It should not be confused with Grand View Residence in the Pasak area: the developer’s own material identifies Lagoon as a 26-villa scheme, while Grand View Residence is a separate 18-villa development. That distinction matters because portal listings often cross-reference the two projects and can make them look like one estate.

The product is centred on large private homes rather than a resort-style amenity deck. The developer describes two-storey, three- to four-bedroom villas with private pools, usable areas broadly from 404 to 710 sqm and plots from about 390 to 1,004 sqm. The original specification includes a European-style kitchen, built-in wardrobes and either partial or full furnishing. Resale and made-to-order listings show that individual homes can vary materially in internal area, bathroom count, plot size, furnishing and final layout.

The address sits in Choeng Thale within the wider Bang Tao catchment, inland from the beach. The appeal is therefore less about stepping directly onto the sand and more about combining a full-size villa with access to the established Bang Tao and Laguna lifestyle corridor. It can work well for longer stays and family occupation, although day-to-day living is considerably easier with a car or regular taxi use.

The development does not fit neatly into a single completion year. As of 22 September 2026, portals show a mix of completed homes, resale stock and villas marketed as made to order with an approximately 12-month build period. Different project profiles quote 2019, 2022 or 2024 as a completion date. For a buyer, the useful question is therefore not simply whether the estate is 'completed', but whether the specific plot and villa being offered already exist, are being finished, or are still to be built.

The lowest active asking-price anchor found in the current market is THB 32.9M, with other visible homes in roughly the THB 42M–46.9M range. Price-per-square-metre comparisons are especially blunt for this type of villa because the package includes land, a private pool, fit-out, furniture and a specific view as well as the building itself. Two four-bedroom listings can differ substantially in plot size and internal area while carrying similar headline prices.

Foreign buyers need to separate the house from the land when assessing ownership. Project portals often tag the villas as freehold, but Thai land rules do not make foreign land ownership the default. The lawful structure can depend on the land title, the ownership of the building and any registered lease or other permitted arrangement. Those documents are not published clearly enough at project level to treat the portal tenure label as sufficient due diligence.

The developer context is worth separating from the sales pitch. Pasak Projects presents earlier villa schemes on its own website, including Diamond Villas, Diamond Tree Villas and Grand View Residences. That gives Lagoon some visible development history rather than making it look like a one-off name created for a single launch. It is still not a substitute for transaction due diligence: the public site does not provide a complete corporate file, plot-by-plot permits, title documents or audited delivery records for a buyer to rely on.

A buyer should also decide early whether the target is an existing home or a made-to-order villa, because the due-diligence process is different. With a completed house, the buyer can inspect the actual pool, mechanical systems, finishes, furniture, views and signs of wear. With a new build, the critical documents are the specification, variation process, construction milestones, start date, handover definition and contractual remedies if work slips. Treating both as the same product simply because they sit under one project name can hide meaningful cost and delivery differences.

The published size data needs similar care. The developer’s original concept refers to roughly 404–710 sqm of usable area, while current market listings include a four-bedroom home around 250 sqm and several others around 420–426 sqm. That may reflect later customisation, different measurement conventions or genuinely different villa configurations. A buyer comparing two listings should therefore ask for the floor plan and area schedule rather than assuming that every portal is measuring internal space in the same way.

Running costs matter for a house of this scale. A private pool, garden, air-conditioning across large internal areas, pumps, filtration equipment and exterior finishes all create ongoing maintenance. Current listings show different monthly estate charges for different homes, which is a strong reason not to carry one generic fee across the entire project. For a completed resale, recent utility and maintenance bills are often more useful than a brochure estimate because they show what the specific property actually costs to operate.

For an investment buyer, portal yield percentages should be treated as marketing calculations rather than project facts. A large villa can command a substantial headline rent, but net performance depends on occupancy, agent or management fees, pool and garden care, repairs, vacancy, utilities paid by the owner and tax treatment. The current dossier therefore uses observable asking prices and rental evidence only as context; it does not convert a portal's projected yield into an expected return.

Unit selection at Lagoon is ultimately more important than the estate-level headline. Plot shape, outlook, privacy, internal layout, construction stage and legal documentation can vary enough that two homes with the same bedroom count are not necessarily close substitutes. A sensible comparison is plot by plot: match the physical house to its title and site plan, confirm what is included in the sale, inspect access and boundaries, and then compare price. The project name narrows the search; it does not finish the due diligence.

Ownership format
