Published house sizes run from 173 to 336 sqm and are predominantly four-bedroom layouts. That gives a household enough separation for bedrooms, work, guests and service functions without forcing every activity into the same living area.

Useful road network
Phatthanakan connects toward On Nut, Srinakarin, Chaloem Phrakiat Rama 9 and the wider expressway system. That is useful for car-based family routines across eastern Bangkok, but it is a weaker fit for someone whose priority is walking to a central rail station every day.
Resale choice
Several houses are marketed at the same time, with meaningful differences in asking price, plot size and condition. DDproperty showed a THB 13.5M lower asking point in late August 2026, while many other listings were materially higher, giving buyers a real comparison set.
Land is the catch
For a foreign buyer, landed housing is legally more complex than a condominium because the transaction includes land. Direct foreign land ownership is generally restricted in Thailand, so the title and acquisition structure must be understood before a deposit is committed.
About the project
Setthasiri Pattanakarn is a gated low-rise community of two-storey detached houses in Prawet, eastern Bangkok. Developed by Sansiri, the estate occupies roughly 85 rai. Sansiri's current project page states 276 homes and a 2021 completion date. This is no longer a developer-led primary sale: the original inventory is closed, so today's buyer is looking at individual resale houses or, occasionally, bank-owned stock. That changes the buying process. Two houses with the same project name can differ materially in plot size, upkeep, renovation quality, furniture, orientation and asking price.
The project is fundamentally a family-house proposition rather than compact urban housing. Most published original layouts have four bedrooms, three or four bathrooms and two or three parking spaces. The current Sansiri page displays house sizes of 173, 194, 238, 244, 286 and 336 square metres. The range is wide enough to separate relatively efficient four-bedroom homes from much larger residences with extra lounges, multi-purpose rooms, staff quarters and more elaborate kitchen arrangements. On resale, land size matters just as much as built area, and corner plots or unusually large plots can command a very different price from a standard interior plot.

The original design language was presented as a meeting point between contemporary living and more classical residential proportions. For a buyer in 2026, the label is less important than the practical result: a two-level detached home, private entrance, private parking, a usable outdoor plot and clearer separation between social and bedroom areas than most condominium layouts can provide. The larger plans add spaces that can serve as a home office, guest room, family lounge, staff room or secondary kitchen. Resale owners may have remodelled those spaces, so the current floor plan should always be reconciled with the original house type rather than assumed from the listing headline.
The communal facilities are substantial for a landed estate. Published project material includes a clubhouse, saltwater swimming pool, gym, steam room, multi-purpose room, children's area, communal garden and jogging track. Security infrastructure includes staffed security, CCTV and controlled electronic access. These amenities are most useful when viewed as part of daily family life rather than as a marketing checklist: they give residents options for exercise, children's activity and casual outdoor time without leaving the estate. A resale buyer should still inspect how well those shared areas are maintained today and understand the current common-area budget before treating the original facility list as sufficient evidence of present quality.
The address sits on the Phatthanakan side of Prawet, with road connections toward On Nut, Srinakarin, Chaloem Phrakiat Rama 9 and Bangkok's wider expressway and ring-road network. This is not a rail-first location where the front door is a short walk from a central BTS or MRT station. A car makes the lifestyle materially easier. For households that drive children to school, work across several parts of Bangkok, travel east toward the airport or need flexible road access, that can be a rational trade-off: more land and interior space in exchange for less dependence on walkable public transport.
The resale market is active enough to compare several houses at once. DDproperty's late-August 2026 project listings included a 286-square-metre house at THB 13.5 million, with other current asking prices around THB 14.9 million, THB 17–18 million and above. The spread is not noise. Plot area, renovation, furniture, house model, position inside the estate and seller urgency all matter. A low asking price is therefore only a starting point for due diligence, not proof of a bargain. Conversely, a higher price may reflect a larger plot or meaningful upgrades rather than simple overpricing.
Foreign ownership requires particular care because this is landed housing, not a condominium. Thai law generally restricts direct land ownership by foreign individuals, subject to narrow statutory exceptions. A resale listing marked freehold describes the title being sold to an eligible owner; it does not by itself establish that a foreign buyer can register the land directly in their own name. The building and the land therefore need to be analysed separately before any deposit is paid. The project's public materials do not set out a universal foreign-buyer structure, so the legal route depends on the selected property and buyer circumstances.
A resale inspection should go beyond counting bedrooms and checking the headline floor area. Roof and waterproofing condition, signs of moisture, air-conditioning systems, pumps, electrical alterations, extensions, plot boundaries and consistency between the actual layout and registered documents all deserve attention. Houses with private pools or major owner modifications add another layer of equipment and workmanship to assess. These differences feed directly into post-purchase costs and help explain why two houses that look similar in a project search can reasonably command very different prices.
Taken as a whole, Setthasiri Pattanakarn works best as an established family estate with real resale depth rather than as a packaged investment scheme. Its appeal is tangible: larger homes, private plots, communal facilities and useful road access across eastern Bangkok. Its compromises are equally tangible. Daily life is more car-dependent than in a transit-oriented condo, older resale homes can require technical or renovation work, and foreign buyers face a land-ownership question that cannot be solved by a project brochure. If those points fit the buyer's situation, the next step is to compare actual houses on plot quality, condition, title documents and price rather than choosing purely by house-model name.
