Why this project is worth a look
A genuinely small compound
Twelve houses make Satu a different proposition from a large resort with hotel corridors and shared facilities. The setting should still be judged by the actual boundary walls, driveway, overlooking and neighbouring construction, not by the word “private” alone.
Outdoor living built in
Each villa is marketed with its own pool, planted space and terrace. Those areas are useful for a home used over several months, provided the owner budgets for regular upkeep rather than treating them as cost-free amenities.
A choice of plot sizes
The published material separates compact plots from the larger Villa B land allocation. Buyers who entertain outdoors may value land area differently from those who want additional indoor rooms; the composite house-plus-garden numbers should not obscure that choice.
Close, not beachfront
The setting is in residential Ungasan above the coast, not on the beach itself. This may suit people who drive to the beach and prefer a base away from shoreline activity, but the exact access route matters.
A definable due-diligence path
The developer brand, villa types and broad site location are identifiable. The decision becomes substantially clearer when these are paired with the actual lease, the selected villa’s completion evidence and proof of what can legally be operated there.
About the project
The useful way to approach Satu Melasti Village is to start with the product, not the beach imagery. AVision Development presents it as a group of 12 individual villas on Bali’s Bukit Peninsula. The homes are arranged as a small residential compound rather than hotel-style apartments, with a private pool and outdoor space attached to each house. AVision promotes other developments under the same Melasti umbrella, including Dua Melasti Village and Big Tree Village. Their villa counts, advertised prices and construction labels should not be read as additional phases of Satu without specific evidence. Satu is the 12-home scheme: that is the identity consistently supported by the developer’s portfolio and independent property records.

A villa here is primarily an Ungasan home with access to the Melasti coastline, not beachfront accommodation. That distinction matters more than whether a sales page calls the location premium. The site sits on the southern Bukit plateau, and getting to the sand involves the local road network and the descent towards Melasti Beach. Public promotions quote both roughly 800 metres and 1.5 kilometres to the beach; neither figure tells you how a real journey works on foot, by car or by scooter. Someone planning to walk down for a morning swim should test the route rather than infer walkability from a map radius. For a household with reliable transport, being set back from beach venues can instead make everyday living more comfortable.
The project has a recognisable street location. Its map listing identifies Jl. Melasti No. 104 in Ungasan, within Kuta Selatan district of Badung Regency. This is significantly more useful than a generic “Uluwatu area” label, though a map pin cannot prove a land parcel’s boundaries. The developer also provides a map link, and the listed contact number matches its project contact. The surroundings are a mixture of hillside residences and destinations associated with Melasti Beach. Shops and family services are part of the wider Ungasan catchment rather than facilities one should assume lie inside the compound. A buyer considering a permanent base should pay attention to road access, drainage, weekday traffic and the actual trip to groceries or schools; a holiday-home buyer may weigh privacy more heavily.
There are several published configurations, and the names can be misleading when used without dimensions. AVision’s main project page gives Villa A as a 118 sqm house on 120 sqm of land, and Villa B as a 122 sqm house on a 200 sqm plot. A September availability sheet reproduced by an agency also identifies a three-bedroom version of Villa A, with 131 sqm of house area and 152 sqm of land. The two- and three-bedroom categories therefore need to be matched to an individual villa number, not merely to the letter A. In practice, the number of bedrooms is only one part of the decision. The relationship between the kitchen and pool, the size and privacy of the garden, how visitors move through the ground floor and where the bedrooms sit relative to neighbours all affect how comfortably a household can use the property.
AVision describes a generous combined usable area, but that should not be mistaken for more building space. It advertises 178 sqm of “house plus garden” for Villa A and 257 sqm for Villa B. Those are promotional composite figures: they include outdoor land, and no verified net internal floor measurements were found. For daily use, the outdoor component certainly has value. A private pool offers a different experience from sharing a resort facility, and a planted terrace can become a real extension of the living room. It also brings costs and responsibilities. Water treatment, pumps, landscaping, exterior materials and pest prevention all need a maintenance budget. At the same time, an architectural rendering does not tell the buyer which appliances, fittings, pool equipment or furniture will appear in the finished villa. That belongs in the contract specification and handover inventory.
The most substantial uncertainty concerns completion. The developer’s main website marks Satu “FINISHED” and carries a construction update labelled May 2026. Listings dated later in the year still describe construction, with a Q4 2026 handover; a current area catalogue shows progress at around 95%. These are incompatible descriptions of a status that affects money and possession, not a harmless difference in sales language. A villa can look finished on the outside while utilities, common access, final rectification or formal occupancy paperwork remain outstanding. Equally, a broker page can lag behind real construction. Until a buyer has dated evidence for the chosen house and the relevant completion documents, the sensible position is to treat handover as unverified. This dossier records the more cautious under-construction classification while retaining the developer’s contradictory statement for follow-up.
Public prices tell a relatively consistent story about the intended market segment, but not about what can be reserved today. AVision’s portfolio displays a USD 250,000 unit price. A two-bedroom listing updated in early October uses the same amount, while a three-bedroom, 131 sqm villa was being advertised for USD 350,000 in late September. An agency’s September availability sheet also quotes rupiah figures, but its website explains that it converts the original dollar-denominated list at a fixed rate of its own. A buyer should not take that converted rupiah number as the amount the seller has agreed to receive. More importantly, the shared developer page displays a “SOLD OUT” label near the project sequence without clearly assigning it, while other portals show three units available. The difference could be old inventory, resales, delayed website updates or a layout issue on the multi-project page; it cannot be resolved by assuming all the advertisements are live.
Property rights require equally careful wording. Satu is marketed through a long contractual lease, known locally as sewa, rather than direct foreign ownership of the underlying freehold title. The listings refer to an original 27-year period ending on 22 April 2051, plus a marketed 25-year extension. Without seeing the lease, however, there is no reliable way to establish the prepaid balance, the landholder’s authority or the cost and enforceability of that additional period. Someone buying in 2026 is not buying a new 27-year period simply because that number appears in the brochure. As the remaining term shortens, the value and transferability of the right can also become more important to a future buyer. A clean transaction needs the land title, the master lease, the villa-specific assignment or sublease and the detailed renewal mechanism to tell the same story.
Indonesia’s land system makes the distinction between contract and title fundamental. Hak Milik is a land ownership title that cannot simply be registered in the name of an overseas individual buyer. Other structures can exist under Indonesian law, but none should be inferred from a generic advertisement about foreign ownership. For this project, the actual offer is described as a lease, and no executed buyer contract was available for inspection. The entity taking payment deserves attention too. AVision Development is an identifiable brand and the footer of its project website names PT AVISION DEVELOPMENT BALI at an office address in Badung. That address is not the villa plot. The corporate name alone does not show which company owns or leases the land, which company promises to deliver the house, or why any deposit is payable to the specified bank account. Those links need company records and transaction documents, not reassurance from a salesperson.
The developer’s website contains a heading referring to Persetujuan Bangunan Gedung, or PBG, Indonesia’s building approval. A readable, numbered approval tied to the actual Satu buildings was not available in the material reviewed. This should be described as an unverified document, not evidence that no approval exists. The Sertifikat Laik Fungsi (SLF) is a separate certificate concerned with a building’s fitness for use; that, too, has not been established for the individual villas. The project’s proposed use as a holiday rental adds another layer. Agency material refers to a “pink” land-use zone, yet a sales label is not an official zoning extract, and permission to build a home is not identical to the full set of permissions needed for a tourist accommodation business. A buyer wanting short-term rental income should work from the actual plot and intended operator, not an island-wide claim that Bali villas are rentable.
Rental management is presented as part of the wider proposition, although the published detail is closer to a service outline than a contract. The marketing pages mention looking after the garden, pool, engineering and everyday household issues, and they invite buyers to ask about rental management. None of that establishes who controls guest accounts, sets nightly prices, collects receipts, bears repair costs or may terminate the agreement. The return forecasts displayed by third-party platforms are their own models, with assumptions about occupancy and operating expenditure; they are not a record of what owners at Satu have earned. For a holiday home, an annual maintenance quote and a trustworthy local caretaker may be the more useful starting point. For an investment property, the questions about licensing, operator incentives, vacancies and net cash received are unavoidable.
Satu Melasti Village will make the most sense to a buyer who likes its small scale and is willing to investigate one villa properly. There is enough consistent material to understand the basic architecture, number of homes, general address and published asking-price range. There is not enough public evidence to conclude that a particular villa can be purchased, occupied and legally rented out on clearly defined terms today. A dated walkthrough, unit-specific plan, finish schedule, land-rights chain and agreed payment triggers would bridge much of that gap. Without them, the attractive parts of the concept remain separate from the legal and operational reality the buyer would acquire.
Ownership format
Market listings describe a contractual land lease (sewa), originally marketed as 27 years through 22 April 2051, with a further 25-year extension advertised. The executed lease, the contracting parties, the remaining prepaid term and enforceable renewal conditions have not been inspected for a specific villa.
Home types & sizes
The smaller Villa A has 118 sqm of house space on a 120 sqm plot. Its pool and garden make the outdoors part of everyday living, while the actual furnishing, kitchen specification and bathrooms must be taken from the selected villa’s handover schedule, not the illustrative plan.
Get floor plans and current pricesThe published September availability sheet also describes a three-bedroom Villa A, with a 131 sqm house and 152 sqm of land. The extra bedroom changes the use case, but individual drawings are necessary because “Villa A” is used for more than one size in market material.
Get floor plans and current pricesAVision publishes 122 sqm of house space and a 200 sqm land plot for Villa B, alongside a larger house-plus-garden figure that is not internal floor area. A September agent sheet marked the Villa B homes sold; this is a design type, not a confirmed purchase opportunity.

Best for: A couple or small family seeking a separate two-storey villa with a pool, rather than a room in a serviced apartment or hotel complex.; Part-time residents who spend meaningful stretches on Bali and want a place to cook, host guests and live around their own outdoor space.; Buyers comfortable using a car or scooter for beaches and errands, instead of requiring every convenience to be comfortably walkable.; People who understand that a fixed-term land lease needs to be evaluated on its actual remaining years, assignment rights and renewal clauses.; Purchasers prepared to commission a physical inspection and compare the chosen house with documented specifications before final payment.; may not suit: Anyone whose central requirement is indefinite land ownership directly in their own foreign name: the publicly advertised lease does not deliver that.; Someone shopping specifically for a villa with a verified ocean view and doorstep beach access; neither feature is established for every unit.; An investor who requires independently evidenced, already-operating rental income and documented occupation status without further due diligence..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Completion and inventory conflict: AVision associates Satu with FINISHED, and its shared page includes an ambiguously assigned SOLD OUT label. Autumn 2026 broker listings still show construction, Q4 2026 delivery and several available villas. Unit-level handover records and a current signed availability sheet were not reviewed.
- Marketed tenure is a lease through 22 April 2051 with a further 25 years proposed, but the master lease, landholder authority, extension price and enforceability remain unverified. The connection between PT AVISION DEVELOPMENT BALI, the land title, contracting party and payment beneficiary is also unproven.
- The developer site mentions PBG, but a readable numbered approval for Satu was not verified. No project-specific SLF or official zoning extract was inspected. A third-party 30/70 instalment offer likewise cannot substitute for an executed payment schedule.
