Why this project is worth a look
University demand
The project sits in Lat Yao on the Phahonyothin corridor near Kasetsart University. This is more than a marketing landmark: Kasetsart University International College lists Chapter One The Campus Kaset as a nearby accommodation option. For a rental strategy, an existing institution generating daily demand is more useful than a vague future-growth narrative.
Rail access exists
When the development launched, the Green Line extension was a future benefit. Today Sena Nikhom and Kasetsart University stations are operating, so buyers can evaluate real transport rather than a proposed line. The walk should still be tested from the actual building because a seven-building project can have meaningful differences in access time and road exposure.
Known unit mix
The original inventory is unusually well documented: 339 studios, 330 one-bedroom units and 99 two-bedroom units. That makes internal competition easy to understand. A small unit is not scarce simply because it is in this project; condition, floor, outlook, furnishing and asking price are what distinguish one resale from another.
Active resale market
Major portals carried both sales and rental listings in 2026, providing a useful pool of comparables rather than a single seller's price. Liquidity should not be confused with guaranteed resale, though. The same depth of stock means owners often compete against similar apartments in the same seven buildings.
Construction is finished
Development risk is no longer the central issue because the complex has been operating since 2015. Due diligence shifts to building condition, condominium management, seller arrears, planned capital works and the physical state of the unit. Those checks matter more to a resale buyer than launch-era promotional material.
About the project
Chapter One The Campus Kaset is an established condominium on Phahonyothin Road in Lat Yao, close to Kasetsart University. It makes more sense to treat it as a live resale market than as an old developer launch. Units are actively advertised for sale and rent, and the quality of the purchase now depends on the specific building, floor, outlook, renovation, tenancy status and title position rather than on the original launch package. The project is large for a low-rise development: seven eight-storey buildings contain 768 residential units. Original project disclosure also identifies 15 commercial units. That explains why some databases quote 783 units while others quote 768; the former appears to combine residential and commercial premises.
The development is tied clearly to Pruksa Real Estate. Pruksa's own corporate material names Chapter One : The Campus Kaset among its award-winning projects in 2015, while the buyer disclosure reproduced by Home.co.th identifies Pruksa Real Estate Public Company Limited as the project owner. The same disclosure records a site of 7 rai 3 ngan 60 square wah, seven eight-storey buildings, 768 residences and 15 retail units. For a resale buyer, that documented identity matters more than the marketing language attached to individual listings: there is a consistent developer, project scale and original structure behind the secondary-market stock.

The original apartment mix is compact. Studios were offered at roughly 22.69–26.86 sqm, one-bedroom units at 28.61–29.11 sqm and two-bedroom units at 46.25–46.76 sqm. DDproperty's project review breaks the residential inventory down into 339 studios, 330 one-bedroom units and 99 two-bedroom units. Most of the scheme is therefore small-format housing. That can fit the rental audience around a university and transit corridor, but it also means a buyer planning to live here should judge usable space carefully. A roughly 23 sqm studio and a roughly 46 sqm two-bedroom apartment solve very different day-to-day needs even though they sit in the same project.
Location is the main reason the project continues to have a recognisable resale and rental market. It sits on the Phahonyothin corridor in Lat Yao, with Kasetsart University close by; Kasetsart University International College itself lists Chapter One The Campus Kaset as a nearby accommodation option. The Green Line has also changed the practical transport picture since the project launched, with Sena Nikhom and Kasetsart University stations serving this part of Phahonyothin. That creates a tenant base extending beyond students to university staff and people working along the northern Bangkok corridor. It is still a very different proposition from a central-business-district or tourist property, so the investment case should be built around local occupancy and comparable rents rather than citywide headline yields.
The common areas were designed with more than a basic pool-and-gym package. Contemporary project reviews describe an outdoor pool with a children's section, fitness room, yoga room, steam room, library, multipurpose room, lobby and lounge spaces, landscaped common areas, bicycle parking and on-site retail, together with security, CCTV and controlled access. Those amenities are useful, but in a completed 2015 project the more important due-diligence question is how well they are maintained now. A buyer should inspect the actual common areas and review the condominium juristic person's finances, planned major works and outstanding maintenance issues rather than assuming the current condition from launch-era specifications.
Resale pricing is broad enough that a single 'project price' would be misleading. PropertyHub showed a lower-end listing around THB 2.49 million in September 2026, while two-bedroom units were being marketed around THB 4 million and above. Differences in size, building, floor, fit-out, furniture, occupancy and seller motivation all matter. The developer's historical launch prices are no longer a meaningful asking-price guide because the primary inventory is closed. For a purchase today, the sensible benchmark is a set of genuinely comparable resale units plus the condition and legal status of the unit being considered.
For an international buyer, the key legal issue is not simply whether the listing says 'freehold'. Thai condominium law limits foreign ownership to 49% of the aggregate unit area in the condominium. A resale apartment may have a valid condominium title, yet a foreign buyer still needs confirmation that foreign quota is available for the transfer. The condominium juristic person should issue the relevant quota confirmation, and the buyer should also review the unit title, debt-free certificate and allocation of transfer expenses before committing funds. A portal's tenure label is useful screening information, not a substitute for transfer documents.
Operating costs also need a resale-specific check. DDproperty's historical project review records a common-area fee of THB 55 per sqm and an original sinking-fund contribution of THB 500 per sqm at developer transfer. Those figures describe the project's starting structure, not necessarily the amount a buyer will face in 2026. The condominium juristic person may have revised annual budgets, collection practices or one-off contributions for major works. Before purchase, ask for the current common fee, a debt-free confirmation for the seller, recent co-owner meeting resolutions and information on planned capital expenditure. A routine monthly fee may be manageable on a compact unit, while an unexpected special assessment can materially change the first years of ownership.
Seven separate buildings also make unit selection more nuanced than a project-level listing suggests. Two apartments of the same size can have very different road noise, courtyard exposure, proximity to the pool or retail area, walking time to the main gate and common-area condition. A useful inspection therefore goes beyond the apartment itself: walk from Phahonyothin Road to the relevant building, look at the lift lobby and corridor, inspect the shared facilities and then assess the unit. For an investment purchase, compare several live listings of the same unit type and, where possible, the same building. That helps separate a genuine premium for condition or position from an asking price that simply sits above nearby competition.
The project suits a fairly specific decision profile: someone looking for completed urban housing near a major university and rail transit, with many compact units and an established rental ecosystem. The same scale creates a constraint. With hundreds of broadly similar apartments across seven buildings, owners compete with one another on price, condition and presentation. Investors therefore need to underwrite the exact unit rather than the project name alone. Owner-occupiers have a different set of priorities: road noise, the condition of common areas, real parking availability and the convenience of the chosen building may matter more than the development's original branding.
Ownership format
A foreign buyer can register freehold title to a condominium unit only if foreign quota remains available; foreign ownership is capped at 49% of the aggregate unit area in the condominium. Quota availability for the specific resale unit must be confirmed with the condominium juristic person before transfer.
Unit types & sizes
The original inventory included 339 studios. This is the most compact format and can work well for a single occupant, but the floor plan, storage, kitchen condition and furnishing make a large practical difference in a small apartment.
There were 330 one-bedroom units, almost as many as studios. A separate bedroom improves long-stay usability, although the large internal supply means buyers should be cautious about paying a premium for an average floor, view or renovation.
Only 99 two-bedroom units were part of the original mix, making this format less common within the development. Around 46 sqm supports a different living pattern from the studios and one-bedrooms, so pricing should be compared with other two-bedroom resales rather than the project-wide average.
The residential mix totals 768 apartments. Original project disclosure separately identifies 15 commercial units, which is why sources counting all premises together show 783 units. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 2.49M in a PropertyHub resale listing refreshed in September 2026. This is a lower secondary-market reference, not a developer price; availability, condition, furnishings, title status and transaction costs need to be checked for the individual unit.
- Completed: 2015
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier who wants a completed apartment near Kasetsart University and rail transit rather than an off-plan purchase.; An investor prepared to select the individual resale on price, condition and achievable rent instead of relying on the project brand.; A parent buying for a student, or a university employee, where the compact layouts suit the intended length of stay.; A buyer who values having multiple resale comparables within the same development before making an offer.; A foreign buyer willing to verify foreign quota and transfer documents for the specific unit.; may not suit: A buyer who wants a new-build warranty and the systems of a recent development; this is a 2015 completed condominium trading on the secondary market.; A household needing generous family-sized space; most of the inventory is studios and roughly 29 sqm one-bedrooms, while two-bedrooms are around 46 sqm.; An investor relying on scarcity within the project; hundreds of similar units create direct internal competition.; A buyer for whom a guaranteed parking space is essential, because published parking ratios conflict and the actual entitlement needs unit-level confirmation..
