That does not by itself determine whether the project will perform well, but it raises the value of conventional due diligence. Before reserving, a buyer should obtain the selling entity details, evidence of land and project rights, current permits, the main contractor information, progress for the relevant building and the contractual remedies if completion moves. Those are sensible checks for any new build and become more important when the developer's completed-project record is not easy to verify publicly.

The physical location is much clearer. Project profiles and mapping data place the development on Wiset Road in Rawai, with the mapped object at number 88 on Route 4030 close to the Rawai waterfront. Public sources quote different distances to the shore, ranging from roughly 50 metres to about 200 metres, so it is safer to describe the scheme as waterfront-adjacent rather than promise an exact walk. The practical advantage is access to Rawai's restaurants, boat activity and southern Phuket services. The waterfront itself should still be seen in person: Rawai is an active local shoreline with boats and tidal conditions, not simply a conventional resort beach where the main daily use is swimming and sunbathing.
The project scale is another part of its character. Six separate buildings sharing 226 units create a more distributed compound than a single high-rise tower. We have deliberately not published a floor count because sources conflict and the largest project portals leave it blank. The useful question for a buyer is therefore not whether the project deserves a generic 'low-rise' label, but where the specific building sits within the site, what faces the windows, how close the unit is to the pool and social areas, how parking and pedestrian access work, and whether later construction phases could change the outlook or day-to-day noise.
The proposed amenity package goes well beyond a basic pool-and-gym offer. Repeated project profiles list a communal swimming pool, gym, sauna, massage room, bar, barbecue area, lounge, landscaped common areas, children's pool and kids' club, co-working and meeting space, laundry facilities, 24-hour security, CCTV and key-card access. Conventional parking and on-site EV charging are also listed. That matters for owners planning longer stays because work, exercise and family routines can be handled inside the compound. The buyer should still confirm the final common-area specification and which facilities will open at the same time as the first residential handovers rather than assuming every rendered feature is available on day one.
Unit information is the least tidy part of the public record. Indexed FazWaz inventory shows one-bedroom units around 30–32 sqm, two-bedroom units around 47–67 sqm and three-bedroom units around 102–109 sqm. The dedicated marketing site simplifies the range to 37, 63 and 109 sqm, while some agencies advertise larger layouts and combined units. The evidence still points to the same 226-unit, six-building project, but these sources are clearly showing different slices of the saleable inventory. It would be misleading to merge them into one supposedly official schedule, so the unit cards below use verifiable market examples and the exact type, area, building and orientation should be checked against the current unit schedule before a decision is made.
Pricing has the same moving-stock problem. A recent FazWaz inventory snapshot showed a lower entry point of THB 3.56M for a one-bedroom apartment of about 31.6 sqm. When the live project page was checked again on 26 August 2026, it no longer displayed active units, while other portals still carried isolated listings at different prices. The 'from' figure is therefore useful as a recent market floor, not as an offer that can be assumed available today. A transaction needs a fresh inventory sheet showing the exact unit number, price, view, furniture package, transfer costs and any other charges that apply to that apartment.
For ongoing ownership costs, FazWaz publishes a common-area management fee of THB 60 per sqm of internal area per month and a one-off sinking fund of THB 600 per sqm. They are useful budgeting inputs, but they are not treated here as immutable contract terms. The latest sale and purchase agreement, condominium rules and handover statement should confirm them before purchase. For a long-stay owner or landlord, these operating costs matter because the true annual carrying cost is shaped by unit size, management rules, the breadth of shared facilities and later decisions of the condominium juristic person, not merely the headline purchase price.
Foreign-buyer tenure also needs to be unit-specific. Project portals describe La Belle De Rawai Residence as freehold and individual listings have been marked Foreign Quota. Under Thai condominium rules, eligible foreign owners may collectively hold no more than 49% of the total unit area in a registered condominium. A project-level freehold label is therefore not enough on its own. The buyer needs written confirmation that the selected unit remains within the foreign quota and can be transferred into the buyer's name under the proposed terms, together with the usual transaction documentation required for a foreign ownership transfer.
Taken as a whole, La Belle De Rawai Residence is best understood through a combination of three tangible attributes: a southern Rawai setting close to the waterfront, a 226-unit compound spread across several buildings, and a substantial amenity programme designed for everyday use rather than only short holidays. Its limitations are equally clear. Construction is not yet complete, C Bella Group has a limited publicly visible delivery record, and open sources disagree on floor count, some unit sizes and live inventory. Those are not details to smooth over. They are the specific items a serious buyer should resolve so that the comparison with other Rawai new-builds is based on the actual apartment, the contract and construction progress rather than a generic project story.

The project is marketed as a freehold condominium and public listings include units marked as Foreign Quota. A foreign buyer can hold a qualifying unit in freehold only while foreign ownership remains within the statutory 49% area quota for that condominium. Quota availability and the exact tenure must be confirmed for the selected unit before contracting.

Even within the one-bedroom category the published areas vary, so price alone is not enough: layout efficiency, balcony, orientation and position within the compound can change the experience. Two-bedroom units give more flexibility for a small family, longer stays or a bedroom-plus-office setup. Public inventory contains materially different floor areas, so this is not one standard plan repeated across the project. The buyer should compare room proportions, circulation space and the unit's position relative to the pool, parking and internal walkways before assuming that two apartments with the same bedroom count are equivalent.
This is the family-sized end of the current market inventory, where outlook, floor, bathroom count and building position become particularly important. Listings show units of broadly similar area but with either two or three bathrooms and different views.
