The 281 sqm Serene and 325 sqm Haven designs were conceived as full family houses with multiple living areas, staff space and substantial parking. Resale homes now show altered measurements and bedroom counts, so registered plans matter more than the agent headline.

Road-led urban access

Nawamin 111 and Yothin Pattana 3 connect efficiently toward Pradit Manutham Road and the Chalong Rat Expressway. This works well for a driving household but is less compelling for someone whose priority is a walkable, rail-first daily routine.

Resale diligence is central

After more than a decade of occupancy, pricing, plot sizes and house condition vary widely. A building survey, title review, extension check, common-fee confirmation and seller-liability check are more important than the original Sansiri brochure.

The scheme was completed in 2012 and is consistently documented as a 60-home development. That makes the buying question very different from an off-plan suburban launch: construction risk has disappeared, while the physical condition of the individual house, the land title, maintenance history and quality of the common areas now matter much more.

Project identity is unusually clear for a development of this age. Home.co.th names Sansiri Public Company Limited as the project owner, gives the Nawamin 111 address, records approximately 15 rai of project land and states 60 homes. FazWaz and other major project databases repeat the same core information, and Sansiri still retains an archived Narasiri Hideaway page. There is therefore no need to infer the developer from a similar company name or marketing reference.

The original house range was relatively simple. Serene was designed as a 281 sqm, four-bedroom, five-bathroom home with two parking spaces. Haven was larger at 325 sqm with five bedrooms, six bathrooms and three parking spaces. Historical Thai project material also describes family lounges, a formal living room, dining space, a Thai kitchen and staff accommodation. Both original designs were three storeys. Resale listings now show houses at 330, 350 and even 395 sqm, sometimes with a different bedroom count. Those should be treated as individual resale configurations, extensions or agent measurements rather than evidence of new original house types.

Home.co.th places the original plot range at roughly 50–60 square wah. Current resale inventory includes houses around 52–53 square wah as well as materially larger plots. That spread is not surprising after more than a decade of ownership, alteration and resale, but it does mean that plot size cannot be generalised from one listing. The title deed, surveyed boundary and status of any extensions should be checked for each property rather than relying on the project’s original brochure range.

Public resale inventory checked on 13 September 2026 starts at around THB 13.2M on aggregated portals. A cleaner, individually dated listing published on 11 August 2026 asks THB 14M for a four-bedroom house on roughly 53 square wah, while other advertised homes range substantially higher, into the mid- and high-THB 20M range. The gap is not necessarily a pricing anomaly. Plot size, renovation level, furniture, internal position, extensions and seller motivation can create a wide spread inside a mature low-density estate.

The THB 15.99M figure still displayed on Home.co.th should be read as historical project pricing, not a current Sansiri offer. The same page marks the scheme as closed for primary sales. Narasiri Hideaway is now a resale market in which each owner sets their own asking price. A buyer should therefore avoid comparing today’s house against the old launch number as though it were a current developer benchmark.

Common facilities are stronger than in many small Bangkok housing estates. Clubhouse, swimming pool, gym, parking, 24-hour security, CCTV, controlled access and landscaped communal areas recur across multiple project sources. Some aggregator pages publish much longer facility lists, but those lists are not fully consistent between platforms. We have kept the register to the amenities that are repeatedly supported rather than importing every automatically generated item.

For a 2012 estate, condition matters more than the amenity label. A swimming pool appearing in every project database does not tell the buyer how well it is maintained today; the same applies to the clubhouse, road surfaces, drainage, lighting and security operation. A sensible viewing should include the common areas, ideally at more than one time of day, together with a request for estate rules, current common charges and confirmation that the seller has no outstanding liabilities.

Common fees are one area where the public data is not reliable enough to publish as a firm project fact. PropertyHub shows a rate of 70 baht, but different versions of the same page conflict on whether the denominator is square wah or square metre. Without an official invoice or current estate rule, converting that into an annual ownership cost would create false precision. The buyer should obtain the actual fee schedule for the selected house and verify arrears directly.

The location is a meaningful part of the project’s continuing appeal. Narasiri Hideaway sits off Nawamin 111, with access through Yothin Pattana 3 and convenient road connections toward Pradit Manutham Road and the Chalong Rat Expressway. This is an urban, car-oriented part of Bangkok rather than a distant peripheral suburb. Historical project information lists Crystal Park, Crystal Design Center, supermarkets, schools and hospitals within the wider catchment, although real travel times vary heavily with Bangkok traffic.

That same location can be a drawback for a household expecting a car-free routine. The estate is tucked into a network of local streets, and day-to-day movement is built around driving. Rail coverage in the wider north-eastern Bangkok area has improved over time, but the practical appeal of a large three-storey detached house here still assumes private transport. Families commuting to a particular international school or central office should test their actual weekday route at peak time rather than relying on map distance.

Foreign ownership is the main legal constraint. These are landed houses, not condominium units. Thai government guidance states that foreign land ownership is generally restricted, with only narrow statutory exceptions subject to specific conditions. A resale advertisement marked 'freehold' is therefore not evidence that a foreign citizen can automatically register both the house and plot in their own name. The buyer needs to verify the title deed, registered landowner, encumbrances, building ownership and the lawful acquisition structure for their circumstances.

Age is both an advantage and a cost factor. Because the estate has operated for more than a decade, a buyer can see how the landscaping matured, how neighbouring houses are maintained and whether the original planning still feels comfortable. At the same time, technical due diligence becomes essential. Roofs, waterproofing, electrical systems, water pumps, air-conditioning, windows, drainage and evidence of past leakage or extensions deserve a proper inspection before the interior finish influences the decision.

Narasiri Hideaway is best understood as a family-oriented urban resale estate with a recognised developer and unusually generous internal areas by current Bangkok standards. It is not a fresh Sansiri investment launch. Every secondary-market home is now its own case: one may remain close to the original Serene plan, another may have been extended, and another may carry a substantial premium for interior work or a larger plot. Brand reputation is useful context, but it cannot replace house-level diligence.

The trade-off against newer Ekkamai–Ramintra housing projects is straightforward. Narasiri Hideaway can offer a mature environment, substantial floor area and a lower entry point than some new luxury launches, but the buyer inherits the realities of an older building and older common infrastructure. Newer homes cost more but usually involve fewer age-related unknowns. Here, the resale discount becomes attractive only after the technical survey, title review and ongoing-cost picture all make sense.

Ownership format

These are detached houses with land, not condominium units. A foreign buyer should not assume that the plot can simply be registered in their own name: Thai law generally restricts foreign land ownership and allows it only in narrow statutory circumstances. The title deed, ownership of the building and the lawful acquisition structure must be checked for the specific house; nominee-company workarounds should not be treated as a normal ownership route.
