Why this project is worth a look

Only 79 homes

PYNN Kaset’s most meaningful feature is its scale: one eight-storey building and 79 apartments. In day-to-day use, that means a much smaller resident population than a typical mass-market Bangkok condominium with several hundred units. Small scale does not remove operational questions, though; the project has one passenger lift, so an in-person visit should include a simple test of lift waiting time and corridor traffic.

University-first location

Kasetsart University is about 660 metres away, which can eliminate a large part of the daily commute for students and staff. The BTS is useful but not directly outside the building: Kasetsart University station is roughly 1.1 km away. The location is therefore best understood as close to the campus with access to rail, rather than a true station-front address.

Pet-friendly by design

PYNN Kaset is explicitly pet-friendly. For an owner with a dog or cat, this is a genuine selection criterion rather than a lifestyle slogan. The detailed house rules still need to be obtained before purchase because public materials do not reliably state weight, number-of-pet or breed limits.

Shared-living layout

One of the more unusual options is a compact two-bedroom plan of around 35 sqm with one bathroom. It uses two similarly sized bedrooms with individual study desks, making the concept relevant to two students or two adults sharing costs. It is clever use of limited area, but buyers should verify storage and common living space in the finished unit because two enclosed bedrooms inevitably compete for the same compact footprint.

Inspect before buying

As of 28 August 2026, the project is sold as ready to move in. That allows buyers to inspect the finished building, parking, security operation and exact unit rather than making a presale decision from drawings alone. Legal ownership, foreign-quota position and seller identity remain unit-specific checks, but the physical product can already be evaluated directly.

About the project

PYNN Kaset is a single-building, eight-storey Sansiri condominium in Lat Yao, Chatuchak, tucked into Soi Ngam Wong Wan 54. The entire project contains 79 homes. That scale matters more than the usual language about exclusivity: this is genuinely small by Bangkok condominium standards, where several hundred units in one development are common. No residential floor has more than roughly twelve units. That does not guarantee silence inside every apartment, but it should mean less resident traffic through the lobby, corridor and lift than in a much larger complex. The building is now sold as ready to move in, with 2026 recorded as the completion year. A buyer can therefore assess the finished building rather than rely only on launch renders: common areas, access control, parking operations and the exact condition of the selected unit can all be inspected before committing.

The location is driven by Kasetsart University rather than by a CBD office cluster or tourist district. Sansiri places the university about 660 metres away. BTS Kasetsart University is around 1.1 km from the project, and BTS Sena Nikhom is also about 1.1 km away. That distinction is important. PYNN Kaset is close to the university, but it is not a station-front condominium. Someone commuting across Bangkok by rail every day should test the first and last kilometre in real conditions, including heat and rain, instead of treating the station distance as a footnote. For a student, university employee or parent buying for a child, the same map can make much more sense because the campus is the primary destination and the BTS becomes secondary transport rather than the only reason for choosing the address.

The unit mix runs from one-bedroom homes of about 26 sqm to two-bedroom apartments of 53 sqm. Within a project of only 79 units, the range is surprisingly broad. The smallest one-bedroom format is 26–26.7 sqm, followed by versions around 31 sqm and 34 sqm. Two-bedroom choices include a compact roughly 35 sqm plan with one bathroom and a 53 sqm plan with two bathrooms. The smaller two-bedroom is designed as a shared-living layout, with two similarly sized bedrooms and dedicated study desks. That can be useful for two students sharing costs or for a parent who wants a second enclosed room rather than an open multipurpose corner. The trade-off is obvious: 35 sqm is still a compact footprint. Buyers should stand in the actual apartment and test storage, circulation and the shared living zone instead of judging the plan only by the number of bedroom doors.

The current starting price on 28 August 2026 is THB 2.49 million. Active 26 sqm one-bedroom offers are visible at the same level, so the figure is supported as a live lower price anchor rather than simply a launch-era headline. It should not be read as the price of any unit in the building. Floor, outlook, exact position, furnishing package and remaining stock can all change the number. The project is also entering the stage where direct developer inventory can sit alongside agent and owner listings. Before comparing offers, the buyer should identify the seller of each specific unit and then compare like with like: developer stock versus resale, included furniture, transfer costs, foreign-quota status and any promotion that is still valid on the date of reservation.

Common facilities are deliberately limited compared with amenity-heavy Bangkok projects. The consistently confirmed list includes a lobby, mailboxes, a Grab & Go area for deliveries, landscaped space around the building, car and motorcycle parking, an EV charger and the security systems. The confirmed list does not show a large pool deck or a full-scale clubhouse. That can be a disadvantage for someone who expects a condominium to replace a private gym or leisure club. It can also be rational for a buyer whose priority is an address near the university and who would rather not pay for a large set of shared areas they rarely use. PYNN Kaset works best when the buyer values the apartment, small resident population and location more than a long amenity checklist.

Parking deserves a specific check. The confirmed parking supply is 29 car spaces in total: 17 conventional spaces and 12 automated spaces, plus 24 motorcycle spaces. Parking is also stated at approximately 37%, which is broadly consistent with that count. In practical terms, the project is not designed around one guaranteed car space per apartment. A buyer who drives should ask how conventional and automated spaces are allocated, whether access is first-come-first-served or controlled by another rule, and what vehicle dimensions or weight limits apply to the automated system. A household with two cars may find this more limiting than a student or professional who mainly uses the BTS, taxis and motorbike transport.

The project is explicitly pet-friendly. That gives PYNN Kaset a real point of difference for buyers who have a dog or cat, because pet permission cannot be assumed in Bangkok condominiums. The public material reviewed, however, does not set out the full house rules for pets: there is no reliable public detail on weight limits, number of animals, breed restrictions, registration or any additional fee. If a purchase depends on bringing a particular pet into the building, those rules should be obtained from the juristic management or current building regulations before reservation. A simple marketing label is not a substitute for the enforceable rules residents will actually live under.

Building management is handled by Plus Property, with LIV-24 security, CCTV and controlled access. Those systems provide a useful baseline, but a completed project gives the buyer a better test: inspect how they operate. Check access at the gate, the condition of the lobby, actual waiting time for the single passenger lift, delivery handling and the automated parking procedure. Overall, PYNN Kaset makes the most sense for someone who wants a compact Bangkok home near Kasetsart University, prefers a small resident population, needs pet-friendly rules and is comfortable with a modest common-area programme. It is a less natural fit for buyers who insist on a station-front address, resort-style facilities or large family-sized apartments.

Ownership format

The project is listed as freehold. A foreign buyer can register freehold ownership only within the condominium’s foreign quota, capped at 49% of the aggregate unit area in the building. Quota availability must be checked for the specific unit before reservation; no separate PYNN Kaset leasehold offer was found in the public project materials reviewed.

Unit types & sizes

1 bedroom, compact
26–26.7 sqm

The smallest format in the project. It suits a single resident or couple who value a separate bedroom and lower entry price more than generous storage or a large living room. A current 26 sqm offer supports the THB 2.49M starting point, but the exact floor, seller and furnishing must be checked.

From THB 2.49M for a current 26 sqm offer
1 bedroom, medium
30.75–31.75 sqm

The extra area over the entry one-bedroom should give more flexibility for furniture and storage while keeping the home firmly in the compact city-apartment category. The individual plan, window position and usable wall lengths matter more here than the headline area alone.

1 Bedroom Plus
33.75–34.75 sqm

A bridge between the standard one-bedroom sizes and the two-bedroom layouts. The “Plus” label alone does not define how the extra zone functions, so the exact plan and finished unit should be reviewed; similar total areas can feel very different depending on shape and furniture layout.

2 bedrooms, 1 bathroom
35–35.25 sqm

A compact two-bedroom concept. The plan uses two similarly sized bedrooms with individual study desks, a useful arrangement for two students or adults sharing the home. The compromise is the tight overall footprint, so storage, dining and shared living space deserve close inspection.

2 bedrooms, 2 bathrooms
53 sqm

The largest confirmed unit type. Two bathrooms make it more practical for two independent occupants and more workable for a couple with a child than the compact two-bedroom format. Buyers should compare the price premium with the real value of roughly 18 sqm of additional space rather than judging only by the bedroom count.

Confirmed layouts cover one- and two-bedroom homes from 26 to 53 sqm. Internal labels include Type 1A/1B/1C/1D/2A, but bedroom count and floor area are more useful for buyer-facing comparison. A separate net internal area was not confirmed in the available material, so no net-area field is used.

Best for: A Kasetsart University student or employee who values a short campus trip more than living directly beside a BTS entrance.; A parent buying a finished apartment for a child during university years and wanting to inspect the actual building and unit before purchase.; A single resident or couple working from a budget around the current THB 2.49M starting point and wanting a separate bedroom.; Two occupants interested in a compact two-bedroom shared-living plan and splitting housing costs.; A pet owner who needs a development that explicitly allows pets and is willing to verify the detailed rules for the specific animal.; A buyer who prefers a 79-unit building to a high-density complex and is comfortable trading a long amenity list for a smaller residential environment.; may not suit: A buyer who requires a true station-front condominium: the nearest BTS stations are roughly 1.1 km away rather than at the entrance.; Someone choosing primarily for a large pool, full gym and extensive clubhouse programme; the consistently confirmed common facilities are much more restrained.; A household needing large bedrooms, generous storage and a broad family living area; the largest confirmed unit is 53 sqm.; A two-car household for which guaranteed parking is essential; the confirmed supply is 29 car spaces for 79 units..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The project is publicly listed as freehold, but current foreign-quota availability is not disclosed unit by unit. No public PYNN Kaset leasehold offer was found either, so the exact ownership route must be confirmed for the selected unit.
  • Amenity lists conflict: DDproperty shows adult fitness and a meeting room, while Think of Living and PropertyHub do not confirm a full gym. The as-built common-area list should be checked before publishing a broader facilities claim.
  • Direct Sansiri sales and agent listings are visible at the same time. The seller of each selected unit should be identified as developer, owner or intermediary because price, furnishing and transfer-cost terms may differ.
