Why this project is worth a look
A deliberately small scheme
Only six private-pool villas are proposed. The scale may suit buyers who value their own outdoor space over shared resort facilities, though it does not establish privacy from surrounding properties or nearby building work.
About the project
An investor considering Nara Villas is choosing a future private villa, not a finished holiday home with an established rental record. The development is presented by Balitecture as six independent homes with pools, planned for handover in the fourth quarter of 2027. Each is intended to work both as accommodation for paying guests and as a place the buyer can use personally. That combination has an obvious attraction, but it leaves two separate decisions to make: whether the home itself is desirable and whether the land, construction and operating agreements justify committing money before handover.

The name is occasionally paired with “Uluwatu”, which is common shorthand for the southern part of Bali’s Bukit Peninsula. The more useful administrative location is Ungasan, within Kuta Selatan, Badung Regency. This matters when judging daily life rather than advertising appeal. Uluwatu’s restaurants and surf breaks cover a broad area, not one compact neighbourhood. International listings associate Nara with Jalan Villa Kandara and Banjar Wijaya Kusuma, while Balitecture links to a Google Maps point. Neither is a cadastral survey of the land. The precise parcel, right of access and boundaries therefore remain part of the transaction, not facts that can be inferred from a map pin.
For buyers who prefer a smaller house, the published two-bedroom configuration offers 153 square metres of build on a 105-square-metre plot. The larger three-bedroom version has 226 square metres of build and 188 square metres of land. Both are described as two-level villas, and each bedroom has an ensuite bathroom. The figures for floor space and plot area should be read independently; they do not establish usable internal floor area. In particular, roof terraces, covered outdoor areas and other semi-open spaces may be treated differently when calculating floor areas. Only a plot-specific signed plan will settle what the buyer receives.
The interior concept is centred on a shared living and kitchen space opening towards a private pool. A relaxation deck above the main living level adds another outdoor area, while a separate pool terrace is intended for daily use. Balitecture specifies MODENA kitchen appliances, Paloma bathroom fittings and Sukabumi stone in the swimming pools. The company also promotes natural ventilation, landscaping suited to Bali’s climate, rainwater collection and solar-ready infrastructure. Those are proposed product features; construction drawings, technical schedules and handover inspections, rather than sales text, will establish whether the delivered home matches them.
There is a useful distinction between the swimming pool that belongs to the standard villa specification and the wellness package. Cold plunges and saunas are offered as optional upgrades, along with selected finishes. The additional purchase price, maintenance responsibility and replacement costs have not been independently established. A villa with private water features can be appealing to guests, but it also needs dependable pumps, waterproofing, drainage and routine servicing. Buyers who expect a largely passive property should assess those recurring obligations before selecting upgrades for their potential marketing appeal.
The surrounding neighbourhood offers resort destinations such as Karma Kandara and the Sundays Beach Club area. Balitecture describes the coast as roughly 600 metres away. That is a seller-reported proximity claim, not a checked pedestrian route to an accessible public beach. Cliffs, resort-controlled access, steps and road alignment can make a short straight-line distance quite different from the journey a family or older guest actually experiences. A vehicle-access check is particularly relevant for luggage, deliveries, cleaners and maintenance crews. Being on the Bukit can offer separation from more congested tourist streets without guaranteeing either easy walking access or a quiet neighbouring plot.
Balitecture announced Nara Villas on 6 March 2026 and its unit pages state that construction was scheduled to start in Q3 2026. The target for completion remains Q4 2027. Another property website, Balinsky, labels the development approximately 70% under construction, but no dated independent site inspection or certified progress report was available to substantiate that percentage. The official sales presentation still describes a pre-sale and future delivery. Consequently, the percentage should not be treated as verified physical progress or a reason to shorten the expected remaining construction period.
As checked on 16 October 2026, the developer advertises the two-bedroom model from USD 269,000 and the three-bedroom from USD 329,000. Independent property portals display corresponding asking prices, although some carry listings placed by Balitecture itself. This is corroboration that the figures are being marketed, not evidence of comparable completed sales or guaranteed live stock. Balitecture’s main page also reports reservations within the six-unit scheme, but availability at the level of a numbered plot has not been documented. Taxes, legal costs, optional upgrades and any omissions from the furniture or operating setup must be resolved in a unit-specific cost schedule.
A USD 5,000 reservation deposit is advertised as non-refundable and credited to the first payment. The rest of the published construction payment model comprises five instalments of 20%, said to follow work completed under a bill of quantities. That is more informative than a vague promise of “flexible payments”, yet the website does not supply the executed payment annex. A buyer needs to know who receives each transfer, what documentary evidence triggers a milestone, how late work is handled and what remedies apply if delivery or specification materially changes. Payments linked to progress should not be mistaken for funds independently held in escrow.
Land rights are a separate matter from the appearance of the completed home. Balitecture markets a 30-year contractual lease with a 30-year extension option. Its website describes a straightforward path to a further three decades, but the actual extension wording was not available for review. The land title, registered owner, start date, renewal price, consent requirements and ability to transfer the remaining term all need to be understood in the original Indonesian documents. For a foreign individual, this offer should not be presented as direct ownership of Indonesian freehold land. Nor is a contractual extension equivalent to an already granted second thirty-year term.
The company also claims a tourism-compatible “Pink Zone” designation and referred to a Pondok Wisata licence in its March launch statement. Neither the parcel-level zoning approval nor a copy of the relevant accommodation licence was publicly verified in this research. The construction approval known as PBG and the building fitness certificate known as SLF serve different purposes; a future completion date does not establish either one. Renting to tourists introduces yet another question: which licensed business will operate the accommodation and under what permissions? Investors planning daily rentals should not rely solely on a colour label on marketing material.
Balitecture offers a management arrangement after handover, with a stated fee of 20% of gross rental revenue. Bookings, guest reception, cleaning, repairs and owner reporting form part of its advertised service proposition. The developer also promotes twenty-four-hour guest assistance, site security and a beach shuttle. Whether every service is included in the management fee or paid separately cannot be established without the management contract. Utilities, pool care, platform charges, replacements, taxes and vacant periods may be significant. The existence of an in-house manager is useful, but it is no substitute for an itemised budget and an enforceable service standard.
The most striking financial numbers on the sales pages are projections based on high occupancy and assumed nightly rates. Nara has no verified operating history from which those assumptions could be tested. Income also changes when owners use the villa themselves; Balitecture advertises up to 90 personal-use nights per year, a benefit that needs to be reflected in the actual management agreement. For someone buying primarily to enjoy a Bali home, the layouts and location may be enough to justify detailed due diligence. For someone dependent on a specified annual return or an easy resale, the missing contractual and operational evidence is much more consequential.
Home types & sizes
A two-level layout with an open living and kitchen area, a private pool and an upper outdoor relaxation zone. The developer specifies branded kitchen and bathroom fittings. A cold plunge and sauna are optional upgrades, not included by default. Net internal space and final plot-specific dimensions remain subject to the signed drawings.
Get floor plans and current pricesThe larger scheme provides three ensuite bedrooms, open-plan communal space, a private pool and more outdoor room, including an upper-level relaxation deck. It can accommodate a family or small group who want separate sleeping areas. The published layout describes a proposed unit; its final room dimensions and specification require contractual confirmation.

Best for: Buyers seeking a private Bali base that can be offered to guests when they are away may find the format appealing. Personal use is advertised for up to 90 nights a year, but the owner-booking calendar and any exclusions need to be written into the eventual management agreement.; Families or small groups who prefer ensuite bedrooms, their own pool and a defined living area over extensive common facilities have a real choice between the two and three-bedroom designs. The larger model also has a separately stated, bigger plot.; Overseas purchasers comfortable buying before delivery, reviewing an Indonesian contractual land lease and supervising the paperwork through independent advisers may benefit from the proposed building and rental-management services.; People who like the southern Bukit location yet are willing to verify street access, legal use, construction progress and a conservative operating budget before paying a non-refundable reservation deposit.; Anyone requiring a completed, income-producing villa immediately. The stated completion target is Q4 2027 and public material does not establish building handover, commissioning or an existing booking record.; Buyers who insist on direct individual ownership of the freehold land or regard an advertised 30-plus-30-year lease as a guaranteed sixty-year title. The legal consequences depend on documents that are not publicly available.; Investors whose purchase only works if the developer’s nightly-rate, occupancy, appreciation or resale forecasts come true. Those figures are marketing scenarios rather than demonstrated operating performance of this project.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No land certificate, identified titleholder, contracting seller entity, executed land lease or renewal annex was available; the advertised 30+30 years does not establish an automatic second term. Balitecture claims tourism zoning and a Pondok Wisata licence, but parcel-level zoning records and project-specific PBG/SLF evidence were not reviewed. Short-stay licensing for an individual villa is not independently established. Balinsky estimates 70% construction while Balitecture still advertises off-plan sales and a Q4 2027 target; no certified progress report was found. The supplied map pin is not a surveyed parcel boundary.
