Individual listings show house numbers such as 188/18 and 188/176, but these should be treated as unit-specific addresses rather than a proven single address for the whole estate. Resale stock is varied. The smallest clearly documented format is a two-storey townhouse on a 17 sq.wah plot with two bedrooms and two bathrooms; different listings give roughly 68–100 sqm of usable space. Larger three-storey homes have three or four bedrooms, plots around 28–36 sq.wah and usable areas reaching approximately 200–250 sqm. These are not confirmed original 1987 launch plans. They are configurations observed in today's resale and rental market after decades of occupation, renovation and possible alterations.
Pricing is equally unit-specific. A two-bedroom house was marketed from THB 2.5M on PropertyHub in June 2026, while several comparable renovated two-bedroom listings were around THB 3.59M. More recent August and September listings for larger three-storey, four-bedroom homes are around THB 6.3M–6.9M, with some asks above THB 7M. That spread is typical of an older townhouse estate, where land size, renovation quality, frontage, parking, home-office suitability and building condition can matter far more than a project-wide average.
For a foreign buyer, land ownership is the central legal issue. A resale advertisement may describe the property as freehold, but that does not override Thailand's general restrictions on foreign land ownership. The 49% foreign quota that applies to registered condominiums is not the framework here: Baan 84 Mansion is landed property. Before price negotiation, the buyer needs to know who owns the land, what title is registered, whether the building matches the records and what lawful structure is actually available for the particular transaction.
