That scale can suit buyers who do not want a very large estate, but a small community still needs a workable management budget, so the real operating costs matter more than the low unit count itself.

Two purchase paths

Current stock includes completed homes as well as listings described as 12-month made-to-order builds. That creates useful choice, but the two should be underwritten differently: an existing villa is inspected as built, while a new build is assessed through contract terms, specifications, milestones, timing and developer obligations.

Family-sized layouts

The published design range includes three- and five-bedroom homes, while current listings also show four-bedroom configurations. This is a house-led proposition for families, guests and dedicated work or hobby rooms rather than a substitute for a compact one- or two-bedroom city condominium.

Shared amenities

A communal pool, gym, sauna, work or meeting space, security and CCTV give the estate a genuine shared amenity layer. Private pools, furniture packages and smart-home equipment should still be checked house by house because current listings show different levels of inclusion.

Ownership needs structure

For a foreign buyer, the key issue is not the word freehold in a portal database but the legal separation between the villa and the land. A Chanote title, the landowner’s identity, any registered lease and the rights attached to the building need to be read together so that the buyer knows exactly what can be transferred, resold and inherited.

Madcha Nirvana is a small gated villa community on Pattaya’s eastern side, generally indexed under Huai Yai. The same development also appears as Baan Mae Villa 3 Madcha Nirvana in older project material and agency databases; the evidence points to an alias rather than a separate phase. A construction-company profile, major property portals and current listings consistently describe an 18-home scheme. That scale matters more than the usual boutique-project language. Eighteen houses create a materially different day-to-day environment from a large suburban estate, although low density alone does not guarantee privacy: the position of the selected plot, nearby roads and the occupancy of neighbouring homes still matter.

The developer is consistently identified as Madcha Land Development Co., Ltd across FazWaz, DDproperty, PropertyScout and other project databases. The scheme is marketed and traded as a pool-villa community, while the older Baan Mae Villa 3 material describes two-storey houses with a separate clubhouse. FazWaz shows an original design range of A, B and C layouts with three bedrooms and four bathrooms, plus a D layout with five bedrooms and six bathrooms. The resale market, however, currently contains three- and four-bedroom houses as well. Buyers should not assume that every listing maps neatly onto the original A–D catalogue; some homes may have been customised, altered or simply categorised differently by agents.

There are two layers to the construction status. DDproperty, PropertyScout and several other databases record the development as completed in 2023, commonly giving September 2023 as the completion date. At the same time, FazWaz and listings using its project data still describe some available homes as made to order with a 12-month build period. Those statements can coexist if the estate infrastructure and initial houses were finished while some plots or houses continued to be sold for construction after purchase. The distinction changes the due-diligence job. A completed resale can be inspected as it stands; a made-to-order house requires a tighter review of specifications, milestones, delivery timing, remedies for delay and exactly what must be finished before the final payment is released.

As of 9 September 2026, the lowest live asking price found is THB 15.4M for a four-bedroom villa described as a 12-month made-to-order purchase. Other current offers sit around THB 16.5M to THB 16.9M and include homes presented as completed or resale stock. These figures are not a single developer price list. They relate to homes with different internal areas, plots, fit-outs and conditions. One current listing gives 257.6 sqm of internal space, while other active stock shows 300 sqm, roughly 342 sqm and 387.9 sqm. The available public data is not strong enough to assign those areas confidently to the original A–D house types, so the safer approach is to treat each listing as an individual asset rather than infer a standard size table.

The common facilities are more substantial than a simple guarded street of houses. FazWaz lists a communal pool, gym, sauna, co-working or meeting space, 24-hour security and CCTV; the older Gecko project profile also refers to a clubhouse, shared pool, gym and sauna. Private pools and smart-home controls for lighting, air conditioning and automated gates recur throughout the project descriptions. Yet the specification is not perfectly standardised in current listings: one recent advertisement treats a pool as something that can still be added, while other villas already have one. A buyer should therefore obtain a room-by-room and equipment-by-equipment specification for the exact house, including what is included in the price, what is an optional package and what will remain after transfer.

The location is car-oriented. Address-based sources place the project on Chon Buri Rural Road 2034 in Huai Yai, Bang Lamung, and the map point published by Gecko is close to FazWaz’s street-view position. FazWaz places Ban Chak Ngaeo market at about 1.6 km and U-Tapao airport at roughly 28 km, while project descriptions repeatedly mention access toward Motorway 7. This makes sense for buyers who want a larger house, private outdoor space and a lower-density setting without leaving the wider Pattaya catchment. The trade-off is equally clear: the beach, major malls and central-city nightlife are not on the doorstep. A household that depends on walking for daily errands will experience the area very differently from one that is comfortable driving.

Ownership needs to be separated into the house and the land. A portal may label a villa or project as freehold, but that does not give a foreign individual unrestricted freehold title to Thai land. One current Madcha Nirvana listing states that a foreign national may own the villa structure while the land is in Thai ownership and identifies a Chanote land title. Thailand’s government information portal confirms the general restriction on foreign land ownership and the use of registered long leases, commonly up to 30 years, as one lawful route for land use. The practical due-diligence question is therefore not a marketing-level freehold-versus-leasehold label. It is who owns the land, what right the buyer receives over the building, how any lease is registered, and what the actual land title says.

The project is documented well enough to analyse, but the quality of aggregation varies sharply by source. Hipflat is the clearest example: different versions of its project page have shown 24, 30, 31 or 33 units, while FazWaz, DDproperty, PropertyScout, the Baan Mae Villa 3 construction profile and multiple live listings consistently return to 18 homes. Until a primary document says otherwise, 18 is the more defensible project count and the Hipflat numbers should be treated as feed noise. Geography has a smaller but still relevant inconsistency: structured addresses place the project in Huai Yai, while recycled marketing copy on several portals says Pong Subdistrict. For a transaction, the land title and cadastral address of the selected property should settle that issue rather than a portal description.

Ownership format

As a general rule, a foreign buyer cannot hold the underlying land in personal freehold ownership in Thailand. The building may be owned separately while land use is commonly structured through a registered long-term lease of up to 30 years; the selected villa requires a check of the landowner, lease terms and the Chanote title deed.

Current listings include three- and four-bedroom villas with internal areas ranging roughly from 257.6 to 387.9 sqm, but the adverts do not reliably map those sizes to the original A–D types. The cards therefore show only the confirmed project typology; the selected home’s actual area and configuration should be checked against its own plan and documents.
