Why this project is worth a look

Small by design

Fourteen villas make this a smaller community than a typical large resort estate. That can mean a quieter setting, but it is not evidence of stronger security, better management or lower shared costs.

About the project

Savanna Villas is a compact collection of fourteen private villas on Bali's southern Bukit Peninsula, marketed around the Pandawa coast. Listings place it under Kutuh or, in some search directories, Ungasan. What matters is the physical product: individual two-bedroom homes rather than apartments or hotel suites, each offered with its own pool and a rooftop sitting area. Published villa sizes are 160 and 165 square metres. That gives an owner more privacy than a shared resort pool, but it also shifts practical responsibilities onto the villa itself. Pool equipment, exterior finishes, waterproofing, furniture and regular maintenance affect how comfortable the home remains long after the initial handover.

The project has an identifiable official website, and Pride Building Group names Savanna Villas as its first development. That makes the brand attribution substantially stronger than an anonymous agent listing. It does not, however, establish the identity of the Indonesian legal entity that holds the land rights or will be the buyer's counterparty. We did not find the contracting company's full registered name, land certificate or relevant agreements in the public project materials. A purchaser needs those documents to understand who can lawfully grant the proposed rights, who receives each payment and whose obligations survive if the selling agent or construction team changes.

Design is a defining part of the proposition. The villas use warm, earthy finishes, textured surfaces and visual elements associated with an African savanna theme. Marketing material credits Creator Architects with the interiors, although that attribution has not been checked against an architect's own project portfolio or a signed appointment. Rooftops are promoted as places for sunset gatherings and barbecues rather than simple service terraces. The project's website also highlights ocean views. Those claims need a unit-by-unit reading: the outlook from an individual terrace can be affected by elevation, surrounding plots and later development, even when every villa belongs to the same visually consistent estate.

Four labels appear in the sales inventory: Basic, Pride, View and Angle. Agents consistently describe Basic and Pride as 160-square-metre homes and View and Angle as 165 square metres, all with two bedrooms and two storeys. These are not four different household sizes. The more useful question is where a particular unit sits, how its windows and terrace face the surroundings, whether the pool is overlooked and how usable the indoor areas actually are. A five-square-metre difference tells you little about the relative value without an exact floor plan, land area, pool dimensions and a site plan showing the orientation of every villa.

The project's wider setting is the limestone plateau overlooking Bali's southern coastline. Official project material provides a map link and places Savanna in Bukit, while catalogues identify Kutuh, Kuta Selatan, Badung as the more specific locality. Ungasan appears on other platforms as a district label, but is not conclusive evidence of a different site. One large listing directory supplies the map reference 554J+Q2F, Kutuh. We could not verify that code against a cadastral boundary or obtain a clearly attributable plot coordinate. It is therefore safer to identify the Kutuh/Pandawa locality than to display an invented pin with the appearance of survey-level precision.

The beach is a meaningful part of the lifestyle pitch, though the distance should not be taken literally without a route check. One listing says the ocean is roughly 500 metres away, another suggests an easy walk, and agents quote varying travel times to Pandawa and neighbouring beaches. On Bukit, a straight-line distance to a cliff edge is not the same as a walk to a usable beach entrance. Gradients, access gates, road conditions and traffic can all change the experience. A buyer expecting frequent beach walks should verify the actual public route rather than rely on a map circle or a sales phrase such as 'steps from the ocean'.

The completion story remains unsettled as of 16 October 2026. Several project catalogues carry a fourth-quarter 2026 delivery target, while a portal also uses October 2026 as its expected completion month. Some versions of those portals automatically show the development as completed; others still classify it as off-plan or under construction. Construction progress percentages published by an aggregator are estimates, not evidence that each villa has been handed over. We did not find a completion certificate, a documented handover or independent verification that the entire estate is legally ready to occupy. A buyer should distinguish a forecast date from an actual right to take possession.

Asking prices are similarly fragmented. A current property advertisement shows a unit starting at USD 257,000. Other agents present the entry point as USD 270,000, and some international portals advertise higher prices for the same published floor areas. Different villa positions, promotions, furnishing packages or old data may explain part of the spread, but the public sources do not reconcile it. The smallest figure is useful as evidence of an advertised offer, not as a developer-backed quote or a promise of availability. Before budgeting, ask for the exact unit number, included fixtures, quoted currency, taxes and fees, and the dates and conditions governing each payment.

The legal basis of the sale deserves more attention than its brochure styling. Several brokers advertise a 28-year contractual land lease with a proposed 30-year extension. A different international listing labels Savanna Villas 'Freehold'. Without the land certificate, executed lease text and an explanation of the seller's authority, those terms cannot be made consistent. A lease agreement is not the same as owning the underlying land title. Nor does a reference to a future 30-year renewal prove that it is automatic, prepaid or enforceable against later owners of the land. The buyer needs to know when the first term begins, how much remains at handover and what happens to the building when the term ends.

Indonesian rules distinguish ownership title to land, Hak Milik, from Hak Pakai, a right to use land, and Hak Guna Bangunan, a right associated with building on land. The distinctions are especially relevant to foreign purchasers. A foreign individual cannot simply be registered as the Hak Milik owner of a plot. If this scheme uses a long-term lease, the private contract must be reviewed alongside the registered title: who may grant the lease, whether the remaining period can be assigned or resold, whether the term survives a change of landowner, and what mechanism actually governs any extension. General statements about 'owning a Bali villa' do not answer those questions.

A promised completion date also says nothing on its own about approvals. Indonesia's building process distinguishes PBG, the applicable building approval, from SLF, certification that a completed building is fit for use. One agency says the developer has a PBG application reference but that the approval itself is in progress. We have not seen the relevant number or issued document for this site, nor a verifiable SLF. That is an evidence gap, not proof that any permit is missing. The distinction matters because a buyer may receive a physically attractive building before the paperwork for lawful operation is complete. It also affects how sensible it is to tie the payment schedule to milestones.

A rental strategy would introduce a further set of decisions. Sales pages suggest holiday-let potential, but the right to operate short stays depends on the specific site's permitted use and the relevant business approvals. A coloured zoning label in an agent listing is not a government zoning extract, and a villa's location near a tourist beach does not automatically grant a tourist-accommodation licence. We found no documented operating agreement identifying a licensed manager, the services included in its fee, its ability to take bookings or how the owner receives revenue. Forecast yields in advertisements should remain sales claims. Net income would have to account for occupancy changes, platform charges, staff, utilities, maintenance, pool care and reserves for repairs.

As a home, Savanna's attraction is easy to understand: a two-bedroom private layout, a pool of your own, rooftop space and a small estate rather than a large managed complex. It may also interest someone who wants to use the villa for part of the year and rent it out at other times. Yet those goals require different contract checks, and neither is established merely by a rendered view or an advertised yield. The decisive next step is to move from the name Savanna Villas to a numbered unit, a legally identifiable plot, a contracting company and a package of verifiable obligations. Without that, the development remains an identifiable project with credible published specifications, but not a fully documented purchase.

Home types & sizes

Basic Villa — 2 bedrooms

One of the two 160-sqm layouts. An individual listing has advertised an asking price as low as USD 257,000, but the live availability and villa number have not been confirmed. Compare the ground-floor plan, the pool's position and the rooftop arrangement, and ask for a detailed finishing schedule. The name Basic does not establish a reduced or enhanced furnishing package on its own.

Pride Villa — 2 bedrooms

The other published 160-sqm model. Marketing material groups Pride with Basic at around USD 270,000, yet it does not provide a reliable schedule of physical differences. Buyers should compare plot exposure, terrace outlook, fittings and usable interior space rather than assume the model name denotes a higher grade. The quotation should be attached to a precise unit on the estate plan.

View Villa — 2 bedrooms

A 165-sqm version marketed at approximately USD 285,000 in agency materials. The name suggests an emphasis on outlook, but an uninterrupted ocean view has not been independently established for every listed unit. Ask to see the actual perspective from the designated rooftop, any neighbouring construction and the marked location of the home before assigning a premium to its position.

Angle Villa — 2 bedrooms

Another two-bedroom 165-sqm layout, advertised in the same price bracket as View. Its precise distinctions cannot be derived safely from the name. Whether a corner position provides useful light or more exposure is a matter of the actual plot plan, neighbouring villas and screening. Pool privacy and the route between living space and rooftop should be assessed alongside the asking price.

Best for: A couple or small household seeking a private base in southern Bali may find the consistent two-bedroom format practical. The pool and rooftop offer more personal outdoor space than an apartment, but long-term comfort will depend on kitchen usability, storage, stairs, shaded areas and how the floor plan actually works day to day.; For an occasional owner, a villa in a small estate may be easier to manage than a much larger standalone house. Nevertheless, climate control, pool chemicals, water systems and basic security continue to cost money while the property is empty. A credible operating budget needs to include those quiet months.; A buyer interested in rentals can study Savanna as a two-bedroom holiday-home product, especially if willing to appoint a capable local manager. The public information is not sufficient to establish legal short-stay operation, a management contract or a defensible net yield. Those are separate purchase conditions, not automatic benefits of being near Pandawa.; Architecture-led buyers have a clear reason to inspect the development: a relatively uniform design language and roofs intended for outdoor living. They should still compare the actual outlook, surface finishes, waterproofing, sound exposure and garden privacy of individual units rather than assume every home will perform like its promotional rendering.; It is not yet a documented ready-to-occupy purchase for someone who must move in immediately or needs verified completion and occupancy paperwork. Public portals disagree on its status, and primary handover documents have not been reviewed.; It is also a poor fit for someone requiring three or four bedrooms, extensive shared resort facilities or a proven contractually guaranteed rental return. None of those features is established by the published inventory. An advertised lease extension should not be treated as a substitute for a binding and enforceable agreement.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The land-rights descriptions conflict: multiple agents market a 28-year lease plus a proposed 30-year extension, while Indonesia-Real.Estate labels the same estate Freehold. Neither the title certificate nor the lease contract and registered seller entity were available for review. We have not reviewed an issued PBG building approval, an SLF fitness-for-use certificate or an official site-specific zoning extract. An agency reference to a PBG application is not proof of issuance, and authority to run short stays from any particular villa is not established. Q4 2026 remains a stated handover target, with some directories calling the estate completed and others under construction. The exact legal plot, verified coordinates, available villa numbers, complete furnishing schedule and binding payment milestones also remain unconfirmed.
