 2009 and condominium development in 2012 with The Unique Ladprao 26. Other projects in the portfolio include The Unique Ladprao 10, The Unique Sukhumvit 62/1 and Totnes Kaset-Nawamin. For a resale buyer, that established project trail is more useful than generic claims about quality because it gives concrete buildings that can be checked for maintenance history and developer execution.

The unit mix is broader than the project's small size might suggest. DDproperty's launch preview recorded one-bedroom layouts of 30.5, 37.5 and 42 sqm; two-bedroom, one-bathroom layouts of 45 and 52 sqm; a 71 sqm two-bedroom, two-bathroom plan; a 72 sqm duplex; and an 84 sqm three-bedroom penthouse. Selected plans included a private lift. Current resale inventory supports the existence of the larger formats, with 2026 listings around 71–73 sqm for two bedrooms and around 84 sqm for three bedrooms. The upper end of the range is therefore not simply an old brochure specification; those larger homes exist in the completed development.
Shared facilities consistently confirmed across the main project profiles include a swimming pool, gym, lobby, conventional parking, passenger lifts, key-card access, CCTV and 24-hour security. Some secondary listings also mention a sauna, but that item is not consistently supported, so it is not treated as a confirmed project facility here. The private-lift feature also needs unit-level care. The launch material ties it to specific larger layouts, while later listings use broader shorthand. A buyer interested in that feature should verify the actual lift access for the exact unit rather than assume every apartment above a certain size has it.
The name can be geographically misleading if read too literally. The project is not in the Sukhumvit Ekkamai neighbourhood and it is not directly on Ram Inthra Road. Its physical address is Soi Lat Phrao 87 Yaek 30. The practical road network runs toward Pradit Manutham Road and the Chalong Rat Expressway, with Central EastVille, Crystal Design Center, Crystal Park, The Walk and large-format retail in the surrounding Ekkamai-Ramintra corridor. It is therefore best understood as an inner-soi residential location with strong car access rather than a doorstep-transit condominium.
Public transport has improved materially since launch. Contemporary 2016 project previews still described the Yellow Line as a future system. It is now operating, and current BaanFinder and DDproperty pages identify Lat Phrao 83 and Lat Phrao 71 among the nearest Yellow Line stations. The project is still not station-front; residents have to cover the last stretch through the local street network. That makes it a mixed mobility location: significantly better connected than when it launched, but still more convenient for people comfortable combining rail with a short onward trip or using a car for part of their daily routine.
There is a genuine completion-date conflict in the public record. FazWaz and several databases using the same project profile say construction was completed in January 2018. DDproperty, PropertyHub and a number of current resale listings show 2016. The original DDproperty launch preview from 2016, however, expected completion only in late 2017 and described the project as still awaiting EIA approval at that time, which makes a literal 2016 completion date difficult to reconcile with the contemporary record. The registry therefore uses January 2018 as the primary completion date under the source-priority rule, while the 2016 alternative is retained as an explicit unresolved discrepancy. For a buyer today, the building is unquestionably completed; the historical date mainly matters for document and building-age verification.
As of 13 September 2026, the resale market provides a clear lower entry point. DDproperty has a one-bedroom unit of about 31 sqm at THB 2.7 million. FazWaz shows a 31.28 sqm one-bedroom at THB 2.79 million and explicitly marks that unit as Foreign Quota. Larger one-bedroom homes in the high-30s to low-40s square metres sit higher, while current FazWaz inventory includes a 46.07 sqm two-bedroom at THB 4.79 million and a 52.38 sqm two-bedroom at THB 5.29 million. Two-bedroom units around 71 sqm are offered around THB 7 million. These are asking prices, not registered transaction evidence, so they establish current seller expectations rather than a guaranteed valuation.
Foreign ownership needs to be checked unit by unit. DDproperty describes the condominium as freehold, but Thai law caps aggregate foreign freehold ownership at 49% of the total unit area in a registered condominium. Government guidance also requires a foreign-quota confirmation from the condominium juristic person for transfer. Current FazWaz inventory is useful because it visibly mixes units marked Foreign Quota and Thai Quota within the same project. That demonstrates why a buyer cannot assume that freehold availability in one listing means the neighbouring unit can also be transferred into a foreign name.
The project's stronger proposition today is not a packaged investment promise but the combination of a small completed building and a relatively varied set of floor plans. Entry-level one-bedroom stock keeps the purchase threshold comparatively accessible, while the 70–84 sqm homes offer space that is increasingly uncommon in newer mass-market condominium launches. The trade-off is age. The buyer is no longer taking construction risk, but is taking building-condition and management risk: lift maintenance, waterproofing, pool systems, common-area repairs, reserve funding and the condominium juristic person's financial discipline now matter more than launch renders or original marketing language.
A sensible due-diligence sequence is therefore very concrete. Start with the title deed for the exact unit, foreign-quota confirmation where relevant, a no-debt certificate from the condominium juristic person and the current common-fee / sinking-fund position. Then inspect both the apartment and shared areas: lifts, parking, corridors, pool plant, façade condition and evidence of major repair cycles. In a 56-unit project, unexpected common-property costs are divided among relatively few owners, so management quality can have a meaningful impact on long-term ownership even when the apartment itself is in excellent condition.
Ownership format
The condominium is presented as freehold. A foreign buyer may register freehold ownership within Thailand's statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. The quota must be confirmed for the specific unit by the condominium juristic person at transfer; current FazWaz inventory includes units marked both Foreign Quota and Thai Quota.
Unit types & sizes
Launch plans listed 30.5, 37.5 and 42 sqm. The 42 sqm plan was specifically shown with private-lift access. Current resale stock includes closely matching real-world sizes of roughly 31–42 sqm.
The original plans were 45 and 52 sqm, with the 45 sqm version shown with private-lift access. Current listings around 46 and 52 sqm confirm that this part of the plan family exists in the completed development.
The launch material shows a 71 sqm layout with private-lift access. Current inventory includes apartments around 71–73 sqm, supporting the existence of this larger format in the completed building.
The duplex was a distinct launch plan and included private-lift access. Availability needs unit-level confirmation because current portals do not always distinguish a duplex from a conventional large two-bedroom apartment.
The original mix included an 84 sqm three-bedroom plan with private-lift access. 2026 DDproperty and PropertyHub inventory includes real three-bedroom units around 84 sqm, confirming that the format exists.
Launch-plan areas and current resale areas vary slightly by exact unit and recorded measurement: current examples include 31.28, 37–38, 41.39, 46.07, 52.38, 71.05–71.31, 73 and 84+ sqm. These are not forced into artificially precise standard sizes; the title-deed area of the selected unit controls the transaction.
