Listings checked in September 2026 cluster around THB 22–25 million. That gives buyers a real negotiation framework, but price needs to be read together with plot size, condition, furniture, view and legal structure rather than as a uniform project tariff.
Documents outrank banners
Public pages contain conflicting developer names, conflicting legacy floor-area data and an old rental-return banner. A completed resale lets the buyer replace those marketing layers with title documents, ownership records, current invoices and a physical inspection of the chosen villa.

Current project profiles consistently describe the original development as eight detached homes completed in October 2021. It needs to be separated from later schemes carrying similar names — Sunset Garden Phase 2, Phase 4 and Phase 5 — because those projects have different completion dates, unit counts and specifications. The original Sunset Garden Villas should now be approached as a resale estate: buyers can inspect the finished property and its surroundings rather than relying on an off-plan presentation.
The estate is on Soi Saiyuan 8 in Rawai, within Mueang Phuket, Phuket Province. The street-view link attached to the project page points to approximately 7.7968629, 98.3276782. Saiyuan is a residential corridor between Rawai and Nai Harn rather than a beachfront strip. The project page places Rawai Beach at roughly 4.2 km by road and Nai Harn Beach at about 4.4 km. A car or motorbike is therefore useful for beach trips, while everyday shops, small restaurants and local services are much closer to the estate.

The clearest current resale configuration is a two-storey, four-bedroom villa with four bathrooms and about 220 sqm of internal area. Listings found in 2026 show plots ranging from roughly 317.2 to 380 sqm. At the same time, older project copy still describes four-bedroom, five-bathroom homes of 328 sqm. Those numbers should not be merged into one notional floor plan. They may reflect different area definitions, earlier specifications or individual houses, so the usable and built areas of any chosen villa should be checked against its own documents and measured condition.
Active listings consistently show private pools, private gardens, terraces and covered parking. For shared estate facilities, the structured sections of the larger portals are more conservative: they confirm parking, 24-hour security and CCTV. Older marketing copy also mentions a communal pool, gym and landscaped garden, but those amenities are not repeated consistently in current structured facility lists. Because the estate is completed, this is straightforward to verify during a viewing; until then, the safer interpretation is not to promise shared leisure facilities that may no longer exist or may have been described inaccurately.
As of 22 September 2026, the lowest asking price found is THB 22 million for a completed four-bedroom villa with 220 sqm of internal area. Other live or recently refreshed listings sit around THB 23.5–25 million. These are resale asking prices rather than a developer price list, and the spread matters. Plot size, view, furniture, renovation history, legal holding structure and seller motivation can all change the value of one villa relative to another. The THB 22 million figure is therefore a market entry point, not a promise that a particular unit remains available on identical terms.
For an international buyer, the ownership structure deserves more attention than the bedroom count. Foreign nationals generally cannot hold Thai land directly outside limited statutory exceptions. A foreign buyer may own a building separately from the land, while use of the land is commonly structured through a registered lease or another lawful arrangement. The public listings for Sunset Garden Villas use different ownership labels and do not publish the title deed or the full legal package for each resale. Before a material deposit is paid, the buyer should see the land title, the registered owner, evidence of ownership of the structure and the actual contract proposed for that villa.
A finished estate also means that the eight houses can now have different histories. One resale profile records an individual villa as completed in June 2022 even though the project itself is generally dated October 2021. That may simply reflect a later handover, but it is a reminder to inspect the individual asset rather than treating every house as identical. Pool equipment, waterproofing, air-conditioning, roof maintenance, furniture and rental use can all differ after several years of occupation. On a resale purchase, a building survey and maintenance history are more useful than the original launch brochure.
The portals commonly display an estate management fee of about THB 3,900 per month. Buyers should still confirm what that payment covers today — security, CCTV, access roads, lighting or other shared expenses — and whether there are arrears attached to the chosen property. A sinking-fund figure of THB 25,000 also appears, but the portal wording is internally inconsistent about whether that is a fixed amount or linked to area. The current invoice or estate management records are the right place to resolve that point.
Several property portals continue to display a “6% guaranteed return for 10 years” banner. No primary contract, named obligor or current 2026 programme terms were found during this research. A completed resale villa may certainly generate rental income, but its actual return depends on acquisition price, occupancy, nightly or monthly rates, management fees, utilities, repairs and taxes. The portal banner should therefore be treated as an unverified historical marketing claim unless the seller can provide a current enforceable agreement that transfers with the property.
Developer attribution is another area where the public record is messy. Structured project fields on FazWaz, LivePhuket, Hipflat and related portals identify Garden Properties development Co., Ltd. and link the name to later Sunset Garden phases. Yet the legacy descriptive copy on those same sites names Phuket Property Seekers. No primary project website or legal document was found that conclusively reconciles the two names. For a resale purchase, this does not prevent due diligence, but it means the buyer should rely on the seller’s title, permits and original sale documents rather than assuming an aggregator has correctly reconstructed the development history.
The estate’s small scale is likely to be one of its defining features. Eight homes feel more like a compact residential cluster than a resort community. That can suit an owner who values privacy, a private pool and a quieter residential setting over a long list of communal amenities. The same characteristic may be a limitation for someone looking for hotel-style management, a staffed reception, restaurants or a large shared leisure programme. Nothing in the current evidence supports presenting Sunset Garden Villas as a full-service resort product.
The sensible way to compare homes inside Sunset Garden Villas is unit by unit. Two four-bedroom villas can have the same internal area yet differ in plot size, outlook, furniture quality, pool condition, maintenance record and legal holding structure. The listings already show plots from about 317.2 to 380 sqm while keeping the internal figure at 220 sqm. That is why the project works best as a common location and estate framework for eight separate resale assets, not as a single standardized product with one price and one specification.
