That distinction matters in a purchase: the brand helps establish the project’s track record, but the buyer should still verify which legal entity signs the sale contract, receives funds and undertakes the transfer obligations.

This is an inner-Bangkok location rather than a resort-style address. The site sits inside Soi Sukhumvit 23 in Khlong Toei Nuea, Watthana. Independent project reviews place the Asok–Sukhumvit interchange at roughly 650 metres, while the developer’s marketing gives a shorter walking-time claim. The practical advantage is the combination of BTS Asok and MRT Sukhumvit rather than a specific advertised number of minutes. Residents can move east and west along Sukhumvit on the BTS while the MRT provides a separate north–south connection through central Bangkok. The tower is also set back from the main Sukhumvit Road frontage, so the immediate street environment is different from a building sitting directly on the arterial road.

The unit mix is broader than a standard one- and two-bedroom high-rise. The developer’s current factsheet lists one-bedroom units at 29–30 sqm, one-bedroom-plus layouts at 41–43 sqm, two-bedroom units at 57–60 sqm, Double Space residences at 47–95 sqm and penthouses at 79–99 sqm. Earlier detailed floor reviews show standard residences on the lower residential levels, loft-style homes higher in the building and penthouses at the top. That means buyers should treat each tier almost as a separate product: a compact entry unit, a larger conventional apartment, a double-height layout and a penthouse will not behave the same way in terms of usability, furnishing, resale audience or rental budget.

The amenity plan is concentrated vertically rather than spread across a podium. The ground level contains the arrival spaces and garden, floors 2–4 are used for automated parking, and the main shared facilities sit around floors 28–30. The official schedule includes an infinity-edge lap pool, a children’s water area, jacuzzi, fitness club, yoga studio, sauna, working lounge, roof bar, outdoor barbecue area, pavilion and sunset deck. The project states parking at 67% of units. For an owner who drives, the headline ratio is only the first check: the operating rules of the automated parking system and any unit-specific parking entitlement should be confirmed in the sale and building documents.

The main due-diligence issue in September 2026 is completion status. The official website still displays 99% overall progress, while showing 100% for structural, systems and architectural work, and continues to say the property will be ready to move into soon. Its legal disclosure states Q1 2026 as the construction-completion date. In contrast, DDproperty and Hipflat label the project as completed in 2024 or 2025, and other listing platforms use June 2025. A March 2026 Think of Living update still described progress above 99% and expected the building to open shortly. Rather than forcing those dates into a single answer, the safer reading is that the physical works are at the final stage but the exact legal and handover milestone should be verified for the unit being purchased.

Current entry pricing is clustered around THB 5.4–5.5 million for the smaller one-bedroom stock. A PropertyHub listing refreshed on 8 September 2026 offered 29.4 sqm at THB 5.4 million, while the developer’s website advertises one-bedroom units from THB 5.5 million. These numbers are market anchors, not a universal price list. Floor, orientation, view, fit-out, foreign-quota status and whether a listing is developer stock or a resale can produce a large spread inside the same building. The higher floors and Double Space layouts should therefore be compared on their own terms rather than against the smallest one-bedroom solely by price per unit.

For a foreign buyer, a condominium unit can be registered in freehold only while the building remains within Thailand’s statutory foreign-ownership quota. Government guidance states that foreigners may collectively hold no more than 49% of the total unit area in a registered condominium. Some current listings for CLOUD Residences Sukhumvit 23 describe the tenure as freehold, but the public materials reviewed do not establish how much foreign quota remains available today. The relevant evidence is the condominium juristic person’s certification used at transfer, together with the buyer’s qualifying funds documentation, not simply the tenure label shown in an advertisement.

There is another document point worth separating from the marketing. The developer’s own legal disclosure says the project land will be subject to a mortgage with Daol. A development mortgage does not by itself determine whether a particular purchase is acceptable, but it makes the release mechanics important. Before transfer, the buyer should understand how the chosen unit is released from the project-level security, which party provides the release documentation and how payment timing is linked to that process. Those are transaction questions that matter more than broad claims about prestige or future capital growth.

Taken as a whole, the project has a clear proposition: a central Asoke address, a single tower with 372 units, an unusually wide range of apartment formats and a sizeable multi-level amenity zone. The unresolved point is not the basic identity of the development or its developer; those are well documented. It is the exact handover and legal-completion position as of September 2026. Once that is evidenced for a specific unit, the decision becomes more conventional: choose the right layout and floor, confirm foreign-quota availability, inspect the finished common areas and apartment, understand all recurring costs, and verify the transfer documentation before committing the balance of the purchase price.

Foreign freehold is available only within Thailand's statutory 49% foreign-ownership quota by total unit area. Quota availability and the tenure of the selected unit must be confirmed at the transaction date; outside available quota, the structure depends on the specific offer and contract.
