The estate was completed in June 2017 and contains 36 homes, so today's buyer is dealing primarily with resale stock. That changes the due-diligence process. The actual house matters more than the project name: plot size, renovations, pool condition, furniture, maintenance history and title documents can all vary from one villa to another. The upside is that the asset already exists and can be inspected before purchase; the downside is that one listing should never be treated as a specification sheet for the whole estate.
The project is a low-density residential community centred on detached homes, private outdoor space and swimming pools. Local agencies consistently describe the architecture as Thai-Bali inspired, with broad rooflines, shaded terraces and living areas organised around the pool and garden. A communal swimming pool and 24-hour security are repeatedly listed at project level, while current property advertisements also mention CCTV and an on-site restaurant or cafe. The practical identity of Siam Lake View is therefore very different from a Pattaya beachfront condominium: it is a suburban house product aimed at buyers who want land, privacy and more living space.

There is no verified public developer schedule showing a fixed set of house types. Current resale and rental stock demonstrates substantial variation even among homes with the same bedroom count. One three-bedroom house currently offered for THB 9.5M has about 200 sqm of living space on a 397 sqm plot. Other three-bedroom examples within the estate show 240 to 320 sqm of internal space and materially larger plots. Specialist project profiles also report larger five- and six-bedroom houses. The useful conclusion is not that Siam Lake View has a neat four-model product range; it is that buyers should start with the specific villa, then verify its measurements, title, alterations and condition.
As of 22 September 2026, the lowest sale price found in current listings is THB 9.5M for a three-bedroom resale house. Another recent listing is around THB 10M, and rental asking prices vary considerably across the available homes. These numbers are market snapshots rather than a project price list. In a mature villa estate, value is driven by the individual plot, the quality of refurbishment, the pool and garden, furniture, position within the estate and the legal structure of the sale. Two houses with three bedrooms can therefore justify very different prices. Buyers comparing options should look beyond the headline asking price and build a side-by-side view of land, house size, condition, included items and expected maintenance.
The location is one of the main reasons the estate continues to appear in both rental and resale inventories. Multiple local sources place it beside or immediately around Mabprachan Reservoir, with access from the Siam Country Club road side. East Pattaya has a different rhythm from the dense coastal strip: more detached housing, more greenery and easier access to the inland road network. Current listings repeatedly point to international schools, golf courses, supermarkets and major roads as part of the surrounding catchment. This works well for a household that drives. It is less compelling for someone whose priority is to walk from home to the beach, a shopping mall or central Pattaya nightlife.
There is one geography issue worth recording carefully. Major property portals classify Siam Lake View under Nong Prue, while the OpenStreetMap residential object surfaced through Mapcarta is labelled as being in Pong. The mapped object itself is not in doubt: its centre is around 12.9194, 100.9603, and local agency map pins cluster in the same place. The disagreement is about the administrative subdistrict label, not the physical estate. For a buyer-facing page, the safest description is therefore the Mabprachan Reservoir area of Bang Lamung, Chon Buri, with coordinates, rather than presenting Nong Prue or Pong as an unquestionable boundary fact.
The developer is another genuine information gap. DDproperty leaves the developer field as N/A. One syndicated project page attributes Siam Lake View to 124 Privacy Condominium, but that attribution is not corroborated by the other independent sources reviewed and has therefore not been used as a verified fact. Thai corporate records also contain a company named Siam Lake View Company Limited, incorporated in Chon Buri in 2003 and dissolved in 2020, yet no public document found during this research connects that company directly to the estate. For a completed 2017 project, this does not prevent a useful project page, but it does mean provenance should be established from the selected property's documents rather than from an assumed brand history.
Foreign-buyer due diligence is especially important because this is landed property. Thai government guidance makes clear that foreigners generally cannot own land directly except under narrow statutory exceptions. Current Siam Lake View listings use different ownership descriptions at property level, including Thai-name and company-held structures, but those are characteristics of individual resale assets, not a verified project-wide model. The page should therefore avoid promising a universal route to ownership. Before a material deposit is paid, the buyer needs to see the land title, the registered owner, the legal status of the building, the seller named in the contract and a lawful structure appropriate to that buyer's circumstances.
For owner-occupiers, the appeal is straightforward: a detached home, private pool, garden and a quieter East Pattaya setting. The trade-off is the responsibility that comes with a house. Pool equipment, pumps, water storage, air-conditioning, roofing, drainage and landscaping are not abstract maintenance items; they become part of the owner's running budget. In a resale estate, two neighbouring homes can have very different maintenance histories, so a professional inspection has more value than relying on the apparent age of the project. A villa that has been properly maintained may be a materially better purchase than a cosmetically renovated house with deferred engineering work.
The same logic applies to rental investment. Siam Lake View has visible long-term rental activity, which is useful evidence that tenants do consider the estate. It is not evidence of a guaranteed yield. An investor should underwrite the exact villa using the realistic rent for that house, vacancy assumptions, agent or management costs, pool and garden upkeep, repairs and the legal structure of ownership. No verified project-level guaranteed-rental programme was found, and that is not unusual for an established resale community. The investment case, if there is one, sits at property level rather than in a marketing promise attached to the estate name.
A viewing should therefore separate estate-level qualities from villa-level qualities. Security, the communal pool and the general access roads are shared context. The private pool, furniture, appliances, reserve water tanks, pumps, garden condition, parking arrangement and internal fit-out belong to the individual house and can change significantly between listings. The same applies to recurring charges: no reliable, current project-wide common-fee figure was confirmed across the stronger sources reviewed. Any service charge or community fee should be checked against current invoices or the estate's management documents for the specific property before it is built into the purchase budget.
