A mature small estate

With only 18 villas and several years of occupation, Grand View Residence can be judged as an operating community rather than a promise on a brochure. Roads, security, shared facilities and the physical condition of the selected villa are visible today. The trade-off is that individual homes may now differ substantially in maintenance, upgrades and deferred repairs.

Real resale comparables

There are several active sale listings in September 2026, with the lowest asking level around THB 19 million. That gives a buyer genuine within-project comparables instead of a single developer price. The useful comparison is villa by villa: plot, usable area, furnishing, alterations, tenancy, condition and legal holding structure.

Inland Pasak location

The estate is part of the inland Choeng Thale villa belt and sits about 5 km from Bang Tao Beach. For a household using a car, that keeps the wider Bang Tao and Cherngtalay amenities within practical reach without making the home a beachfront product. Buyers who specifically want walkable beach access should treat this location differently from coastal schemes.

Tenure is unit-specific

Different resale homes are marketed with different descriptions of land and building ownership. A generic project tenure label is therefore not enough. The legally meaningful review is for the selected plot and villa: land title, registered owner, building ownership, encumbrances and the actual agreement that gives the foreign buyer rights over the land.

Lagoon is separate

The similar names create a genuine search and listing risk. Grand View Residence Lagoon is a separate Pasak Projects development with a different unit count, later product range and different current pricing. Any listing that looks inconsistent with the 18-villa Pasak estate should first be checked for a Lagoon mix-up.

About the project

Grand View Residence is a small completed private-pool villa estate in the Pasak side of Choeng Thale. It should not be confused with Grand View Residence Lagoon. The developer’s own website separates the original 18-villa Grand View Residences, Pasak from the later Lagoon project, while the major property portals also maintain separate project records. That distinction matters because search results often mix the two names even though their unit counts, layouts, pricing and development history are different. This dossier covers the original Grand View Residence on Soi Cherngtalay 2, also commonly referenced as Soi Pasak 8.

The estate is already an established resale community rather than a conventional new-launch product. Major project profiles record completion in November 2020 and a total of 18 villas. Individual resale listings, however, sometimes show a particular home as completed in 2021, 2022 or later. That is not unusual in a low-density villa estate where individual houses may have been finished, handed over or materially upgraded at different times. For a buyer, the project-level 2020 date is useful background, but the selected villa still needs its own building records, alteration history and physical inspection.

The original product was built around generous family villas with private pools and gardens. Project records show Type A and Type B plans, both originally presented as three-bedroom, three-bathroom villas, with a project villa type around 403 sqm. General descriptions also refer to at least 280 sqm of living space and plots from roughly 390 sqm. The resale market is now more varied. Active listings include three- and four-bedroom homes, reported internal areas around 360–406 sqm, and at least one much larger extensively altered house. In other words, the estate name identifies the community, but it no longer guarantees a uniform floor plan.

As of 20 September 2026, the lowest active asking-price anchor we found is THB 19 million. The same live resale inventory runs to roughly THB 28 million. That spread is not explained by bedroom count alone. Homes differ in plot size, renovation level, furnishing, additions, age of individual completion, tenancy status and legal holding structure. A project-wide price-per-square-metre comparison is therefore less useful here than a direct comparison of the selected villa with other current homes inside the same estate, followed by title and land-right checks.

The location is inland Choeng Thale rather than a beachfront address. The estate sits in the Pasak villa belt, reached from Soi Cherngtalay 2 / Soi Pasak 8. Project sources place Bang Tao Beach at about 5 km and Blue Tree at roughly 1.4 km by road. This is a practical car-based residential location with access to the wider Bang Tao and Cherngtalay amenities, but it is not a walk-out-to-the-beach proposition. That distinction is important when comparing it with projects marketed under the broader Bang Tao label, some of which are much closer to the coast.

Shared facilities are more developed than in some small stand-alone villa compounds: the project record lists 24-hour security, CCTV, a communal gym, reception or lobby space and parking. Private-villa specifications consistently mention a swimming pool, landscaped garden and European-style kitchen, with the original homes also described as having substantial built-in furniture. In 2026, the more important question is the present condition of the chosen house. Pools, pumps, roof waterproofing, air-conditioning, exterior finishes and built-ins can age very differently after several years of occupation, so a technical inspection is more useful than relying on the original specification sheet.

For a foreign buyer, the central legal issue is the land under the villa. Thai rules generally restrict direct foreign ownership of land, subject to narrow statutory exceptions. Current Grand View Residence listings show different structures at unit level: some are marketed with leasehold land, some refer to a Thai-company holding structure, and some portals apply a broad freehold label without clearly separating the building from the land. Those labels should not be treated as a single project-wide tenure. Before a substantial payment, the buyer needs the land title for the selected plot, the registered owner, the building-ownership evidence and the exact agreement that creates the buyer’s rights.

Several portal pages still carry an old “6% guaranteed return for five years” badge. We did not find a current 2026 developer offer or contract confirming that this programme is available to a new resale buyer or automatically transfers with the property. It should therefore be excluded from any investment case unless the seller can produce an enforceable current agreement and the responsible counterparty can be verified. A rental model for a resale villa should instead be based on the actual home, its condition and furniture, permitted rental use, operating costs and documented rental history.

Three-bedroom villas form the original core product at Grand View Residence. Resale homes now include altered layouts, extra bedrooms and different reported areas, so this card describes the base project configuration rather than a guaranteed specification for every current listing.

The original project profile shows Type A and Type B as three-bedroom layouts and gives 403 sqm as the project villa type. Active 2026 resale stock includes 3–4 bedrooms and reported areas around 360–406 sqm, plus larger altered homes. Before comparing prices, confirm whether the quoted area is internal floor area, total usable area, plot area or a combined figure.
