About the project
The Teak Phuket Phase 2 is a low-density private-pool villa development in the Pasak part of Choeng Thale on Phuket’s west side. It is distinct from the earlier The Teak Phuket scheme, which is commonly catalogued as an eight-villa first phase. The most important thing to understand before looking at bedrooms and finishes is that the project information has evolved. The developer’s current website now shows a 14-villa master plan, while the text on that same site still refers to thirteen villas and most major property portals continue to catalogue Phase 2 as a 13-unit project. For a buyer, that is more than a database inconsistency. A reservation should be tied to a specific plot number, villa type and current signed master plan so there is no ambiguity about which physical property is being purchased.
The current official plan presents several two-storey configurations rather than one standard house repeated across the estate. Type A is the larger five-bedroom-plus-one layout, with a published built-up area of 576.72 sqm and plot sizes of roughly 527–625 sqm. Type B has four bedrooms plus an additional room, five bathrooms, around 567.19 sqm of built-up space, two parking spaces and a 4.3 by 10.4 metre pool. Type C is shown in the detailed section with four bedrooms plus one, five bathrooms, about 434.45 sqm and a 3.6 by 10 metre pool, although the summary section of the developer’s own page gives 475.39 sqm for Type C. A smaller Type C Petite is also listed at 248 sqm of built-up area on a roughly 340 sqm plot. Those internal differences make the unit-specific drawing more important than the headline brochure figure.

Pasak works best for someone who wants to be close to the Choeng Thale lifestyle area but does not need to live inside Laguna or directly on the beach. The developer’s location information places Central Porto de Phuket about 1.8 km away, Bang Tao Beach at 3.6 km, Laguna Golf Phuket at 4.5 km, Layan Beach at 6.9 km, UWC International School at 9.5 km and Phuket International Airport at 14.5 km. In day-to-day terms, this is a car-oriented location. Porto de Phuket, Boat Avenue, schools and the west-coast beaches are accessible without crossing the island, but travel time will still depend on traffic. Buyers who picture walking to the sand every morning should not confuse a short driving distance with a beachfront setting.
The houses are designed around generous indoor-outdoor living rather than shared condominium-style amenities. The developer lists private mineral-salt pools, landscaped gardens, modern kitchens, integrated built-in furnishings, maid quarters, security and surveillance, with two parking spaces explicitly shown for some villa types. The site also advertises solar-ready and EV-ready infrastructure. The wording matters: being ready for solar panels or an electric-vehicle charger does not prove that the equipment itself is included in the sale. The same caution applies to furniture and appliances because live listings do not all present an identical handover package. The safest way to price the house is to work from the unit’s annexed specification, not from a generic amenities list.
Public pricing is unusually fragmented because the live sales catalogues appear to mix old and revised inventory. As of 30 September 2026, a frequently updated Phuket project catalogue shows an entry point of THB 29.2 million and references a price list dated 25 August 2026; the same page shows examples around THB 34.9 million and THB 36.5 million. Other large portals currently start closer to THB 35.9 million and show larger five-bedroom villas in roughly the THB 47–50 million range. That spread should not be interpreted as a clean price trend. Different plot sizes, house versions, fit-out levels and construction stages are being presented, and some portals still use the older Type D / 13-villa product set. THB 29.2 million is therefore useful as a lower public market anchor, not as a guaranteed price for an available villa.
For an overseas buyer, the land structure is the decisive legal issue. Thai law generally does not allow a foreign individual to own the land beneath a villa directly, apart from narrow statutory exceptions that should not be treated as the normal purchase route. Listings for The Teak Phuket Phase 2 show leasehold as well as Thai freehold possibilities, and some unit pages display both. Those labels do not tell a foreign buyer exactly what they will own. The transaction documents need to separate the land right from the house right and identify the title, landowner, lease term and registration, renewal mechanics, rights over the building and the entity receiving the purchase funds. A nominee-company workaround is not an acceptable substitute for a clear lawful structure.
The construction timeline is another area where the simple project-level label is not enough. Several major portals describe the development as completed in January 2025. The developer’s current site, however, still displays construction progress dated November 2025 and appears to have refreshed its master plan in 2026. A project profile updated in May 2026 gives Q2 2026 as the completion date, while PropertyScout labels the scheme 'Made to Order'. Taken together, that suggests the estate and its individual villas may not share one meaningful completion moment. Before treating a listing as ready to occupy, the buyer should establish the actual status of that plot: whether the structure and fit-out are finished, when inspection can happen, when handover can take place and whether any instalments remain linked to construction milestones.
The contracting entity also deserves a document-level check. The current developer website names both Chanyawee Development Co., Ltd. and The Teak Property Co., Ltd., while major portals more often attribute the project to CHANYAWEE GROUP CO., LTD. Corporate-data services show active Thai entities under the CHANYAWEE GROUP and THE TEAK PROPERTY names, but that alone does not establish which company owns the relevant land, signs the sale or lease agreement, receives the buyer’s funds, or carries the construction and defect obligations for a particular villa. Those roles should line up across the title documents, contract, payment instructions and signatory authority. With multiple related names in public materials, the practical question is not which logo is 'the developer'; it is which legal entity owes the buyer each promise.
Ownership costs should be separated from the purchase price before comparing this villa with other options. Current public project data lists a common-area fee of THB 38 per sqm of plot area and a fixed THB 100,000 sinking-fund contribution; another project profile also mentions utility-meter installation and a 50/50 split of the transfer fee. These are useful budget markers, but they are not a substitute for the current estate rules and transaction statement for a specific plot. A villa owner also needs to distinguish communal charges from private-house costs such as pool care, landscaping, air-conditioning, pumps and any solar or smart-home equipment. With a house of this scale, the recurring ownership budget can vary materially with the handover package and service arrangement, so the management scope is part of the purchase decision rather than an afterthought.
Ownership format
A foreign buyer generally cannot directly own the land beneath the villa. Project listings show leasehold as well as Thai freehold options; the land and building rights for the selected villa need to be verified from the title and transaction documents.
