Buyers expecting a walk-everywhere resort setting may find the location less convenient.
Every villa needs its own review
Published listings show meaningful variation in floor area, bedroom count and storeys. Two homes inside the same development can therefore have very different layouts, land arrangements, furnishing, condition and rental histories. A project-level starting price is much less informative here than a property-specific inspection and document check.
Title structure is deal-specific
The open resale listing references a Chanote title and company or leasehold routes, but those labels do not establish the rights a foreign buyer will actually receive. The title deed, building-ownership evidence and any registered lease should be reviewed for the chosen villa before the ownership structure is described as settled.
Rental use is visible
The project has multiple long-term rental listings and also appears on short-stay accommodation channels. That is evidence of real-world rental use, but not of a guaranteed yield. Net performance depends on the exact villa, purchase price, operating costs, management, rental rules and achieved occupancy.
About the project
Inspire Villas is a completed private-pool villa community in Rawai, southern Phuket. The main property databases date completion to January 2020, so this is not a construction-stage purchase where the central questions are delivery risk and build milestones. A buyer is dealing with an existing home. That shifts due diligence toward the condition of the specific villa, the land and building documents, the history of maintenance, running costs, any rental arrangements already in place, and the exact assets and rights included in the resale.
The project is consistently attributed to Wason Villa Co., Ltd. A Thai legal entity under the English name WASON VILLA COMPANY LIMITED, registration number 0105557141650, can be traced in public company data sourced from Thailand’s Department of Business Development. The record shows incorporation on 24 September 2014 and an active status, with real-estate management, construction and property-development activities among its stated business purposes. What is missing is equally relevant: we did not locate a current official Inspire Villas website or a primary developer brochure that sets out the original project specifications. The developer-project link is therefore well supported by matching project profiles, but not by a first-party technical pack found during this research.

The published project scale is inconsistent. The structured records on FazWaz, Dot Property and several related portals show 18 units and a 16,000 sqm project area. Yet the descriptive copy on the same profile says the development consists of 10 villas, while Hipflat contains a 9-unit figure in one of its project summaries. Those numbers should not be averaged into a cleaner story. We use 18 as the main registry value because it is the most consistently repeated structured figure, while keeping the discrepancy visible for due diligence. A site plan or title-based schedule of plots would be the right document to settle the question.
The homes do not look like one uniform product type either. Historical project information describes villas with two to five bedrooms, two to five bathrooms and sizes starting from about 112 sqm. The sale inventory visible when checked consisted of one furnished two-bedroom, two-bathroom villa advertised at THB 15.5M with 260 sqm of stated indoor area. Rental listings show other sizes and even different storey counts. In practical terms, Inspire Villas should be assessed villa by villa rather than through a single representative floor plan.
The appeal of the format is straightforward: a private villa setting with its own pool and terrace, plus project features listed as car parking, 24-hour security and CCTV. Rawai is an established residential part of southern Phuket, but the development sits inland rather than on a beachfront strip. Nai Harn, Rawai, Ya Nui and Promthep Cape are part of the wider southern-Phuket lifestyle, while Chalong provides a key road connection to the rest of the island. Daily life here generally works better with a car or motorbike than with an expectation that beaches, supermarkets and schools will all be reached on foot.
Ownership requires a document-level review. A foreign buyer generally cannot take direct ownership of Thai land except in limited statutory circumstances. The currently advertised resale unit is shown with a Chanote land title and references company or leasehold routes, but the actual title deed, registered lease, building-ownership evidence and sale documents are not publicly available. For that reason, we do not present a project-wide ownership form as a verified fact. The relevant question is what rights attach to the exact villa being purchased: who owns the land, who owns the structure, whether any lease is registered, how long it runs, and which rights survive a future transfer or sale.
There is also a separate Inspire Villas Phase 2 by the same developer. Lazudi describes that later phase as five single-storey pool villas completed in 2023, with its own size ranges and sales information. Those characteristics are sufficiently distinct to treat Phase 2 as a separate product rather than silently merging it into the 2020 development. This file covers the original Inspire Villas only.
For an investment-led buyer, the useful evidence is that the project has an active rental footprint, not that any advertised yield can be assumed. Multiple long-term rental listings are visible, and the property also appears on short-stay accommodation platforms. That indicates real rental use, but it says nothing by itself about future occupancy, net return or legal permission for a particular rental model. A sensible underwriting case would start from the chosen villa’s actual purchase price, its maintenance condition after several years of use, pool and garden costs, management terms, taxes, documented rental history and the achievable rent for that exact home.

The development contains homes of different sizes and configurations. Treat this as a historical project range rather than a standard plan: floor area, storeys, plot size and bathroom count need to be checked for the individual villa.
